Location Type
- RuralWe are a 37 acre Southern New England farm with amazing views in every direction! Our town is one of (if not the) least populated town in Connecticut. There are currently no stop lights in town.
- VillageThe "Town Green" is the traditional picture of old homes, battle monuments, the old Church, and the library. It has the rare Civil War monument dedicated just to the Mothers of those who served!
- WaterfrontOur pond is about 150 feet and from the residence. There are multiple streams and small waterfalls throughout the farm.
- Lake ViewWe have a spring-fed fire pond on the property that is stocked with fish. Many birds and other wildlife visit this everyday. It is common to see turtles, ducks, and deer around the edges.
- Mountain ViewThe farm's rear boundry is the bottom half, or so, of "Bald Hill". It is one of the highest mountains in Eastern Connecticut, home to the first colored TV transmitter in CT, and a former fire tower.
- Water ViewThere are multiple streams and little waterfalls here on the farm, After a rain storm it is amazing to listen to the babbling brooks.
- Ski in/Ski outDefinitions for ski-in/out?? Here you can put on your skis and cross country out the front door. You have access to nearly 100 miles of country roads, state park paths, and also trails on the farm.

Cancellation Policy
- 100% refund if you cancel at least 14 days before check-in.
- 50% refund (minus the service fee) if you cancel at least 7 days before check-in.

I am originally from Philadelphia, PA and Nancy is from New Britain, CT. We were a career Regular US Army family, retiring from federal service in 1995. I was a Combat Arms Officer and Nancy was a Department of the Army Civilian Nurse (ICU specialty). Our four children were all born in US Army hospitals (William Beaumont in El Paso, TX; Walter Reed in DC; and the 97th US General in Frankfurt, Federal Republic of Germany). Now we are farmers, how about that. We are currently raising heritage breed livestock, producing forestry products, and growing berries, fruits, and old together....

Why Barry and Nancy Kapplan chose Union
We returned to Connecticut in 1995 and found this property of 37 wooded acres, of which 30 acres was a State Certified forest. Local people thought we would subdivide it into small building lots. Fooled them.... we returned the parcel to a working farm, just as it had been from 1730 to 1975. Bush Meadow Brook originates here on the property and its waters run to the Thames River, then into Long Island Sound near New London and Groton, CT. That is why we named this sanctuary: Bush Meadow Farm.
What makes this farmhouse unique
Peaceful, relaxing, tranquil, and re-energizing are the terms used about our farm. Golden location in the middle of several major metro areas. The property is in a well known tourism area called both the "Quiet Corner" and the "Last Green Valley" in Connecticut's "Mystic Country" tourism district. Less than one mile from Interstate 84, we are located on a scenic state road, used by many cyclists and antique auto-clubs. Union, CT is one of (or is) the least populated town in Connecticut. Our town is 29 sq. miles with no stop lights, fast food, shopping malls, or "modern distractions". Miles of trails here on the farm for hiking, snowshoeing, mountain biking, riding your horse, or more. Wildlife is abundant here with wild turkey, rabbit, deer, a rare moose or two, owls, red tailed hawks, ducks, and song birds.
