This 3000 sq foot home on the Rio Grande River is perfect for your large family or group. Sleeping up to 15 in beds. Space will never be an issue. Relax in the hot tub on the Rio Grande River with beautiful mountain views. Stroll out over the river on your private boardwalk. First bedroom has a king size bed, as well as, a twin bed with a flatscreen tv. Attached Master bathroom. Second bedroom has a King size bed and a flatscreen tv. Third bedroom has 2 queen/twin bunks and a flatscreen tv. A full bathroom is shared between bedroom 2 and 3. There is also a half bath. The upstairs loft offers 2 queen beds, pool table and sofa.Oversized 30' X 40' garage for winter and summer AtVs, Snowmobiles, Boats and of course your vehicles. No need to remove the two foot storm that dropped on your vehicle overnight.

The property sits right on the river and even my small grandchildren where able to cast their line (with string and a fake fish already attached) from the deck that sits over the river to "fish". The adults enjoyed actual fishing, playing cards, pool and dominos, the hot tub, and the fully stocked kitchen. It is large enough to accommodate 6 adults and 2 small children with room to spare. Extra's include the trash compactor and the wine cooler. The only things that needed attention was the dishwasher is not connected to the cabinet so every time we opened it fell forward and the spider webs on the wall in the living room and light fixtures.We enjoyed the Alder Ass Races. Wanted to raft the river, but water levels are low, so went to Pagosa Springs for sight seeing and lunch. Traveled up the Rio Grande National Forest were we caught a glimpse of a bear! The host quickly responded to our arrival and departure messages and we did not encounter any real issues- We would definitely stay there again!!!

We loved the new accessories and furniture this year. Definitely made it more warm and inviting. Still needs a good cleaning on the outside and windows and the dishwasher definitely needs to be attached to the counter. Would stay here again if available and affordable.

House was great, view was amazing, much bigger than expected and a great layout. Plenty of room for everyone! Right off the highway and very close to town. 2 ski rental shops within 5 minutes along with fuel and groceries, coffee shop, etc. Very convenient. Hot tub needs a little TLC but otherwise not one bad thing to say!

The host was very friendly and responsive. If anything came up they quickly addressed it.Overall the place was clean, organized, and nicely decorated. It had an old cabin feel and had some old cabin charm.There was spilled red sticky liquid at the bottom of the fridge when we arrived and the hot tub struggled to stay warm. One of the stair posts fell out and a chair was a quite wobbly.

This 3000 sq. foot home offers plenty of space for your family or group. From the Hot Tub to the awesome river views off the back deck this home has it all. Sleeps up to 15 people in beds.. Park your toys in the oversized four car garage. In the winter you will never have to worry about removing snow from your vehicle. Park in the garage and the driveway and roads will be plowed for your trip to the slopes by 8:00 AM. Experienced management team maintains property and are available 24/7 should any issues arise. Hot Tub is well maintained. Nothing to worry about except to sit back and enjoy your vacation!!!
