The beautiful and historic 1801 Armstrong House is located just two miles from Hamilton, NY and Colgate University. Fully renovated in 2009, the house sleeps 10 comfortably. NOTE: our rates are a function of the actual number of overnight guests. You must inform us in advance of how many guests are in your group, and you can add guests, but you need to input the number of guests into the VRBO web site reservation section, and it will recalculate the rates. The Colgate athletic department assistant equipment manager occupies the studio apartment on the ground floor in the back of the house; his presence keeps the house more secure when it is vacant. He is Very Quiet and respects all guests' privacy; please respect his.
This property encompasses 70 acres along the Chenango River. The 1801 Armstrong House is one of the oldest houses in Madison County’s Chenango Valley, part of the homeland of the Oneidas of the Iroquois Nation (Haudenosaunee).
Enjoy 4 bedrooms (Master bedroom on main floor), a spacious living room, a large eat-in kitchen that seats 16, and 2-1/2 baths. Relax in the sunroom (which can be used as another bedroom) and on the huge deck with gas grill overlooking the canal and Chenango River. Recline and watch a movie from the media library in the large TV room. Free internet/WIFI and dog friendly. Good biking, hiking and trout fishing. Details: Upstairs, the house has 3 bedrooms each with closets, dressers, side tables and lamps, and there is a full bath: • One large BR has a queen bed, rocking chair and three windows. • Another large BR has two queen beds and two windows. • The small bedroom has a double bed and one window. The main floor has: • a Master Bedroom has a queen bed, easy chair and a full bath • a large entertainment room with a 55" Samsung HDTV with DirectTV satellite service powered by a Pioneer/Infinity 5.1 audio system with SONY Blue Ray/ DVD player, and has a leather reclining sofa, a leather reclining chair with electric controls, an easy reclining chair, a desk & chair, coffee and side tables • a sunroom (which can function as the fifth bedroom) has a double futon sofa, large desk and numerous chairs. • a large living room / dining room (a large open floor space); the side door/porch has three steps to the hard top walkway to/from the barn and driveway. • a centrally located half bath • a huge country kitchen with gas range/oven and large microwave, with a large expandable oak table and a second built-in table; combined table seating for 16. • the traditional front hallway • a giant deck (500 s.f.) with large grill, wood dining table, side tables and seating for 12, and comfortable cushioned chairs for lounging. The deck overlooks the feeder canal, canal path, and the Chenango River valley below to the opposing ridge. The deck also has 5 steps down to the walkway to/from the barn. The 1801 Armstrong House also has: • free local and long distance phone service, and internet/WIFI service. • an interesting library • a powerful audio system in the living room (CD player & turntable, 4 speakers) • an historic barn with lots of parking space on the driveway • a portable airbed and 2 cots with foam mattresses for extra guests • birdfeeder and side porch with antique bench • herb garden • hammock under the red maple tree, great for naps • a large picnic pavilion / pole barn next to the Chenango River and the lower field that has a campfire ring, many chairs and benches, and 2 picnic tables. The picnic pavilion has a number of cots and a sofa for guests who wish to overnight there and listen to the sounds of the river. • and a few good fishin’ and swimmin’ holes! The 1801 Armstrong House is dog friendly (we had a golden retriever), and many of our guests like to bring theirs. We have a dog feeding station in the laundry room, and a dog tub and hose if they get really dirty or into something adventurous. There's lots of room for them to have fun outside. We have related dog supplies, if necessary. (but no cats allowed) You may want to see if any of your Colgate student's teammates/friends are having their parents coming into town for the weekend, and if they'd want to share the place with you. Or, you may want to entertain some other parents for a pre- or post-game/event gathering. Of course, if you want it to a quiet, private get away, you'll have the place to yourselves. It's very peaceful and relaxing, and just two miles to campus, a nice bike ride. The house and grounds are spacious and has hosted some group get togethers and team dinners and gatherings. You've got plenty of space to enjoy: 70 acres to wander and explore with fields, woods, trails, riparian wetlands, the historic feeder canal and towpath, the beaver pond, and a long stretch of the Chenango River with plentiful wildlife. Nice old house a couple of miles outside of Hamilton. Beautiful area and very quiet. Large and comfortable house with lots of room to spread out. We spent a week at the Armstrong house and enjoyed our stay.
So glad we discovered this home for my large family to stay at for the weekend. This lovely historic homestead has everything you could wish for to make your stay comfortable and enjoyable. We slept the 11 members of our family easily!
