Waterfront Water's Edge luxury suite, Suite C-204 accommodates up to 6 guests (See below) with two bedrooms and two bathrooms located on the North Fork of Long Island at The Cliffside Resort Condominiums in Greenport, New York.

The property is owned and operated by Tocaro Realty LLC.

The Space

As the owners of Suite C-204 through Tocaro Realty LLC, my wife and I take pride in welcoming you to our personal getaway retreat, which is truly la crème de la crème within the preferred Water's Edge category offering you one of the best all season panoramic waterfront views in the entire complex.

2015 is the seventh full season of operations for the resort. The resort is well maintained and feels like it is brand new. Each of the 68 condominium suites are individually owned, decorated and maintained. In preparation for the 2014 season my suite was painted and the carpeting was replaced with tile flooring. The outdoor deck furniture was replaced in 2015 (but not the pictures).

Our Water’s Edge suite is in the waterfront Captain's Roost Building on the second floor. The unobstructed views of the Long Island Sound and Connecticut from the master bedroom and its balcony as well as from the living room and its separate private covered deck are breathtaking. The stairs to the beach are located just yards away from the suite’s rear stairway. At approximately twenty feet above sea level, the bluff is just the right height to offer both fabulous panoramic views and access to the beach below.

The master bedroom has two sliding glass doors, one leading to a balcony and one leading to the private covered deck. Only a limited number of units have a master bedroom with two screened sliding glass doors that let the light and sea breeze pour in and a balcony that faces the water. If you love romantic sunsets, the balcony off of the master bedroom offers one of the best all season waterfront views to the west in the entire resort. Magnificent water views can be seen from the living room pullout couch that sleeps two.

Suite C-204 is in the Captain's Roost Building and offers a panoramic view that feels surprisingly secluded. The feeling of romance and privacy is enhanced by the separation of the Captain's Roost from the reception building, pool area and the other waterfront building.

The master bedroom has a queen sized bed. The second bedroom has two extra length twin beds. The couch has a pull out full sized bed.

Although the unit can theoretically sleep 6 people, think carefully if you are considering six adults for more than a long weekend. The indoor and outdoor dining tables accommodate 4 people each. Make your own decision as to whether the space is adequate for six based on how you intend to use it and the personalities in your party. For some groups that is part of the fun, for others, not so much.

Guest Access

Full access to condominium property, private beach, pool (with lifeguard) and coin operated washer and dryer in the basement.

Some people prefer the rural North Fork of Long Island during the spring and fall seasons. Don't miss the strawberry festival in the spring and pick your own pumpkins and apples in the fall before attempting to navigate a corn maze.

Lovely condo overlooking LI Sound.

The directions were easy to follow to the condo, and, as advertised, it was close to the cliff's edge with a great view of LI Sound. The condo is well-appointed and sea-themed decorated. The bedrooms were comfy with decent storage/closets. The LR/DR/kitchenette was not huge but certainly spacious for 2-4 people. I did need the provided step ladder to reach some of the kitchen shelves since the cabinets are hung higher than usual. The outdoor deck has a table and four chairs facing the water. The beach is only steps away down the wooden staircase. All in all, I would stay again when I'm out in the Greenport area.

Condo was well maintained and was steps away from the beach

Location of this condo in the complex was ideal for beach lovers. Lovely spot to spend the day in the sun. Plenty of beach chairs available for use and the water was clear & tranquil. Very suitable for swimming. Beach is rocky, so bring water shoes. At night we would build a campfire on the beach and watch the beautiful sunsets. The condo itself was well maintained. Cooking a family size meal is a bit challenging. The kitchen area is small and appliances are hotel size. Be prepared to food shop daily if you plan on eating in often.

Beautiful setting

Lovely condo in a great community overlooking the bay with a beach our kids nicknamed "pebbles." Stayed here for a long weekend with 2 young kids. Lots of outdoor space to run around on the grass and watch sunset. The heated community pool was never full even for holiday weekend. The town of Greenport is a short 8 min drive.

Due to the thin walls, we did experience a lot of noise in the neighboring unit one night even though there was supposedly a night curfew after 11. Obviously that's not the owners fault, since the development is also rented out as a hotel as well.

Would definitely stay here again!

We stayed here as a group of 4 mom's for a relaxing weekend. Perfect accommodation for our needs. Close to vineyards and town and you cannot get closer to the beach! Condo was clean and well appointed

Happy New Year in Greenport

We recently stayed during New Year's week at this property and had an excellent time. The unit is perfect for a small family like ours, and there are many area attractions for kids and adults alike. The condo was clean, comfortable and had a breathtaking view, pictures can't do it justice. We loved being able to take a quick walk down to the beach and it is close enough to town to get something to eat or pick up any supplies. The resort itself was very quiet while we were there, with only a few other units in use. The winter is the off-season on the East End so if you are looking for a place to unwind and relax this is the perfect location for that. Wineries are still open, but several restaurants in town are closed for the year so you will want to call ahead to confirm hours, same goes for some of the attractions found online. That said, there is still plenty to see and do. Took advantage of the smart TV in the living room to watch some Netflix movies at night and enjoyed a glass of wine to end our days. Highly recommended, and the owner was very easy to communicate with prior to and after our stay.

Greenport is accessible by car, train, bus and boat being approximately 10 minutes from the Orient Point ferry terminal for those coming from or going to Connecticut. The Shelter Island ferry terminal is located in Greenport and offers a shortcut to the Hamptons, Montauk and the South Fork of Long Island. The Long Island Rail Road will take you all the way from its Greenport station to Pennsylvania Station in mid-town Manhattan. The Tangier Outlet Shopping Center, Riverhead Raceway and Splish Splash Water Park are all only twenty minutes away to the west.
