- RENTAL RULES AND REGULATIONS 1. CHECK-IN /OUT TIME – Confirm check-in time in advance. Check-out time is 12:00 noon, unless notified otherwise. 2. NO SMOKING - This is a NON SMOKING house and property. Please respect this requirement. 3. PETS - We do not allow any renters of our home to have their pets in our home. Failure to declare a pet in residence, or even the pet of a visitor, results in retention of $100 of the Reservation Deposit. For those who might have pet allergies, know that we do have our dog with us on our visits to Flagstaff. 4. RENTAL LIMITATIONS - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. Our concern is with regard to parties that may be held by university students or other young people. 5. WHEN CHECKING OUT – When you are leaving we require that you: - Strip all sheets off all beds (not blankets or comforters) that were used, and put in laundry room. - Place all used bath and kitchen towels in the laundry room. - Place all dirty dishes in dishwasher, add detergent pellet +LemiShine, turn on. - Close all window blinds and lock all doors. - Take either the green recycle barrel (Monday pick up) or brown garbage barrel (Thursday pick up) to the street. Whichever is the next closest date to your departure. - Place key into lock box and mix the tumbler lock numbers. - In the Winter, please adjust the thermostat down to 54 degrees before you leave! - Text me at 520.603.7560 and let me know that you have checked out. 6. PAYMENT – Payment can be made by check or Paypal. If Paypal is used for payments, a processing fee of 3% of the total amount will be charged. An advance payment equal to 50% of the Rent portion of the bill is required when signing agreement. The final payment is due 7 days before arrival. Please note that after your final payment is received, the Welcome Packet with our address, access codes and everything you need to know about our home, will be emailed to you. 7. RESERVATION/DAMAGE DEPOSIT - A reservation/damage deposit of $300 is required. Your Booking is not considered confirmed until this deposit is received. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met: a. No damage is done to house or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All rubbish is placed in trash or recycle barrels in the garage, and soiled dishes are placed in the dishwasher, and d. All keys are left in the lockbox. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. g. No early check-in or late checkout, unless agreed between renter and owner/manager. h. Renter is not evicted by the owner’s representative or local law enforcement. The deposit will be refunded after an inspection of the home for any damages and returned a week after check out. Any damages to the home or its contents will be deducted from this deposit. We will notify you by email if there are any deductions. 8. INCLUSIVE FEES - Rates include a one-time linen-towel setup. 9. PARKING – Flagstaff has a strict Off-Street Parking Ordinance in Winter (November 1 to April 1). Winter-time parking is limited to three (3) vehicles. One vehicle is allowed to be parked inside the garage. Two others may park in the driveway. Any illegally parked cars are subject to towing; applicable fines/towing fees, and are the sole responsibility of the vehicle owner. 10. WINTER/SNOW REQUIREMENTS – When arriving at home and there is snow in the driveway, temporarily park in the street while clearing the snow from the driveway. Driving over the snow compacts it, resulting in a layer of ice that creates a dangerous condition when trying to drive into the garage. All snow shovels are in the garage. After clearing the snow, sprinkle salt (also in the garage) on the entire driveway. After this is completed, then you can park your vehicle in the driveway. Do not park your vehicles in the street during the Winter (November 1 to April 1) as it needs to be clear for snow plows. 10. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 11. PARTIES – The Home is for the expressed use of guests defined in the Rental Agreement. While we understand that some visitors rent houses in order to host gatherings/parties, such gatherings require prior permission by the owner due to our desire to maintain the residential nature of the neighborhood, our insurance restrictions and the possibility of damage to the Home. 12. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% cancellation fee. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date are subject to forfeit of the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 13. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing at least one week in advance.

Welcome to our Flagstaff Mountain Home! This home has been a dream for us and became a reality in 2012. We absolutely love Flagstaff and all the amenities of the community. We are avid hikers and snow shoers so we are able to get out and enjoy the beautiful four seasons of Flagstaff. We can even walk out our door and be on a forest hike in less than 3 minutes! We hope that your stay with family or friends is as enjoyable as when we enjoy our Mountain Home!
