The original developers of this community had the vision to protect the ocean and environment, build green walls, bio-filtration septic gardens and keep it small with 50% common space, large community pool, trails and stairs to the beach (40) for privacy and pollution control.

We got to choose the best lot, so Villa Exotica is the place to be sitting right above the surf break and next to the stairs to the beach, it is private and secure, simple but elegant. We built the giant swimming pool around the existing landscape to protect the Giant Tree and beyond.

Location, location, location!!!
We were guests of the owners of this beautifully designed villa for a week away from our Ohio cold and snow. The private, gated community of 15 villas is secluded and luxurious. Winding cobblestone drives serve each property, lined with lush landscaping and every imaginable variety of native plants and flowers. The large community pool sits on a rocky coastal point under a giant, spreading custodial tree (hence the name Punta del Custodio).
This villa's bedrooms are on separate floors in one building, while the sprawling kitchen occupies the other. Ocean, surf, estuary and beach views are all seen from the large tiered outdoor patio (where we ate most of our meals). Luz Elena was on hand to prepare delicious authentic Mexican fare, do laundry and clean. She was a delightful part of our visit.
A kayak trip on the bird-laden estuary, a long stroll on our end of the pristine, uncrowded 12-mile beach (including a sunset baby turtle release), dinners in the nearby fishing village of Platanitos and day trips to San Blas and the waterfall at El Cora were all part of a spectacular experience which will provide us with many lasting fond memories.
An easy 2-hour drive north of Puerto Vallarta, your visit to Villa Exotica will be a dream vacation.
Wonderful vacation spot
This spot was absolutely wonderful for our family vacation. Good surf for the adults, and a safe and exciting beach for the kids. We stayed for ten days and I can't remember being bored even once. We took our 5 year old and 2 year old, and they had a great time -lots of adventures in the "jungle" right outside the door, swims in the estuary and beautiful pool, and boogie boarding in the waves. We can't wait to return.
Writer's Dream Spot
I traveled alone to Punta El Custodio and stayed at Villa Exoctica to do some writing. It was my second trip to the group of houses, so I knew what I was getting myself into. It was lovely and I would go back any time I could make the trip. I highly recommend it for all sorts of travelers. I could stay in this house for months.
One of the most incredible ocean front house sites on the Pacific Coast. Overlooks 18 kilometers of what most days is a deserted beach. Unlike most of the beaches in this part of Mexico, where the waves crash into the beach, the estuary that flows here creates a gradual drop, so body surfers and boogie boarders can play in the waves, with their feet able to touch the sand. The local surfers arrived almost daily, most likely trying to time the tides for the best waves.
Driving in from Platanitos beach, off the highway, one certainly questions the directions, as the road only has a few sections of cobble, and it winds through the trees and palms with no sign of anything resembling a resort. Until you get to the gate, and once inside, definitely a paradise community. Beautiful pool area out near the point, by the single, gigantic tree, that must be the point's namesake, El Custodio. From out at the point one can look both North toward San Blas, and on a clear day Punta Mita can be made out to the South. Great spot for sunset.
No obnoxious tourists here. If you want to get away and experience rural Mexico, with the comforts of a luxury resort, this is the place for you. Highly recommend.
We have stayed at Villa Exotica several times and every time we go back, we are still amazed at the awesome setting. It truly is a piece of paradise in the middle of nowhere! The pool is beautiful and the beach stunning without all of the usual tourist crowd and vendors you find in the bigger towns. We ALWAYS look forward to our next visit.

Will never ever forget first driving into this amazing small gated community....surrounded by plants and flowers which typify the extraordinary beauty of this region of Mexico....sense of peacefulness just washed over us. And then the view of the Pacific Ocean from Villa Exotica! and that amazing sound of the surf. What a wonderful getaway. We ate every meal on the patio enjoying the Pacific breezes, the sunshine, and the sunrise and sunset. We brought an inflatable sea kayak with us and loved numerous trips up the estuary between Exotica and Isla Tortuga...watching wild birds and even doing some fishing from the kayak.
The beach and ocean were a delight, from just sitting with a book to watching both beginner and experienced surfers tackle the surf break. Our bedroom was very comfortable and offered a panoromic view of the ocean and beach extending south....what a way to wake up. All facilities were good, kitchen offering lots of space for food prep and cooking, patio expansive and comfortable; and everything was in working order. We arranged for our dinner to be prepared for our arrival and were welcomed by the best chili rellenos we had ever tasted!
Though we spent most days joyously at the beach and house we did drive into San Blas for some shopping and sightseeing. We were able to also have a short visit with one of the folks at the sea turtle sanctuary next door to Punta el Custodio...this is where they gathered eggs are incubating, and if you are lucky you might be able to volunteer to release baby sea turtles into the ocean! We missed it but enjoyed learning more about these amazing creatures.
We shall return as the entire experience was fantastic.
