Overview

About the property

3 Bedrooms, 2 Bathrooms, Large Bonus TV Room, Panoramic Ocean Views (Sleeps 8)

Enjoy ocean views, gorgeous sunsets, and strolls to the nearby beaches. Our beach house is located 3 miles north of Bodega Bay in a quiet, friendly community called Carmet. It has 3 bedrooms, 2 bathrooms, a large kitchen, a living room with a wood burning stove, a newly added family room with bar and large flat screen TV perfect for watching Sunday football. It has both travertine and hardwood floors, a large deck and a huge yard. The new deck extends the length of the house and has a raised hot tub to soak in as you enjoy the sunset. The living room, dining room, and kitchen have large windows with ocean views. Walk in either direction for 3 to 5 minutes to enjoy two great beaches. A short drive to the town of Bodega provides excellent dining – Lucas Wharf and The Tides are two favorites. Wine tasting, horseback riding, golf, spa, and fishing are all minutes away. The quaint town of Occidental is only a 15-minute scenic drive away for antique and gift shopping. The amazing River's End restaurant in Jenner is a short 15 minute drive North. Nearby Goat Rock State Park at the mouth of Russian River is a great place for seal watching during the 'pupping season' and rock climbing as well. The house has 2 queen beds, 1 bunk bed with full size bed on the bottom and twin on top, and 1 twin bed, 3 color TVs, 2 DVD players, and a stereo. For families with children there are 2 pack-n-plays for babies, 2 booster seats, and lots of toys. Comfortably sleeps two families.

We want to share our home with families looking to spend quiet time at the beach together. Please no parties or large groups. The house is located in a quiet, family friendly neighborhood and is on a sensitive septic system.

About Gretchen Polkinghorne

We live in Novato, CA about 1 hour from Bodega Bay. We bought our beach house just before our first son was born. We now have 3 boys and a yellow lab, 2 cats, and 3 fish. We have enjoyed taking our family out to the beach for the past 13 years and have made countless, precious memories there! With the boys activities getting more numerous and keeping us away from the beach more than we'd like, we have decided to share our beach house with other families. We hope you will enjoy your time there as much as we have!

Gretchen Polkinghorne purchased this house in 2000

Why Gretchen Polkinghorne chose Sonoma County

When we considered buying a vacation home, Bodega was appealing because we LOVE the beach and we LOVE to fish! There is nothing my boys love more than being out on the boat with their dad. This property was perfect because it has a large fenced in yard that kept our children safe when they were young and keeps our lab safe now. We can walk to three amazing beaches in less than 5 minutes from the house. There are many amazing restaurants in the area as well as golf, spas, and wine tasting. Even if the weather is foggy or rainy, sitting inside in front of the fire reading a book or watching a family movie is a welcome break from the hectic day-to-day routine.

What a view!

  • 4 of 5

The home is comfortable & nicely decorated in a beach style. The hot tub was wonderful! And we really enjoyed sitting on the deck in the morning with our coffee. The beds were comfortable (even the bunk bed!) and there was plenty of room for all of us. We didn't try walking to the beach, but a quick drive was easy & very lovely. We picked up some clam chowder conveniently close by also. The kitchen could maybe use a little updating, but it is large and people friendly. Also the back shower is a little slow to drain. We sat at the large dining table & played a game & completely left the outside world behind. It was heavenly! A beautiful, relaxing get away! Thanks!

A cute and cozy getaway!

  • 4 of 5

My husband, young son, and dog all had a great time here! I have listed some pluses as well as suggestions to make it even more awesome! We would very likely return here in the future. Thanks for a great stay!

+ Very well decorated, you really get that beachy vibe! They put a lot of effort into small touches to make it all come together. The sofas seemed pretty clean.

+ The beds were nice and comfortable! Good pillows!

+ They let us check in a couple hours early.

+ Well stocked with dish soap, a couple rolls of paper towels, trash bags, laundry detergent, TP, soaps/shampoos, and tissues. Sometimes you have to buy your own but this was enough for 4 days/nights. Spices in the cabinet, and plenty of dishes and pots and pans.

+ Pretty kid friendly! There are two extra booster seats, + a whole box of toys in the queen bedroom closet that my son had a blast with. It made life easier!

+ Plenty of towels.

+ Heater worked very well. Note that front bedrooms get chillier, so just warm it up at night.

+ Amazing ocean and sunset views from the front rooms!

+ Nice big fenced yard for your kids and/or your dog to roam in.

+ The house was very clean. Their housekeepers do a good job. The bathroom fans work great and the steam dissipates from showers super fast.

+ Nice fast wifi internet. Some cute kids dvds to choose from.

+ Good , friendly, communication by email from owners. Property manager called me back within an hour when there was an issue with the washer (it gave me an error) and suggested running it again with no clothes, which solved the problem. Washer and drier also worked very well - better than our ones at home, even!

Things to make it even better!

- The kitchen has seen better days which I know is hard in a beach house! There was an off smell at times. Some of the cupboards seem to have some mildew and smell a bit, probably need to be replaced. Adding a dishwasher would be super helpful! It makes it hard to have to handwash everything on vacation, especially if you have a young child still using sippy cups and such.