We were up in Hamilton for a golf outing at seven Oaks. Three of us stayed in the house and it was perfect for our needs. David, the host made everything very easy. I’m sure we will be back.
This property and location was PERFECT for our group of 10! We were in the area (which was beautiful, especially in the fall) to visit Colgate for the weekend for sporting events - I highly recommend this location for anyone looking to do similarly!

The property was perfect for a large family. Comfortable beds and fully stocked with everything you might need. There was a local power outage, and the owner called the utility company on our behalf. If we come back to the area, we will be staying there again!
This is an older home with beautiful old floors. Very well kept and updated. Well stocked. We stayed in December. House was warm. There is a renter in a separated basement apartment that you can sometimes hear. Would stay again. Great for famalies! to the creek.
Our stay was for the purpose of out of town family coming to attend a family wedding. We grew up on a farm outside of Madison so being able to stay at a family homestead outside of Hamilton was a wonderful opportunity. Everyone enjoyed the house! We stayed at the 1801 Armstrong House for two nights in February. The host was responsive and clear in his communication. The house was spotless and comfortable, with ample room for additional guests. The location is convenient. We cooked a meal in the kitchen, which contained many conveniences. We highly recommend 1801 Armstrong House!
A group of guys came back for some golf and the football game over Colgate’s Homecoming Weekend. The house was plenty big for all of us in sleeping arrangements and for hanging out and catching up. The house has a very historic feel too it and the charm of an old farmhouse. We would definitely look to book it again.
We really enjoyed our stay in your beautiful Homestead! We stayed here for our daughter’s graduation weekend and had a lovely time. Location is great…5 min drive to campus. The home is comfortable, clean and organized. David, our host, is very accommodating and responsive. The 1801 Armstrong house gave our family the rare chance to revisit the pastoral Madison county farm life that we grew up with in the 1960s. The elevated back deck afforded a view of property which included fields along the Chenango river and canal path, deer, wild turkeys, ground hogs and songbirds. Clean, spacious rooms were comfy... large enough for a big group, and private enough for all to have a good night's rest. The decor reflected the lived history of the Behler family, and we thank them for graciously sharing their historic home. It was our best VRBO stay ever!
The Perfect and highly coveted location to Colgate University
The stay was wonderful. Such a delight to have a large, comfortable house only 1.7 miles from Hamilton Center and Colgate University. Such a gem and what a wonderful family homestead!! The check in was seamless, the home is large with everything you could need, the property gorgeous and serene. Dog friendly- a major plus! The beds were new and firm, the linens crisp and fresh, tons of space to entertain and for extended family to relax and spread out. The host was responsive and accommodating. We couldn't have had a better graduation week experience. Thank you so very much, David!! I'm just so sorry we didn't find you sooner in our daughter's Colgate undergraduate career - we would have stayed every year.
A Clean Well Lighted Place, The Comfortable and Historic Version
We thoroughly enjoyed our time at the 1801 Armstrong House.
We were looking for a place to rest, relax and recuperate between days of visits and exploration of my old childhood neighborhood (county). This
place met and exceeded our needs.
1801 Armstrong House is a combination of a historic museum and family home. It has rooms and nooks with comfortable chairs, sofas and recliners. The kitchen is fully stocked and very easy to use, even for the clumsy (like me). The place is a respectable, updated version of late 1800’s New England farm house style, highlighted with an eclectic archeological collection of knick-knacks (my favorite aspect). I spent time in a nice recliner reading the history of 1801 Armstrong and it’s former residents, while my wife enjoyed the view of the Chenango river and surroundings from it’s back deck. Nice sunset! And my sister’s family enjoyed the get-together pizza dinner we had there. This is a perfect place for travelers
and visitors of Madison County.
Usually, places like this, (e.g. Shangri-La) are hard to find, but this wasn’t the case. It is a short drive/bike ride from the Village of Hamilton, home of Colgate University. Which means pizza delivery!
My only complaint is that I wish I had more time to spend there.

Beautiful cozy house on breathtaking property. We rented with multiple family and friends for my son’s wedding so my numbers kept changing. David was more than accommodating and made sure everything we planned could happen. Very good easy to work with and very helpful. Even made recommendations for places in the area.
The rental was a great find. There is plenty of room and lots of space for conversations. The house is well stocked with everything you would need. It is a great location, the wedding venue was just minutes away. Everyone enjoyed the house and vue. We wish we had had more time to enjoy a fire in the fire pit.
