One of the nicest summer cottages on Caspian Lake in Greensboro, VT. Black's Point is an ideal location within Greensboro, as it's on the lake and close to town but well away from the main road, thus very quiet and safe for children. The cottage is surrounded by trees on three sides but its direct southern exposure keeps it sunny and warm. (See video at end of photo reel.) Its living room, dining room, kitchen and large deck overlook the lake. The deck is equipped with a large electric-powered retractable awning. The master bedroom has a king bed and an en suite full bath with shower. The 2nd bedroom has a queen bed and shares a full bath (with shower) with the small 3rd bedroom, which has two twin beds that can be joined together to form a double bed. The property also has a separate, small, rustic, one-room lakefront cabin with an exterior porch, which cabin has two single beds but has no bath or running water. Large dock, canoe, two kayaks, a swim-float and a swim raft. Very private setting. Renters may also use the Black's Point clay tennis court (shared access).

About Day L. Patterson
My wife and I are retired professionals who have lived and worked in Manhattan (New York City) for many years. We now live in Naples, FL. Separate and apart from our rental property, my wife and I own another home in Greensboro, where we spend most of every summer.
Day L. Patterson purchased this Cottage in 1980
Why Day L. Patterson chose Greensboro
We don't know of a nicer 3 BR lakefront rental cottage in Greensboro! This home was rented every summer for eight consecutive years by a family of five, and became available again only in the summer of 2014 when that family purchased its own lakefront summer home in Greensboro.
What makes this Cottage unique
A comfortable, casual and very private summer cottage on Caspian Lake, with a large south-facing deck (and an electrically-powered retractable awning) overlooking the lake, and surrounded by trees on each of its other three sides.

A perfect Place to enjoy your time by the lake
The house was well equipped and clean and having kayaks and a canoe was a real plus. A few steps down to the lake were you can sit and enjoy a peaceful time or jump into a kayak and explore. There is a general store a few minutes down the road. The store has lots of Vermont products and everything you would need. We plan on returning in the summer for a longer stay.
A beautiful house!
A beautiful house tucked away from the main road. Location has a beautiful view of the lake and is very relaxing. Kyacking on the lake was a highlight for us. Very close to Farm Hillstead Brewery and scenic drive to others such as Rock Art, Alchemist, Idyletime and Van Trapp Breweries. A great getaway and the hosts are wonderful. I highly recommend staying here!!
Wonderful cottage on Caspain Lake
This is a beautiful cottage on a special lake. The cottage and grounds make you feel at home in a relaxed setting. It was wonderful.
Perfect Lake Vacation Spot!!
My husband and I had a wonderful time in this special 3 bedroom lake-front cottage. We went kayaking and canoeing from their private dock and we barbecued every night (a real treat for city-folk). The cottage was so cozy that sometimes we just relaxed and read on the sunny deck. The grounds are lush, beautiful and private. The kitchen is completely up-to-date. The owners are very welcoming. With its fireplace (and stored firewood) this cottage would make a great getaway for the fall. Recommend this highly. Can't wait to go back!!
Excellent place to vacation
This place was absolutely wonderful. The owner was incredibly responsive and accommodating. It was the perfect location for us, since it was about equal driving distance to the mountain biking meccas of Stowe and East Burke. The cottage was cozy and we had plenty of firewood for the chilly nights of early June. It rained for most of our stay but we got two beautiful days where we were able to enjoy the sunshine on the private dock. I highly recommend this place for your Vermont vacation.
My family (my wife, two children and I) reside in the Seattle, WA area and we rented this 3-bedroom cottage in Greensboro, VT for a week last summer, loved it, and are returning to it for three weeks this coming summer. What more can I say! It’s just about perfect. Very comfortable, sunny, private, close to the lake, great deck, beautiful view – and the owners are very responsive and very nice. Five stars!
Caspian Lake is one of the cleanest lakes in VT and provides an idyllic setting for one of VT's outstanding summer communities.
