Perched at the very edge of adventure, our property is uniquely situated with Topanga State Park bordering two sides of the estate. Whether you are looking for a vigorous sunrise hike or a quiet moment of reflection under the oaks, the park's trailheads are literally at your doorstep.

The Property Layout
The estate is thoughtfully designed across multiple levels to ensure a sense of community and ultimate privacy:
• Street Level: Features two beautiful individual houses.
• Intermediate Level: Home to two secluded studios tucked away for a true "getaway" feel.
• The Grounds: Wander through an acre of curated gardens, hidden benches, and plush daybeds. You’ll find plenty of communal spaces to meet fellow travelers, as well as tucked-away private nooks for meditation or reading.

Edible Gardens & Nature
We invite you to live off the land during your stay. The property is a Mediterranean paradise featuring:
• Organic Vegetable Garden: Seasonal greens and veggies.
• Fruit Orchards: Help yourself to fresh oranges, tangy passion fruit, and sweet loquats—all within arm's reach.
• Lush Landscaping: Manicured gardens and wild mountain flora surround you at every turn.

The Studio
Your private sanctuary is designed for deep rest and modern convenience:
• Restful Sleep: Features a plush, comfortable bed and premium blackout shades, allowing you to sleep in total darkness and wake up on your own schedule.
• Climate Control: Stay perfectly comfortable year-round with dedicated AC and heating.
• Kitchenette Essentials: Equipped with a fridge, microwave, coffee machine, and water kettle - coffee and tea and sugar provided.
• Pure Hydration: Enjoy complimentary filtered water directly from the built-in tap in your studio.

The estate is a tiered Mediterranean paradise designed for both community and solitude:
• The Gardens & Harvest: Explore an acre of floral gardens and harvest from our organic vegetable garden and fruit trees (oranges, loquats, and passion fruit).
• Water Refill Station: In addition to your in-studio tap, we offer a built-in filtered water station in the garden area, making it easy to refill your bottles while enjoying the outdoors.
• Al Fresco Dining: Gather at our beautiful long table for a meal under the oaks. The garden area features a dedicated sink fully stocked with plates, bowls, and cutlery for your use.
• Nature at Your Door: With Topanga State Park bordering two sides of the property, you have direct, effortless access to some of the best hiking trails in Southern California.

Other things to note
1. Nature & Wildlife

Because we are immersed in nature and border the State Park, you will likely see and hear local wildlife, including hawks, owls, and perhaps the occasional coyote or deer.
We live in a delicate ecosystem, so please ensure no food is left outside overnight.

2. Fire Safety - Crucial for Topanga**

Topanga is a high-fire-danger zone.
**Strictly no smoking, candles, or open flames are permitted anywhere on the property, indoors or out.
** We appreciate your help in keeping our mountain community safe.

3. Water Conservation & Septic System

We utilize a sensitive septic system.
Please only flush toilet paper—no 'flushable' wipes or feminine products. Additionally, as we are in a drought-prone area, we kindly ask that you be mindful of water usage during your stay.

4. Cell Service & Wi-Fi

Cell service can be unreliable in the mountains.
We recommend enabling 'Wi-Fi Calling' on your phone before arrival.
We provide high-speed Wi-Fi to keep you connected while you are on the property.

5. Terrain & Accessibility

The property is tiered and involves some walking on uneven ground or stairs to reach the intermediate level. We recommend wearing sturdy shoes and packing light or using backpacks rather than heavy rolling suitcases if possible.
We recommend arriving before sunset for your first check-in to better navigate the mountain roads and property layout.

6. Quiet Hours & Shared Spaces

To preserve the peace of the canyon, our quiet hours are from **10:00 PM to 8:00 AM**.
Please be mindful of noise when using the communal garden areas or the outdoor sink during these times.
