Welcome to your home away from home in Sebastian, Florida. This peaceful 3 bedroom, 2 bath retreat is perfect for families or groups looking for a relaxing stay close to everything. Located in a quiet neighborhood with a lush, tropical backyard, you`ll feel like you`re in your own private paradise - while still just minutes from beaches, dining, shopping, and outdoor adventures.

The master bedroom features a King bed, private en-suite bath, and large walk-in closet and TV. Bedroom 2 features a queen bed with TV and bedroom 3 has 2 twin beds and they share a full bathroom. There is a bonus sleeper sofa in the living room for additional guests.

The living area has a fully equipped kitchen with bar seating and separate indoor dining area. There is a spacious living room with comfy seating and TV.

The back porch features an outdoor dining area, Adirondack chairs, perfect for morning coffee, and a gas fire pit for cozy nights or smores with the kids. There is a large grill for cooking out.

This home has all the extra`s with its quiet, backyard with tropical landscaping, central location, high speed WiFi, smart TV, central A/C and all the essentials.

Whether you`re here to fish the Indian River, explore nearby beaches, or just unwind, this inviting home has everything you need for a comfortable and memorable stay.

Entry to the home feature a smart lock. A code for entry will be messaged to you on the morning of you`re check-in day.

We love to take great care of our guests and strive to make a wonderful impression upon check-in. Should you need anything or have any questions about the house or local area, feel free to reach out. It likely you`re coming to Sebastian to enjoy some time outdoors so we have provided some things to help that can be hard to bring when you are traveling.

In the master closet, there are beach towels, beach chairs and a table, a backpack cooler and beach mats.

There is also corn hole boards and ladder ball for fun in the back yard.
Complying with these House Rules at the Vacation Rental Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties and additional fees /charges.

· All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay and Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
· This Vacation Rental suitable for children of all ages. Guests are always fully responsible for the safety and security of their children, as well as any damages caused.
· Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours 10 p.m. to 8 a.m. Excessive noise is always prohibited and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit.
· Guests are allowed a maximum of 5 visitors at any time during their stay with approval. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that, Visitors are complicit with these House Rules. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
· Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental without approval.; and any small gathering must comply with all house rules.
· Guests and their Visitors are to dispose of Garbage in the allocated cans, and excess rubbish must not be left in public or common areas. Guests are responsible for getting the trash cans to the curb on pick up days.
· Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. Guests must switch off lights, set air conditioning to 75, fans, electronics such as televisions when not in use to promote energy saving.
· Smoking is permitted outside the Vacation Rental only and Cigarette butts must be disposed of properly and not thrown on property grounds. Failure to do so will result in additional fees.
· Pets permitted at the Vacation Rental only upon approval during booking.

Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
