Our Vacation Rental Condo Sleeps up to Six People

The master bedroom has a king size bed. The bunkie can sleep 2 and the pull out couch two more for up to 6 people. Additionally, there are two full washrooms, a main washroom, and another full washroom off of the master bed room.

Our vacation rental unit lives up to its location on Long Beach.

After we purchased the condo earlier this year, we renovated it with personal use in mind. The reason that this matters to you is that as potential renters you benefit from the renovations which included a new air conditioner and a new water heater to help ensure a trouble free vacation; new furniture for the balcony; new paint throughout; fixing the crown moulding; a new queen sized pull out couch for the living area and a matching loveseat; a new flat screen tv for the living room; new drapes on the balcony door; a new kitchen table with leaves that drop down to conserve space new bedspread for the master bedroom and new mattress protection and cover for the bunkie. With these renovation you should find the condo very pleasant, particularly with the views of the Gulf from the living area of the condo, including the kitchen.

The vacation rental condo is well equipped

Our air conditioned condo has a ceiling fans in the master bedroom and in the living area. It also has wireless internet access using your tablet/cell phone/portable free unlimited long distance calling within to Canada and the United States.The condo is equipped with a washer dryer, a microwave, and a dishwasher.

About Jim Kirby

I am a retired engineer. I own this unit together with my wife and my brother and sister-in-law.

In my former job I worked as a senior manager in the investment planning division of Ontario Power Generation. My unit analyzed investments and re-investments in physical plants (as opposed to financial investments).

Of interest to potential renters is my understanding, developed over 35 years of working in the electricity industry, of the importance of adequate maintenance. I apply this understanding in maintaining my condo.

In the short run, maintenance looks like a cost, but even in the medium, and most certainly in the longer term, postponing maintenance results usefulness and increases costs. we apply this understanding to maintaining our unit. We are looking for repeat business and if we do not maintain our unit we will not get that.

Additionally, we use the condo ourselves when it is not being rented out and our own enjoyment depends upon the quality of maintenance.

I still keep my kind active doing volunteer analysis for the University of Waterloo institute for Sustainable Energy (Wise).

Why Jim Kirby chose Panama City Beach Area

There is nothing between our private 14th floor balcony and the sparkling waters of the gulf but the condo large swimming pool and the white 'sugar sand' of Long Beach. The sunsets seen from the balcony are spectacular. I started with the balcony since it is my favorite spot. I am disabled (more like mobility challenged) so sitting out of the balcony watching the Gulf, reading a book, or doing my volunteer work on a a portable computer. The unit has Wi-Fi, so do not forget yours, if you are so inclined.

Long Beach set a high standard and is the major reason for renting this unit, but our newly renovated unit matches it.

This one bedroom, 850 square foot unit, has two full washrooms and can sleep up to six. Here's how. There is a King Size bed in the master bedroom, a Bunkie and a brand new queen size pull out couch in the living area. (Many adults would find sleep in the upper bunk a challenge.) The unit comes equipped with a washer-drier (no Laundromats for you), a microwave oven, a dishwasher and a well stocked kitchen.

When we bought this unit we replaced most of the furniture, tore out aging broadloom and replaced it with ceramic tile throughout, repainted, fixed the crown molding, replaced a broken air conditioner and replaced the hot water heater because it was getting corroded (maintenance).

In 2017 we bought a new memory foam bed.

What makes this condo unique

When you rent directly on the beach you do not have to fight the traffic to get to the beach, and do not have to circle around looking for a parking spot. After a day in the sun swimming in the gulf or the large outdoor pool, sunning yourself on Long Beach, hunting for seashells, jogging, walking, building sandcastles, or fishing off of a nearby pier you do not have to pack up to go back to a motel.

Wonderful condo and fantastic vacation!!

We just returned yesterday from one of the best vacations we've had (our first without our children) to celebrate our anniversary. We've rented before but this was by far one of the best experiences we've had EVER. Jim, Pat and Rita were so pleasant to deal with. We had no problems at all and their condo is very beautiful and inviting. We spent a great deal of time on the balcony watching the ocean and had a great view of the dolphins on several mornings! Everything was perfect and we hope to use the condo again next year! We highly recommend this condo not only because of the great hospitality, but the location is also perfect and close to so many things. If we could give it 10 stars, we definitely would! Thank you again, Rita, Pat and Jim! You made our vacation spectacular!!!

Beyond expectations!

My husband, mother, and myself loved our stay at this condo! We stayed the first week of September and the weather and water were both warm and beautiful. The owner had provided us with all the information needed to make checking in a breeze. The resort was clean and welcoming. The condo itself is beautiful. Not over the top, but perfect for a relaxing stay on the beach! It was clean, well furnished, and decorated nicely. We all said that we could retire and just live in this condo! The absolute best part was the balcony! Very spacious with great patio furniture (perfect for "big girls" like me). And the view overlooking the beach and clear waters! We spent every morning watching the sea life (sting rays and dolphins were daily visitors). This part of PCB has white sandy beaches and emerald blue waters...it's beautiful and I understand why the owners chose this spot! Also, we found everything we needed very convenient to access (Walmart, restaurants, souvenir shops, etc). The sidewalks were under repair during our stay, but that is no fault of the owners. Overall, We highly recommend staying here and we plan to do so again! Thanks to the owners for letting a share a little piece of their heaven this week!

Beautiful condo with an amazing view!

The unit was clean and well stocked. Linens were provided. Having two bathrooms was a great bonus. its a great unit and the balcony is spectacular. The only thing I would change is that the mattress on the pull out sofa is pretty uncomfortable.. other than that the place is pure perfection!! will be back

Amazing view!

What an amazing time our family had in PCB! This was our first trip here and we will definitely be back!! The condo was perfect for what we were looking for! It worked well for our family of 5! The master bedroom was nice in size with a private bath. Having an extra bathroom was very helpful!! The kitchen was fully equipped for preparing meals each day. This condo absolutely met all of our expectations and then some! We were conveniently located near lots of attractions. Thanks so much to the Kirbys for such an enjoyable experience.
