Villa Mulinello.

Sleeps six, over 972 square feet. Restored in 1990, it is the result of successive works on the original tower dating back to 17th century.

Tucked into the hillside, with perfect views across to Montepulciano, the house is set over two levels. On the ground floor, a lounge with fireplace forms the center of the house. From here you have access to the three bedrooms: one double, and two twins. One of these has en-suite bathroom with shower. The other bathroom has a bath tub.

Wooden stairs lead to the upper floor, where there is a large kitchen/dining room with a fireplace for barbecues. Access to the kitchen is also through a terrace equipped with iron chairs and table.

Another terrace, shaded by a pair of old oaks, looks over the valley. Throughout, the house has period furniture from the owner's family. Central heating, and sun loungers in the garden.

The property.

Farm Capanne di Sopra is located 1.2 kms from the hamlet of Montefollonico, in a quiet setting which enjoys the unmatched skyline of Montepulciano, with its masterpiece temple of San Biagio, Val d’Orcia's hilly border and top of Mount Amiata.

The property is situated on a slope at 450 meters of altitude, covering a 5 hectares hilly surface, with an olive grove and a small vineyard, which give an “extravergine” olive oil, and a Chianti Colli Senesi DOCG red wine.

The two stone farmhouses of the property have been restored in accordance with Tuscan traditions, and carefully furnished with owner's family pieces. The two houses, although closed one another, are independent and assure absolutely privacy to residents. The houses are fully equipped for six: in the kitchen, bedrooms and bathrooms. Barbecues in the kitchen. The houses have: drinkable water from public utility, instant hot water, mobile telephone, washing machines and central heating. Baby cots and high chairs. There are a number of sun chairs and iron made chairs and table to dine outside. A USB key is available for Internet 3G access.

To preserve the character of the site, the owners chose not to build any swimming pool. In any city nearby there is a public swimming pool.

Some 400 meters from the paved road, the site remains secluded while accessible only via a private driveway, ensuring that you'll be staying undisturbed, in the midst of olive groves, vineyards and woods. Parking area at the entrance of the property.

Historical and cultural sites nearby include Montepulciano, Pienza, Montalcino, Cortona, Chiusi, Monte San Savino, Siena, Arezzo, Perugia and Lake Trasimeno which are all within 75 minutes drive. The thermal spas and bathing at Chianciano, Bagno Vignoni, Bagni San Filippo and Rapolano are no more than half an hour's drive away, and three swimming pools within 10 kilometers.

You need a car to get there. Montefollonico provides basic services ( food shops, bank, pharmacy, restaurants, and sport bar), and is at 7 kms from Montepulciano and 5 km from Torrita di Siena. Take A1 Highway ( Autostrada del sole) and leave it at Val di Chiana or Chiusi exit. Then you need about half an hour drive to the farm. The closest Railway station is at Chiusi, on the Roma – Firenze line, about 15 miles away. At reservation we will forward you a detailed road map and instructions.

We bought the property more than 20 years ago. Done a big restauration work, in several installments. Planted olive trees and more wine. Reshaped the cellar, we make wine and oil for the family and guests, not a commercial production, although under certification procedures. We are retired, an ex computers systems manager and a librarian archeologist.

Tuscany is a favorite place for my husband and me - and particularly the Montepulciano/Montefollonico area. Having stayed in Montepulciano (walking over to Montefollonico for lunch) we decided for this vacation to stay in the smaller of the two hillside sisters. We couldn't have been happier with our decision. The farmhouse was beautiful, secluded and quiet. The scenery from the windows, breathtaking. I could have stayed here forever - and often revisit the spot in my mind when everyday stress overtakes me. We plan a return. It could never been soon enough!

Beautiful home and view

We loved our stay at Capanne. We stayed for 5 nights and were awestruck every morning by the view out of every window. The house is down a long dirt road and very secluded and quiet, surrounded by olive trees and with spectacular views to Montelpuciano. At the same time, it is an easy drive to Montelpuciano, Pienza and other hilltowns. We wish we could have stayed longer!

The town of Montefollonico is a nice long walk or a short drive away. I lovely little walled hill town with a couple of very nice restaurants and a grocery store, as well as a ceramic store. We had dinner out twice and both meals were fantastic.

The house itself is lovely and full of character. Very lovingly furnished and maintained. The housekeeper is very helpful with the check in and stopped by every day. The owner, MIchele, checked in on us several times, including the day we arrived and made sure that we had dinner reservations in town that night. He also was very responsive when we lost power one night. He and his family made us feel very welcome, even inviting us to join them for dinner when we were in Rome a week after our stay at Le Capanne.

The house is well-equipped with updated baths and a lovely small kitchen, that is very manageable for cooking dinners. As the house is in the country, there are some bugs around, esp. ladybugs, but that added to the charm of the home.

We would highly recommend Le Capanne for anyone who wants a quiet, tranquil stay in the heart of Tuscany. We hope we can visit again someday!

Great location with a perfect view

We stayed 4 weeks in Villa Mulinello during June 2016. Upon arrival, I felt immediately like being home. I don't think the pictures even do justice for the place. The view towards Montepulciano from the yard and the terrace is just stunning. The kitchen is well equipped for cooking, but several times we also walked up to Montefollonico for dinner (there are a few very nice restaurants in the town). We also had the pleasure to meet the owners Michele and Christina. They were very nice and did their best to make our stay as comfortable as possible. I really hope I'll be able to return to this place. After driving around Tuscany for 4 weeks, I still think the most beautiful landscape I saw was from the front yard of Villa Mulinello.

Che pace che silencio.....

Villa Mulinello is everything you can imagine if you want a quiet, peaceful and beautiful stay in Tuscany. The house is easy to enjoy and has the space and amenities you need to relax, enjoy the area, and see some of the best countryside views imaginable. Montefollonico is nearby and we enjoyed the market, the restaurants and the sports bar (for a nice spritz before dinner). Michele and Christina are great and they made sure everything was perfect for us. We were able to cook at the house and since we were staying a week, we also did laundry, woke up to great sunrises with coffee and cornetti from the local market, drove to wherever in Tuscany we wanted to go and returned to a peaceful and beautiful home base.

What a view

We have visited this area several times before, but never have we stayed in such a comfortable house with such a view. We selected the smaller house for four of us and it was perfect, with plenty of space to spread out. The weather was wonderful the entire week of our stay, so we were able to hike from hill town to hill town, which was our goal. The location of this house is ideal for that. Because of the lovely weather, we were also able to enjoy the view towards Montepulciano from sunrise to sunset, and spent hours on the patio and in the lawn chairs relaxing after our walks. If the weather had been chilly, however, I'm sure we would have stayed cozy by the fire in the kitchen area. I loved this house and setting and hope to return with our entire family of seven and we will take over both houses.

Bella anche in inverno!

Siamo stati ospiti di casa Mulinello dal 29/12/14 al 02/01/15. Nonostante le temperature rigidissime (-8 gradi nella notte e 2 di giorno) siamo stati benissimo. La casa è confortevole, vanta di posizione ed esposizione perfette, è immersa nella natura e con una vista incantevole sulle colline davanti Montepulciano. Giardino bellissimo e, nelle giornate di sole, perfetta oasi di gioco per i bambini. Massima disponibilità da parte dei proprietari e davvero bellissima presenza, accoglienza e assistenza sul luogo (grazie Maddalena!).
