Escape to quiet, laid-back Tappahannock. Tidewater Manor is a spacious and comfortable vacation rental home where sunrise over the water is breathtaking and experiencing a full moon is a thrill! The kitchen contains everything you need for cooking. If you’d rather cook out, a gas grill is provided. Don’t want to cook at all? No problem, Tappahannock has many great places to eat including the notorious “Lowery’s Seafood Restaurant” just a couple minutes away.
This is also a dream destination for outdoor enthusiasts. The property has lots of grassy waterfront yard for games and has a private pier if you like fishing or want to bring your kayaks and canoes. The river is a popular spot for bald eagles and Essex is one of the top five counties in the state for breeding pairs. Chances of spotting an eagle while visiting are fairly good. Tidewater Manor is located in the center of the Rappahannock River Valley National Wildlife Refuge and its Hutchinson Trail, right across the street, offers accessible fishing and nature trails as well as excellent wildlife viewing opportunities.
A couple miles up the road you can catch a round of golf at Hobbs Hole Golf Course. If antiquing is your thing, you’ll find Tappahannock has several shops you’ll want to visit. And Essex Movie Theatre might be of interest on that occasional rainy day.
Beyond the town you’ll find yourself surrounded by an area rich in our country's history. The area offers, great restaurants, wineries, state parks, and historical sites—including Stratford Hall Plantation (home of Robert E. Lee) and George Washington's Birthplace—all within a short driving distance.
Located just an hour north of Richmond/Williamsburg VA, and an hour and a half south of the Washington, DC beltway, Tidewater Manor is great for family vacations, family/friend reunions, and more.

TERMS AND FEES:
RENTAL FEE AND DEPOSIT:
• A 50 percent deposit is required to reserve the property with the balance due 30 days prior to the arrival date. If balance is not received 30 days of arrival, property will be relisted and a refund will only be issued if the property can be subsequently re-rented for dates originally reserved.
• A $150 property damage deposit is required and is payable 30 days prior to arrival. If there are no damages, a refund will be issued within one week following departure date. Damages exceeding $150 are the sole responsibility of the renter.
• To save both the hassle of the damage deposit and provide protection against damages expenses, renters can elect to purchase damage protection through VRBO instead of paying the damage deposit. The price is $49 up to $1500 in damages but is not refundable. Contact owner to purchase this coverage. Evidence of this coverage needs to be submitted along with balance of rental fee 30 days prior to arrival.
Vacation rentals are limited to 12 people. The property, premises and restrooms inside are for use by registered guests only. Please contact the owner for events or planned gatherings exceeding this limit.
• Renters are expected to leave the home as found including washing towels and linens on the morning of departure. Please ask to view the check-out check-list when making reservations.
• CHECK IN/OUT: Unless other arrangements are made in advance, Check In on day of arrival is after 4:00 PM and Check Out on day of departure is before 11:00 AM.
• PETS: Small dogs will only be permitted with prior authorization and a signed pet addendum. A pet deposit may apply. SORRY, NO CATS.
• FIREPLACES: Are NOT operational and cannot be used.
• INTERNET: Service is NOT offered, however, most smart phones can be activated (often at no charge) as a wireless, personal hotspot to provide internet to your other devices and only takes a quick call to your cell phone service provider to activate.
• PAYMENTS: Transactions are done via check and US mail.
AGREEMENT: In order to reserve desired dates, the deposit along with a signed rental agreement (and pet addendum if applicable) are required.

We stayed at Tidewater Manor during the Christmas and New Year's holidays and the house could not have been more perfect. We had six to eight adults there at various times and the house was large enough for everyone to have their own space, but still felt cozy and inviting. It was built in the 1940's and has tons of character. The view from the sunroom is amazing, and the Canada geese kept us company most mornings. All of the rooms are nicely furnished and the downstairs master suite has been wonderfully updated. We cooked most of our meals there rather than going out to the local restaurants, and the kitchen had everything we needed.
Roxeanne is an excellent host, and very communicative. She lives just down the road and answered all of our questions quickly. We called to ask where to buy a Christmas tree in town, and she grabbed one out of her attic and drove it over in her truck, complete with decorations!
I'm sure the place is fantastic in the summer with all of the river activities available, but we found it to be a perfect gathering place for a family winter holiday. We will definitely be back!
Our extended family came together from various parts of the country to spend Thanksgiving with us. The home was easily large enough to accommodate everyone throughout our five-day stay, and had all the amenities we needed. The kitchen facilities were large and varied enough to cook up a large Thanksgiving dinner and the dining room was the perfect size. The surrounding area is full of river and Chesapeake Bay attractions including some interesting wineries and oyster restaurants. The two large TVs also allowed different members of the family to view their teams' football games in comfort throughout the Thanksgiving football extravaganza. The beds were very comfortable and the abundant bathrooms allowed every member of our group the privacy they wanted. The owners were very responsive in booking the property and coordinated quickly with us as we prepared for our stay. We recommend this beautiful home for anyone with a larger group to accommodate.
What a perfect location! A small southern town on the Rappahannock River with a few great restaurants. But the real gem is this southern Manor House on the rivah!
I celebrated my 50th birthday with some of my girlfriends at this lovely home. We ran boats and skis up and down the river, floated in our rafts, enjoyed beautiful sunrises and sunsets in Adirondack chairs and had a catered dinner on the grounds under the 250 year old oak trees. F.A.B.U.L.O.U.S! This was just perfect! The house was just lovely, had plenty of rooms for sleeping accommodations and was decorated beautifully and comfortably. Wonderful sun porch, great dining room and comfortable living room.
This house is great for families and multiple couple groups. I would book it again in a heartbeat! The owner Roxanne was the perfect owner/operator and was very helpful in making sure my birthday celebration was perfect! If you want a great southern Virginia experience in a historic manor house - this is your best bet!
We had rented two properties in Tappahannock for a family get together. I received several compliments for selecting an excellent location. The weather cooperated and so all really enjoyed spending time in the very spacious backyard. We had a crab feast for which we bought crabs and oysters from Ferguson Oyster Company on Route 17. Some of us enjoyed the crafts at the Rivahfest on Saturday while others enjoyed spending time on the pier - four decided to go on the paddle boat. I really enjoyed the beautiful sunrise - it was very relaxing to sit in the enclosed porch each morning. I really appreciated Roxanne's willingness to work with us so that all of us could enjoy our time together that weekend. I would definitely consider coming back in the future.
This was a great house inside and out. We had about 10 adults and everyone had their own space and more importantly their own bathroom! Absolutely beautiful lawn/view. We did try the paddle boat but could not get the back seat pedals to turn properly but no worries there. We did have an issue with ants in the kitchen however the owner provided ant bait traps which did help. I hope to rent this properly for future events at SMS.
