You Couldn't Get Any Closer To The Calm, Warm, Turquoise Caribbean Sea

Free Wi-Fi in unit and on the beach. A/C. Safety box. Free international calls. Good cell phone reception. Patio, with barbecue, overlooking pool and ocean . Firm king size bed + 2 twin beds (each side of the L shaped sofa).

700 yards (640m) of white fine sand beach (with sandy bottom once you are in the water) right in front of the condo. This is considered one of the best beaches in the area, very calm and perfect for snorkelling as it is protected by the coral reef just 100 yards out and where you can see the waves breaking (see photos).

525SF + patio ground floor Studio condominium. The beach area and pool are right in front of the unit, it is shared with the next-door Oasis Hotel that, slowly, bought over 50% of the units of these 4 condo buildings and turned them into hotel rooms. So at any given time you'll have hotel guests and condo owners/tenants sharing the beach chairs, umbrellas (palapas in Mexico) and pool. They make sure the beach is perfectly clean. The only thing you won't be getting is the free booze or any of the 'all inclusive' services. Your 'all inclusive' will be the fridge in the unit. I usually leave some essentials (coffee, bread, bananas, milk, cereal, beer, red wine, cheese, etc) that you can either replenish or leave the money for it before you leave.

Great location right in between Playa del Carmen and Tulum (beach, ruins and town).

HOW TO GET HERE

Transportation Available from and to the Cancun airport (CUN) for USD$75 each way (1:15hr ride) + tip ($10?) (Van up to 3 people and USD$85 up to 8) by Jeromy Transport . They'll wait for you at the airport with a sign with your name on it.

The Jeromi driver will be waiting for you as you come out of the airport with a big sign with your name.

Once at the condo, you could rent a car by the day from Enrique, the Caretaker of the building (really nice small car) for $35/day or $210 for 7 days.

You could also rent a car at the Cancun Airport (Blueway has really inexpensive cars, right outside the airport although they don't have the best reviews).

You could rent a car in Tulum Pueblo (15 mins south of the condo's location ) Hertz Tulum Pueblo around USD$60/day and they'll bring it to the condo, here, and pick it up when you want to return it (Fidel, who works there, told me about this).

PLUSES: one of the best beaches in the area, generally calm ad with a sandy bottom (for a while). You can swim all the way to the coral reef and the water rarely gets deeper than 7 feet. You can see colourful fish (always), turtles (sometimes), stingrays and the occasional octopus (they camouflage with the white bottom).

When it comes to transportation, you can drive (parking in front of the condo door) or take the 'colectivos' (public buses, white vans, USD$3) by walking to the highway (0.6mi/1km). On these 'colectivos' you can go 30 mins to the north, to Playa del Carmen (USD$30 by taxi) for some fun in its excellent restaurants and clubs or 15 mins to the south where you'll have access to the 2nd best beach in the world , the Tulum Beach (USD$20 by taxi), with its very bohemian crowd and eco beautiful (clothing optional everywhere on this beach, though not technically legal in Mexico). You can settle down at any of the restaurants on the beach and even spend the day there by just consuming food and drinks. This beach is a beautiful and long (more than 4mi) walking beach. The famous Tulum Ruins are at the north end of the Tulum beach (do not confuse the Grand Tulum Beach with the little and quaint beach inside the Tulum Ruins, they are different animals).

For essentials you have the town of Akumal 5 mins to the north (USD$10 taxi ride) or the town of Chemuyil 5 mins to the south (USD$10 taxi ride). For big food shopping you have a large supermarket 'Chedraui' (odd name for a supermarket even in Spanish) 15 mins north at 'Puerto Aventuras (USD$20 taxi ride) and another 'Chedraui' (and even larger) 15 mins south in Tulum town (USD$20 taxi ride). Also lots of chachkas in Tulum town.

MINUSES: road to get to the condo from the highway (0.6mi/1km) is a dirt road. If you were to get there for the first time at night you would think 'where the heck am i going?' as you drive in with jungle on both sides. Don't worry, it gets really nice once you get closer to the unit and to the unit.

Shopping for food would be fairly difficult to do by using public transportation (you would have to carry the food shopping bags in the crowded small public transportation vans, 'colectivos').The closest large supermarkets are 15 mins north or 15 mins south of the condo (by car) USD$20 taxi ride. Without a car it gets tricky. Smaller first necessities supermarkets are 5 mins north by car (Akumal Beach, not Akumal Town) or 5 mins south by car (Chemuyil), USD$10 taxi ride for both.

Great location right in between Playa del Carmen and Tulum (beach, ruins and town).

The Meso American coral reef (2nd largest in the world after the grand barrier one) is very close to shore right there (where the waves break in the photos). This makes the beach in front of the unit and to its left (looking out from the patio) one of the best in the area, generally calm ad with a sandy bottom (for a while). Slice of Paradise

My wife and I stayed here from 9/26-10/4 of this year (2017). Claudio's condo is as beautiful as it appears in the photos he supplied on his site. You really are literally steps from beautiful warm Caribbean water. The pool is wonderful and has good separation of shallow and deep although the "deep" is only about 5'.

