Our PicadillyPalace is a Licensed 4 Bedroom, 2 Bath, air-conditioned spacious Florida rental home featuring a private screened-in lanai, elegantly tiled & heated large 28-foot pool with panoramic views of a beautiful & serene woodland conservation.
The Master Bedroom Suite has a king-size bed, cable LED, DVD/VCR, an adjoining private sitting area, and a private attached bathroom with a separate tub, shower & double sinks.
The 2nd Bedroom has a queen-size bed & cable LED TV
The 3rd & 4th bedrooms each have two twin beds, cable LED TV, DVD/VCR.
Bedrooms are fully furnished with ample closet space.
A crib, high chair, & 4 strollers are available for the little one - free for your use
The house has spacious living areas including the main living room with comfortable seating, tables, lamps, & an entertainment center featuring a 55" LED TV & DVD/VHS; breakfast area (seats six + 2 at the counter); formal dining room (seats six); a utility room with washer/dryer; & a fully equipped kitchen

[Rental Agreement]
You must agree to our rental agreement and comply with the terms. Renters failing to comply may be asked to vacate the property and are expected to do so immediately upon request, forfeiting all money paid.
[NO Smoking]
No Smoking of any kind including tobacco and vapor products. For the safety and comfort of both present and future renters, bookings will only be accepted if it is agreed that there will be no smoking of any kind in the home or on the pool deck or in the garage. No exceptions will be made. Guests found to have smoked in the home will be charged an additional $500 to deep clean the home. Smoking is allowed on the front patio with the doors to the home closed. Smoking is also allowed outside the screened-in pool deck on the grassy hill as one walks toward the conservation area. All cigarette butts must be picked up and disposed of properly and not left on the property.
[Accommodation]
This property is fully licensed for short-term rental in Florida. Everyone occupying the property must be listed on this Rental Agreement including small children. This is Florida state law and must be adhered to. The accommodation cannot be shared, assigned or sub-let and only the persons shown on this Rental Agreement are permitted to stay in the property. No pets are permitted. Persons under 21 years of age are not acceptable unless accompanied by parents or at least one responsible adult of at least 21 years of age who has signed this Rental Agreement as the renter. The Owners or owner’s Management Company reserves the right to refuse admittance if this condition is not met. 8 people, maximum, regardless of age are allowed to be in the home. Sleeping arrangements are for 2 people in each of 4 bedrooms. No one is allowed in the home or on the property that is not listed on the rental agreement. No gatherings of any kind are allowed in the house or on the property. You will be evicted if you violate this condition.
[Computer and Internet]
A computer and internet connection is provided for guests' use. Please note that this service is provided free to guests. The owners will use their best endeavors to ensure that the service is available for use, but cannot be held responsible for any failures, or non-availability, of communication lines, hardware, or software. Technical support is not provided by the management company under any circumstances. Malfunction of any computer equipment or network is not grounds for a refund.
[Pool Heat]
In the event that weather conditions fall below 50° Fahrenheit, the pool’s heat pump used for heating may automatically shut off to prevent damage to the unit. We find it unreasonable to expect that the pool’s heat pump will maintain a comfortable swimming temperature while the outside ambient temperature is below 50 (fifty) degrees Fahrenheit. In colder seasons, the renter agrees to cover the pool each night with the pool blanket so as to conserve pool heat (if the blanket is on the deck and still being used)
[Insurance]
We expect that all members of your party be covered by travel insurance which carries adequate protection against delays and cancellations and has adequate medical insurance for the USA and for your luggage and personal belongings. This you will need to arrange and purchase for yourselves through a reputable insurance company. In the unlikely event of a burglary, you must have adequate insurance to cover your personal belongings. Our insurance only covers our home and our contents. We strongly recommend that you take out Trip Insurance Coverage to protect against cancellation. Cancellation for most reasons beyond your control will be covered by your travel insurance. Cancellation due to financial reasons or simply 'no longer wishing travel' is usually not covered.
[Liability]
The owners, owner’s Management Company or its contractors, accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of accommodations, all equipment provided and all amenities, including the pool, is used entirely at the renter’s own risk. You use the pool and the pool deck at your own risk. Glass is not permitted within the pool area. Children must be supervised at all times, by responsible adults, particularly when using the swimming pool or while on the swimming pool deck. Smoking is not permitted while inside the home at any time. The Owners, owner’s Management Company or its contractors, cannot accept any liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial disputes, failure of any equipment within the villa/home, or any events which are outside our control, including any Force Majeure.
[Issues of Concern & Reviews in the Public Domain & the VRBO website]
A 5-star review is critical for owners & renters. Negative reviews and anything less than a 5 Star review denigrates the renter & impacts the owner financially. We both agree to leave only a 5 Star review for the other in the public domain & the VRBO website or leave no review at all. We agree to resolve issues between ourselves and not to air them publicly or in any online posting.
