To ensure a fantastic stay for you and future guests, here are some guidelines:
1. Check-in is at 3:00 pm and check-out is at 11:00 am. If you need flexibility, let us know in advance and we`ll do our best to accommodate.
2. Noise: Keep noise levels down, especially between 8:00 pm and 8:00 am. This helps us to maintain good relations with our community and avoids neighbor complaints.
3. No Smoking: Our home is a strict no-smoking zone (including tobacco, marijuana, etc.). This helps us maintain a fresh and pleasant environment. If you must smoke, please do so only off of the premisis. We may apply extra cleaning fees to remove smoke odor and stains.
4. No Extra or Unregister Guests: Daytime visitors are fine, but the only those guests listed in your reservation may stay overnight.
5. No Parties: a. If you would like to host an event (i.e. wedding, graduation, dinner, children’s gathering), please speak with us about it first. b. If a guest is found to have had a party without host permission resulting in extra cleaning, guests will be responsible for extra cleaning charges. If disruptions alert neighbors, the GUESTS WILL BE ASKED TO CEASE THE DISRUPTIVE ACTIVITY AND/OR VACATE THE PROPERTY IMMEDIATELY.
6. No Illegal Drugs or Criminal Activity: If guests are suspected of carrying and/or using illegal drugs of any kind, or breaking the law, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
7. Pets: We’re a dog-friendly home, just please keep dirty paws off the furniture and rugs and make sure the pet does not cause any damage or excessive barking. Please pick up any poop from the grounds or sidewalk. GUESTS are responsible for any damage caused by the pet. The host may be able to supply a dog crate upon request if the guest plans to leave the pet unattended.
8. We appreciate help in Separating Trash, Recycling, and Compost in the appropriate bins. This small step makes a difference to the environment
9. Handling Damages: Accidents happen. If something gets damaged, please let us know so we can take care of it.
10. We may occasionally supply or leave consumables such as condiments or snacks left behind by previous guests. We try our best to ensure that nothing is expired or stale. HOWEVER, it is up to the guests` discretion to inspect to consume these items. The host does not take responsibility for the consumables.
11. Simple Clean-Up: Before you leave, please rinse and put any dishes or kitchenware you`ve used in or by the sink. Don’t feel you have to strip the beds or sweep the floors, we’ll take care of that!

12. Notes: a. The fire extinguisher is located closet under the stairs. b. The first aid kit is in the downstairs bathroom in the cabinet above the toilet. c. The electrical shut-off is located just inside the basement front door.

My group of 7 plus myself really enjoyed staying at this house. Ideal for groups with multiple couples, but my friends and I made do with the beds. We really appreciated the attentive host and daily fresh bread, highly recommend staying here if it works for your budget and group.
Arbor Hill is beautiful, well kept & comfortable! The host went above & beyond to accommodate us, they even showed up in the morning with delicious baked goods! You could not ask for a better place to stay, I highly recommend!

The owners gave us fresh baked bread - twice. Also helped us get parking in a location with very few spots. Real nice owners for this property and would come back any time!
Lee was a great host offering to go above and beyond. The space is amazing to look at and comfortable to stay in. The only downfall is the parking situation and may not be in the absolute safest part of town but close to palace theater and we just ubered once we found parking. Obviously this isn’t an issue Lee can fist so it did not affect my review
The photos alone do not do this place justice! Walking into the home was a sight to see. Beautiful art as well as a great selection of books on display.The host was an incredible help to us as well! We had a last minute situation where us & 4 dogs needed a place to stay from early afternoon to later in the day. The host was able to assist us with both an early Check-in, as well as asking if we needed any accommodations and/or aid while settling in! I have many experiences using Vrbo & other similar sites for Albany, but no other host has matched up to the communication and assistance that I’ve received here!I wish I needed this location for a night out in Albany with my partner because it is definitely a location to check out! Maybe next time : )Thank you for all of the accommodations for my mother, my dogs, and I!