It is very easy to snorkel with a lot of beautiful reefs to look around. There is a plethora of sea life to observe and enjoy. the sand is soft and easy on the feet. To the left (Oasis Resort), there isn't a great distance to go before running into a barricade of rocks. However, they have a nice dock that goes out over the water and you can watch fish swim about from above. Take some bread and feed them! To the right, the beach seems to stretch endlessly. Go for a nice leisurely walk. Enjoy the sound of the waves and say "hello" to all the friendly people.

Speaking of friendly, the folks that clean and maintain the condo are super chill and nice.

There are some cats that might come around. They are friendly and there is sometimes food available to feed them. There are also peacocks that wander about as well as many lizards of various sizes.

Claudio's place is extremely relaxing. Either in or out, there is comfortable seating to be found. I won't go into too much detail as Claudio will supply you with VERY detailed information about the area with suggestions. If you don't see something listed, just shoot him an email. He is quick to respond and very knowledgable. We had the pleasure of meeting Claudio and Dan the day we arrived. We had a blast talking with them and getting the lay of the land in person. They are simply two of the best folks I've ever had the privilege of working with.

Don't hesitate. Rent this if you have the opportunity. This is a wonderful property that will drain the stress of your normal work life away. Beachside or hammock swinging on the back porch; you just can't go wrong!

Not only do I HIGHLY recommend Claudio's property, but we will definitely be coming back!

Perfect Vacation Spot!

Just got back 2 weeks ago and still dreaming of the wonderful time we had! Perfect location with pool and beach right in front of your private patio. Coffee on the patio each morning was the perfect way to start the day before enjoying the beautiful beach, snorkeling and just relaxing with a Corona. Claudio's place was equipped with absolutely everything you need and everything was very clean. The entire rental process was very easy and Claudio provided all of the information you need to make sure your stay is perfect. Two great restaurants are LaCueva del Pescador and La Buena Vidas - only 6 minutes away. Housekeeping was wonderful, too. All in all, a perfect location for a totally relaxing vacation. Looking forward to returning soon!

Heavenly!

Just got back from 10 days and thoroughly enjoyed every minute. The home is very authentic Mexican with all the comforts of home. Best view from pool to beach. Great housekeeping and renting from Claudio was enjoyable as he truly hopes that you will have the best vacation. SNorkeling was wonderful! Purple Tangs,Jacks and sergeant Majors along with the occasional Ballyhoo! And you'll get a visit from. 10 year old loggerhead turtle everyday around 4 pm. Great fishing from beach and caught many large Bonefish. THe only thing I suggest is bring your own hairdryer.

This was just perfect spot for family holidays, better than we could wish!!!

I have only superlatives for this home away experience. I will try to share some helpful information.

We spend at Claudio's place 9 nights with 2 kids (8m and 2,5y). Usually to be somewhere with such little kids means to take everywhere lots of stuff. Not here! Swimming pool and sea are right in front of your patio, kids can play on "big sand playground" whole day shaded by palm trees. Part of swimming pool has a toddler depth and it's not crowded at all. Sea is calmer here (no dangerous riff), sandy, sometimes a stone that can be a bit uncomfortable if you don't wear water shoes.

Claudio's place is lovely, well equipped (kitchen stuff, towels, sand and water toys, simple washing machine...). Very comfortable beds. Just with little kids you have to work out where they will sleep. The place is kept clean.

Communication with Claudio and people who take care of the place was quick and effective! Big plus was detailed information we got from Claudio about the place, surroundings and direction.

Great ocean views and an amazing beach to snorkel, swim or walk on.

We had a wonderful time at Claudio's condo. The ocean view and the front-door ocean access is awesome! We spent a lot of time snorkeling the reef and saw sea turtles, numerous manta rays, squid, puffer fish, barracudas, several kinds of urchins and loads of brightly colored fish. The condo itself is well equipped with everything you could possibly need: filtered water, towels, basic food items, coffeemaker, pots and pans, microwave, toaster oven, washing machine, air conditioning, and even a blender. (We dined out to take advantage of the excellent local seafood but it was great to be able to make some meals at home to save time and money.) And there were many other comforts that were thoughtfully provided as well: a hammock, swing, and table and chairs on the patio,a grill, a hose to clean off before coming inside, and everything was well marked with directions for ease of use. Claudio made the visit very easy and was extremely responsive to all our questions. The housekeeper came often and took excellent care of us, too.

The location of the condo is central to so many attractions. Cenotes, ruins, shopping, eating, you name it, it's there and it's nearby. We had an amazing time visiting Dos Ojos, Yal-ku, and the Tulum ruins, as well as taking a leisurely stroll north on the beach one morning and swimming with sea turtles! We are already planning our next visit and we hope that this condo is available! You can rent this condo with absolute confidence. It's worth it.