- Front door is somewhat hard to lock and unlock by key. I cut my finger trying to do so!

- Specify where spare sheets are just in case anyone's kid has an accident or something. I just did laundry and didn't think to ask. I didn't see them in the linen closet.

I would recommend it! Just be aware there is no dishwasher and maybe bring yourself some disposable dishes to lighten the load !

Our stay was amazing. The location was perfect for everything we wanted to do. The owners were very responsive to any communication. I would definitely recommend staying here to anyone and will think about staying here again.

Unwelcoming but has a large deck

  • 1 of 5

As a couple, we found this house unwelcoming. (Disclosure: we are picky and our home is well cared for) At this cabin, the furniture (sofa) had a hole in it and is worn out and uncomfortable. The (tile) floor was cold/sterile. The kitchen, although large, was disorganized and even dirty in places especially the inside of drawers and cabinets. The owners have invested in improvements on this property but that becomes almost invisible by the overall lack of housekeeping inside and outside. If you are a group that wants to have a party, this house has a bar and a large room beside the bar. For us (a couple with an elderly dog) we found the house not cozy. The front shower does not have water pressure so if you soap your hair, there is not enough water to rinse. After one try we never used the front shower again. Also, the water pressure in the kitchen is poor and hot water can arrive as long as 8 or 9 minutes later. The back shower works well and water pressure is good. It is likely difficult for the owner to inspect as each renter leaves; thus, when you arrive you might be asked by the owner how the property appears. That is guess work and can be a "set up" to be blamed for something later as you do not know the before and after. (I am an experienced property manager so I am likely more alert.) The garbage can was overflowing when we arrived because of a large party of 20 cars before us - so be aware that you might also face something like this. We experienced a neighborhood power outage for 8 hours thus bring your flashlights. The kitchen and the front part of the cabin is very old (likely 1950's) so the kitchen has no dishwasher. Plumbing is old. The refrigerator has no icemaker. The old stove is electric. The pictures on the website (of the furniture) was very different then pictured. We vacated the cabin on August 7, 2017 and we visited for 7 days as our hardwood floors were being refinished in our home. If that had not been the case, we would not have stayed the 7 days as we were not comfortable. We found the owner accommodating but unaware of details because of their lack of physical presence. If you don't care about details and ambiance but perhaps want a large deck and a party environment and can live with only one working shower, this may be the cabin for you. Also, if you bring a dog, bring a dog bed. The sleeping is one queen, one double, and room for 3 or maybe 4 very small kids in a kid's room that has a curtain for a door.

Owner's Response: Dear Nancy, We are so sorry that our cottage did not meet your expectations. As I mentioned in our many interactions before, during, and after your stay we are in the process of remodeling our home one room at a time as money and time will permit. We do our best to make it comfortable for our guests and value guest feedback as it helps us to prioritize our projects. As evidenced by our many 5 and 4 star reviews the majority of our guests enjoy their stay and many return year after year. In response to your concerns the sofa replacement arrived the week after you left. The flow restrictor on the front shower has been removed so the water pressure works well now. I have never experienced or been told of a problem with the kitchen faucet. We were unable to duplicate the issues you mentioned during your stay or after your departure. Our property manager ALWAYS inspects our property after each guest departs before the cleaning service arrives and reports back to me immediately. We did have a guest exceed the daily guest limit that checked out prior to your arrival which resulted in more trash in the outside garbage cans than usual when you arrived on Monday. The trash was picked up the next day on Tuesday as it is every week. Our house is older, and the kitchen remodel will happen this year in the off season. The new range purchased a year ago and new double ovens in the kitchen are electric because there is no gas service to the Carmet housing development not because they are old. We have no choice in that matter. There is no dishwasher currently and that is stated in the description of our home. The number and size of all the beds in the house are also both clearly stated on our property site. There is a flashlight, candles and a lighter at the house for guest use in the event of a neighborhood power outage as you experienced. The furniture in the house has been replaced with new furniture, so it does not look exactly as pictured on the site. The new furniture is much nicer than pictured. The pictures will be updated on the site very soon. We tried very hard to help make your stay enjoyable with several trips to the house to help with your concerns during your stay. To be honest you are the only guest I have ever had that complained about everything but stayed for a whole week and then demanded a huge refund with the threat of posting a bad review. I wish you the best in finding the perfect home for you next trip.

Special time for a family of 7 including grandparents, children, and grandchildren

  • 4 of 5

This property is in a great location with fairly easy access for young children to beaches and many more attractions around Bodega Bay. The house had plenty of room for us all including a large backyard (with a fire pit we enjoyed one evening for smores) and hot tub! The new "bar room" added a nice extra space and bathroom. Our only suggestions would be for such a large house that can accommodate this many folks, it would be nice to have had a dishwasher as we were doing dishes a lot. It would be nice for the rest of the house to be updated to catch up with the new den. The front bath had a shower flow problem so all of us showered in the new bathroom. We did have some confusion about what was expected of us in our clean up responsibilities regarding linens, so that clarification would be helpful to include in the extensive contract. Over all we really enjoyed this house and would consider coming back as we didn't get enough time to explore all of the beautiful beaches near by.
