Lovely pond front cottage located in the 'Old Cape Cod' town of Cotuit. Walking distance to all the village activities, post office, church, library, town landing, ball games, golf, swimming. Situated very close to village center but located on 3 private acres for nature lovers and children's safety.

The property has been tastefully landscaped with beautiful trees, azaleas, rhododendrons, mountain laurel and species to attract birds and wildlife.

The cottage has two bedrooms, large living/dining area, fully equipped kitchen, enclosed porch facing Lewis Pond for magnificent sunsets, outside shower and a patio for grilling and sunning.

About B. Sonderegger

I have been coming to Cotuit since 1946. My parents purchased the property in 1947 and it has been a family retreat for these many years. I met my husband on the beach in Cotuit in 1947 and now live summers in the home he shared with his parents. We all had a love affair with Cotuit which continues to this day.

The property is almost 3 acres and extremely private with exceptional views and proximity to Lewis Pond. Although there is complete privacy. you are extremely close to the village amenities, all within walking distance.

What makes this cottage unique

This has been our family cottage since the late 40s. Two generations have loved and maintained it. Third and fourth generations hopefully will delight in the charm of small town friendliness and activities. Cotuit retains the charm of earlier years and has not succumbed to fast food venues and glitz. It is true Cape Cod with tree lined streets, sea captain's homes with their charming widow's walks, bicycle paths, and safe walking trails.

A simple cottage in shade of pines, firs and oaks.

We have enjoyed our stay at this property. The beautiful wooded, private yard is quiet, cool and relaxing. Our two grandchildren, 4 and 6 years old, liked to watch the wild turkeys, play hide and seek, and build "animal traps" and "hiding places" out of dry branches.

We slept on the enclosed porch, falling asleep to the rustle of the trees and waking up to the sounds of birds.

We've been vacationing at Cape Cod for the past 5 years, every year staying at a different place. The local beaches didn't impress us. We found the beach on John's lake (Back Road, Mashpee) more suitable for small children. The beach wasn't crowded, had clean water, sand, was surrounded by trees, had a new playground, a covered picnic area and rest rooms ($15 for non residents). The children improved their swimming skills!

a private nature preserve

What a beautiful time we all had this summer in this simple cottage that beckens back to the Old Cape Cod we knew forty years ago. The cottage is very well-equipped with everything you might need for cooking and the simple floor plan keeps the whole family together. We loved the privacy and nature that surrounded us as well as its proximity to town. It was lovely. There was plenty of wild life to watch and sleeping on the porch felt like sleeping under the stars. We are grateful for the special time we spent together and for the very kind property owner who hosted us.

Cotuit Cottage

We have really enjoyed our stay at this cottage. We have come back each year for close to 30 years. The cottage, the grounds and the pond are a private retreat on the Cape. Plenty of trees and shade, beautiful flowers a private winding drive up to the cottage. The town of Cotuit is a quiet and quaint treasure on the Cape. No traffic, no crowds and plenty of sites to see. The pond offers great recreation including boating, fishing and swimming. The bird life is amazing to watch. Turtles sunning on the logs and frogs croaking after dark add to the adventure. We enjoy the views at the town dock and the warm ocean temperatures on the south side of the cape. Great swimming and relaxing. Lots of back roads allow you to travel about many areas of the south side of the Cape while escaping the heavier traffic of the major Cape highways. Great shopping in Osterville right near by and excellent restaurants as well. The Cape Cod Summer baseball league has a team in Cotuit and a newly renovated Ball Field offers free viewing of the games. A memorable way to spend a summer vacation! A very walkable village with homes and flowers to enjoy. Downtown at the Kettle Ho you can have a great lobster roll any day of the week. The General Store in Cotuit is a great place for shopping. The store gets better and better each year we have been there!!

A generation of memories!

We've relaxed at the cottage every summer for almost 20 years. It's been a constant in our four childrens' lives for as long as they can remember. Some of our happiest moments have been spent on and around the pond, and the nearby beaches. The picture windows in the enclosed porch allow you to wake up to the morning sun and watch the moon and stars pass overhead at night. I hope you will feel as blessed as we have while at this retreat from the busy-ness of life.

Our Favorite Vacation Cottage!

We have been vacationing at this lovely cottage for the last 24 years. It’s a charming place and it offers so much. It is on a very private large lot with woods, gardens, tree covered shaded areas and a picturesque pond and a dock perfect for a canoe, paddle boat or kayak. Large back porch sitting area with all glass and screens view of the pond.

The pond is a kettle pond with excellent fishing. We have caught largemouth bass every year we have been there – also caught pickerel from time to time. Lots of turtles, occasional muskrat and two years ago we did see a river otter there!

The bird life on the pond is great as well. Some of the birds we have seen there regularly are Osprey which perch regularly in the high trees, Green Herons which often have a nest in low trees just off the pond, Night Herons, Kingfishers, and many song birds.

The cottage itself is in very good condition, very relaxing place to be – sunsets over the pond. Also easy walks to the town beaches, the town dock and the general store. We also love walking or driving over to the local ball field to watch the cape cod league Cotuit Kettleers play ball!! The town is quaint, quiet and a real oasis on the Cape.

The house is located on Lewis Pond with almost 3 acres of private grounds with lovely landscaping. The sunsets are breathtaking. Kayaks or canoes are perfect for wildlife viewing on the pond and the fishing is great. Cotuit is reminiscent of Old Cape Cod with lovely homes, tree lined streets, home grown 4th of July parade, (no glitz or fast food takeout), within walking distance are a 9 hole golf course, town boat landing, Kettleers ball field, post office, excellent library with special children's programs, kids' playground, General Store, nature preserves with walking trails, many leading to the ocean, and 3 excellent beaches. A shopping center is 10 minutes away.
