3 Guesthouses with privacy and great views. Great for couples, or larger groups!

Freshly built, Outlot 201 Guest Houses offer relaxing hill country views less than five minutes from Fredericksburg's historic Main Street. Nestled in a grove of trees, the guest houses are the perfect place to retreat in a refined, yet relaxed, setting.

Smith House at Outlot 201 features two bedrooms, each with a comfy, king size pencil post bed with luxury linens and plenty of pillows. The bedrooms are also equipped with DOHM White Noise Machines, for those who are serious about their sleep! The bathroom is spacious and brightly lit, with a double vanity and large walk-in shower which includes a relaxing rain shower overhead. The bath includes a toilet closet for additional privacy.

You’ll find the separate living area a comfortable place to relax, with a flat screen television and free flowing Wi-Fi. The area also includes a small dining table and well-equipped (armoire) butler's pantry, with a microwave, refrigerator, sink, and electric tea kettle, as well as a Bunn coffee maker to brew locally roasted coffees from our friends at Ranch Road Roasters.

Upon arrival, you're pantry will be stocked with homemade banana nut breads as well as yummy granola, fresh fruit, yogurt, milk, juice and bottled water. You'll also find plenty of coffee and tea on hand.

Out the back door, you'll find a spacious outdoor living space overlooking the pasture, with our horse and sheep grazing in the distance. French doors lead to a charming alcove with a table perfect for dining or late night card games. Just down the steps, you'll find a clean-burning fire pit surrounded by cozy chairs on the patio -- the perfect spot after a long day of shopping or wine tasting!

Smith House has everything you need to make your stay comfortable, including Roam toiletries, a hair dryer, iron and ironing board.

If you're interested in booking more than one house and would like to expedite the booking process, please feel free to contact the owner directly so we can block the houses for you and arrange for one payment to save you time.

We welcome children, with the simple request that they don't roam too far from your sight. We are not able to allow pets due to the livestock and other animals on the property. And lastly, Outlot 201 is a non-smoking property and we very much appreciate your support of our commitment to a smoke-free environment for our guests.

About Darla + Mike Smith

We are Mike and Darla Smith, and we live nearby in the property's 50's farm house. Both of our families live in and around Fredericksburg, and we feel incredibly blessed to call this place home! We have four children -- three grown kids and a fun little four year old who has been a champ as we've built these guest houses!

Why Darla + Mike Smith chose Fredericksburg

Mike bought the property in 1999 from the Pfiester family, who were one of the original German families to settle Fredericksburg. As families arrived to the area in the mid-1800s, the German Emigration Company gave them a "townlot" and an "outlot" (just outside of town) which they could farm. As you've probably guessed, our property was Outlot 201. Mike was lured by the property's tranquil setting and convenient access to town. He also loved that the property was still surrounded by other member's the Pfiester family.

In January 2010, we were married; and that December, we welcomed our young son, Parker (Darla's maiden name). Though Darla had a charming 1920's cottage in town, there was no question that this was going to be our home -- we both loved it so much.

When we decided to add the guest houses, we knew we wanted to celebrate all of the families who've enjoyed living on Outlot 201 through the years. So, each house has been named accordingly -- Pfiester, Smith and Parker!

What makes this cottage unique

Every day, we feel thankful to live in Fredericksburg. It truly is a charmed life, and we know we are blessed to call this place home. Over the years, we've loved sharing our home with family and friends, largely because the property offers such a pretty pastoral setting. We love how we feel a world away from it all -- yet we can hit the bank, the post office AND pick up a gallon of milk, then be back home in 20 minutes :-)! We felt visitors to the guest houses would really appreciate having the best of both worlds as well -- a quiet, country setting just minutes away from all Fredericksburg has to offer.

THE PERFECT FARMHOUSE EXPERIENCE!

This property is perfect. The Owners have thought of everything! Banana nut bread, yogurt, home-made granola, fresh fruit, fresh sunflowers, water, coffee, orange juice. Decorated with such thought and as clean as any property I've ever visited. From the front window you see longhorn cows and from the back window a herd of sheep. So peaceful. My best friend and I visited Fredericksberg to get out of the busy Dallas life and to enjoy the wonderful food and shopping offered there. The property is located 2-1/2 miles from Main Street and is the perfect place to land after a day of shopping. This would be a perfect place for a family gathering, a girls' weekend ~ we stayed in the two bedroom. The one bedroom cottages (2 of them) are beautiful too. Each cottage has an armoire that has a small refrigerator, a sink, coffee maker, microwave, and dishes. We loved our stay and will definitely stay again! You can't go wrong with this one!

I fell in love with this cottage

My family came into town for a little getaway and couldn't have been happier. The place is gorgeous, beautifully decorated with personal touches - banana bread was a hit! The land is so peaceful yet so close to the downtown area. Darla had wonderful suggestions where to go for "kid friendly" restaurants and wineries. I would love to come back when it cools down to take advantage of the fire-pit and the gorgeous back deck. Thank you for being such a gracious host!

Awesome!!

We had a wonderful long weekend visiting with our adult son and his wife! The property is absolutely adorable, very comfortable, and great place to relax and unwind! Just far enough away from town to feel that you are miles away in the country! We spent many hours enjoying the outdoor patio area and watching the grass grow! We will return!!

Great Stay in Fredericksburg !

We thoroughly enjoyed our two night stay at the Farmhouse - Very clean comfortable, thoughtfully decorated and a little off the beaten path. We also really appreciated Darla’s hospitality (delicious banana bread, fresh peaches, and coffee from Ranch Road Roasters, and fridge was stocked with yogurt, orange juice and milk) and winery and restaurant recommendations.

Comfy, thoughtfully designed farmhouse retreat

We had a wonderful weekend stay at this lovely and very thoughtfully designed farmhouse. It is located on a quiet road which has a great country feel but is just a quick zip from town. The beds are comfy and there is a large bathroom. Details from the homemade banana bread and fruit to the multiple outside seating options make it a serene retreat. We will definitely return.

We can not confirm a reservation until payment is received. Two Night Minimum stay required on weekends & holidays.

All rates subject to 13.00% state and local hotel tax.

In the unlikely event that damages occur in a room, the guest will be responsible for the repair or replacement of any breakage, loss or damage to the property and furnishings and will have to pay before departure or we reserve the right to charge this to your credit/debit card. Additionally, guests leaving a guesthouse overtly dirty will be charged an additional cleaning fee of $50.00 upon check out.
