Puncak Luyang is a Low Density Condominium that is situated only 8-15 minutes away from town center by car. Its 13-20 min away from airport. Getting a Uber is easy. This condo is peaceful & has a resort-like environment and amenities. Nearest eateries & convenient stores are just 8-10 minutes walking distance (Foh Sang and Damai area). Hospitals (KPJ & public hospital), Golf club (SGCC), Mall with cinema (City Mall) are just 2 minutes away by car. Call owner for any request/arrangement.

The surroundings are well maintained by the property manager. Security is good. Many doctors stay in this condo because its near their working place. Neighbors are good. Clean and tidy units. Suitable for special needs travelers. You may use all the kitchen appliances at your convenient. We promote green living for our next generation. We would appreciate if our guests can join us in our effort to promote green living by switching off all electrical appliances and water taps whenever they are not in use.

Public amenities like pool, gym and garden are accessible. Just treat them as your own to avoid any inconveniences.

I love the resort-like quiet and peaceful environment here. Great place to relax and unwind yet near to town.

Uber and Grabcar is aplenty. Public transport(bus & taxi) in Kota Kinabalu is not very good to be frank. Ask me again and i'll show you our buses. Therefore, i'll suggest Uber and Grabcar instead. It'll cost less than RM6-8 to town. Else just text me, who knows i can drive you instead with a cheaper fare :o) All UBER or Grabcar including taxi knows this condominium Puncak Luyang. Getting around and to airport is very easy. Average UBER fare from KKIA Airport to Puncak Luyang is RM10/trip. Average fare from Puncak Luyang to KK Town is RM6/trip

Please maintain a peaceful environment with neighbors. Noises should be kept at minimum by 9.00 pm.

HOUSE RULES

1. No drunk-drinking inside the premise.
2. No durian allowed, avoid durian smell residue in the premise.
3. Please switch off lights, air-conditioners, fans, electrical appliances and water taps when not in use.
4. Guests shall not be allowed to move the furniture in the unit without permission from the host.
5. Use of kitchen should only be for light cooking and SHOULD be cleaned up after usage for guest own comfort & cleanliness.
6. Please do not to eat & drink in the bedroom to avoid spillage and attraction of ants.
7. Guests are liable for damages /loss of the items in the premise.
8. No additional guests other than declared to host upon arrival.
9. Please note that we do not tolerate any verbal or physical abuse. We reserve the rights to request you to leave should we experience any offence from you.
10. Quiet hours by 9.30PM.
11. No shoes in the house.
12. Smoking only at the ground floor lobby area or balcony (pls dispose cigarette butt properly)
13. Please ensure all windows are closed when not at home. Failure to do so resulting in damages done to furniture or curtains will be charged.
14. No Parties or Events allowed.
15. No pets allowed.
16. Suitable for children.

10. 居住期间若有任何物品损坏,租客需要作出赔偿。
11. 所有的门卡和钥匙必须在退房时归还,若损坏或遗失,租客需要作出赔偿。
12. 请确保所有窗户在不在家时关闭。否则将导致对家具或窗帘造成的损坏。
