Welcome to our Sunshine Oasis Nestled in the heart of Scottsdale, this spacious 4-bedroom, 2-bathroom home is designed for relaxation and fun, comfortably accommodating up to 12 guests. Our home is centrally located with easy access to Old Town Scottsdale (5 mins), downtown Phoenix (15 min), & a quick 10-min drive to the Airport. Whether you`re gathering with family, friends, or here for a special occasion, our home offers the perfect base for all your activities.
Our beautiful, resort style backyard provides you with everything you need from our HEATED pool, mini-golf, connect4, dining set, grill, & our comfortable outdoor seating for you to enjoy a fun, relaxing stay!
Inside, you`ll find a modern, spacious home with new furniture that`s designed for comfort and relaxation. Our home is laid out perfectly for up to 12 guests, with a total of 4 bedrooms that offers plenty of space and privacy for everyone. Our home is both friend, family, & workspace friendly.
Accommodations include a master bedroom with a luxurious king-sized bed, a guest bedroom with two cozy twin beds, another guest bedroom with a welcoming queen bed, a fourth bonus room outfitted with 2 twin beds & a pull-out couch. There is an additional pull-out couch in the living room, plus the option for a full airbed with extra bedding available.
Features and amenities of the home include a private heated pool for your enjoyment, mini golf, connect 4, foosball, darts and a propane grill for cooking up a feast (note: propane not provided).
The pool can be heated with at least a 72 hour notice. There is a $50 per day heating cost.

HOUSE RULES
1. Booking, ID, and security
Bookings must be made under an accurate profile. Platforms may require ID verification or screening, which must be completed to maintain the reservation.
Any damage, rule violations, or extra fees may be processed through the platform’s Resolution Center.
2. Guests, occupancy, and visitors
Only the number of guests and pets listed on your reservation are allowed unless you receive written approval beforehand. Fee: $100 per undeclared/unauthorized guest per night. You may not stay past your reserved dates. Overstays are subject to additional nightly charges and any costs caused by rescheduling cleaners or incoming guests.
3. Parties, events, and noise
No parties, events, DJs, or commercial activity without written approval.
Quiet hours: 10:00pm–8:00am
No amplified outdoor sound at any time.
Violation = $1,000 party fee + possible removal.
4. Smoking, vaping, incense, drugs
No smoking or vaping anywhere on the property (inside or outside).
No incense, sage, or smoke-producing items indoors.
Indoor smoke odor or smoking evidence triggers minimum $1,000 remediation plus deep cleaning and linen replacement.
Illegal drugs may result in removal.
5. Pets & service animals
Pets must be pre-approved; max 5 pets.
Pet fees per pet per 30-day period:
• 1–6 nights = $50
• 7–25 nights = $100
• 26–30 nights = $250 (resets day 31)
Unauthorized pet = $500 per pet + pet cleaning + damages.
Pet requirements:
– No pets on beds/furniture
– No pee pads inside
– No unattended pets unless kenneled
– Clean waste immediately
– Excessive shedding/mess may incur extra cleaning
Airbnb service animals allowed. Misrepresentation is prohibited.
6. Pool & Spa Use and Heating
– Pool heat is $75 per day. For stays of 7+ nights, contact us for longer-term heating options.
– Pool heat must be requested at least 72 hours before check-in
– Do not tamper with pool equipment (pump, heater, vacuum, etc.). Any damage or service calls caused by tampering will be charged to you.
– During colder months, please cover the pool when not in use to help retain heat.
– The pool is serviced every Thursday; the technician may briefly enter the yard.
– Weather and storms can affect pool usability; no refunds are given for weather-related closures or limitations.
– Heating performance depends heavily on outdoor temperatures. We can turn the heater on when purchased, but specific water temperatures cannot be guaranteed and refunds will not be given if the water does not reach your preferred temperature.
SAFETY & GENERAL USE
– No glass in or within 10 feet of pool or hot tub
– No animals in the pool or hot tub
– No diving, running, or horseplay
– Children must be actively supervised at all times
– Toddlers must wear swim diapers
– Do not open or alter pool equipment, automation panels, valves, or breakers
– Do not remove the pool vacuum
– Pool is serviced weekly; storms may cause debris between visits
IMPORTANT — REFUNDS & LIMITATIONS
• Weather-related limitations do not qualify for a refund
• Pool/spa temperatures are never guaranteed
• Issues must be reported during the stay to be evaluated
• Refunds are not considered for issues reported at checkout or after departure
7. HVAC, thermostat, and doors/windows
Set AC between 70–75°F.
Do not set below 71°F.
Do not operate AC with doors or windows open.
AC freezing or damage caused by misuse = emergency service + full repair cost.
If icing occurs: turn system OFF, fan ON, message us.
8. Cameras, sensors, Wi-Fi equipment
Exterior cameras and/or non-recording noise sensors may be present.
Never inside living, sleeping, or bathing areas.
Do NOT unplug, cover, move, or tamper with:
– Cameras
– Router/modem
– Wi-Fi extenders
– Smart devices
– Pool/hot tub equipment
Tampering fee: $1,000 + restoration costs.
9. Check-In, Check-Out, Early and Late
Standard check-in is 4:00 pm and standard check-out is 11:00 am.
Late check-out:
– Must be requested at least 24 hours before your checkout time.
– Fee is $50 per hour, subject to approval and availability.
– Unauthorized late check-outs or missed check-outs may incur an additional charge equal to the original cleaning fee on top of the hourly late fee, to cover last-minute rescheduling and rush cleaning.
Early check-in:
– Must be requested at booking or as early as possible.
– 3:00 pm early check-in is $50 if available.
– Earlier than 3:00 pm is $25 per hour and subject to availability.
If you arrive early without written approval, you may have to wait until standard check-in time.
10. Cleaning, excess mess
Leave the home in normal condition. Excess mess (glitter, confetti, heavy makeup stains, wax, dye, spills, pet mess, etc.) results in extra cleaning charges.
11. Damage reporting & arrival issues
Unreported issues cannot be validated after checkout.
We may need up to 24 hours to dispatch maintenance depending on vendor availability.
12. Plumbing & drains
Toilet paper only.
No wipes, feminine products, paper towels, hair, grease, food, or other items in toilets/drains.
Misuse requiring a plumber = plumber invoice + $200 trip fee.
13. Deliveries & mail
Do not send packages before arrival.
Deliveries during stay are at guest’s risk; we are not responsible for lost or misdelivered packages.
14. Long-term stays
Stays 28+ nights may require:
• A mid-stay cleaning every 30 days (same rate as initial clean)
• Additional checkout cleaning depending on condition
15. Inventory, blinds, and missing items
Home is fully inventoried. Missing or damaged items will be billed at replacement cost.
Blinds are fragile — repair/replacement will be billed.
16. Propane, grill, outdoor fireplace
Propane and charcoal are not guaranteed between guests.
You may refill/exchange as needed during your stay.
Follow posted instructions.
17. Outdoor furniture & umbrellas
Close and strap umbrellas when not in use or if windy.
Lift furniture — do not drag.
Return outdoor items to original positions.
18. Parking
Park only in designated areas.
Do not block driveways, sidewalks, or neighbors.
19. Respectful communication
Professional, respectful communication is required from both guests and staff. Threatening, abusive, or hostile behavior toward neighbors or our team may result in immediate removal from the property without refund.
