Imagine walking into a postcard and you will have an idea what it is like to stay at South Branch Farm. No joke - our Farm is the backdrop for a postcard sold in local shops for over 50 years!

The home is a fully modernized 4 bedroom farmhouse perfect for a family vacation or a weekend getaway, surrounded by 45 acres of private land a mile and a half nature trail maintained for our guests to explore the various areas of the property. Get ready to breathe in the country air and go for a hike or just kick back on the spacious deck.

Situated in the Blue Grass Valley of Highland County, South Branch Farm is located 15 minutes drive to Monterey.

South Brach Farm takes its name from the headwaters of the South Branch of the Potomac River which flows through the front of this unique 45 acre property.

Cell phone reception is very spotty in Highland County. SBF has a cell phone extender that works well if you are a Verizon customer.

Do keep in mind that this is the country so it doesn’t have the conveniences of modern city life. For example, our water comes from a spring located on the property so guests may need to stagger their showers and limit the use of the washing machine to allow for the water system to keep up.

The Farm is not "working farm" so there is no livestock on the property.

We had the most perfect week at the farm. The views are stunning. The weather was perfect. It’s quiet and peaceful. No mosquitos. The stars were amazing. The house served all our needs and was very comfortable. I hope we have a chance to come back!

Quiet, clean air, beautiful skies and stars when it's clear
We stopped here at the end of July for a few days on a trip west from the Baltimore/DC area, wanting to show our kids a nighttime sky full of stars. The first night was clear and did not disappoint - it was absolutely beautiful! The property was quiet, both day and night, it was so peaceful. For late July, it was low to mid 70's in the day, and mid 50's at night. It IS a 20 minute drive over the ridge into the next valley to get groceries, so you need to plan ahead, but that's part of the beauty and quiet. If you don't hunt or fish, you have to go a ways to find something to do, but you should know that from looking at the area. The house is great - clean, well decorated, and comfortable. We cook all our meals at home, and the kitchen was well equipped enough to do the same here when we didn't eat out. Bring bug spray; it can get a little annoying when you hang out in the yard, but didn't keep us from roasting marshmallows to make s'mores over the fire pit. I've been to Switzerland, and it's no wonder Highland County is known as little Switzerland - just beautiful everywhere you look, from one valley into the next.

Great Happy Home For Our Maple Festival Stay
We had a great stay for Maple Festival! Our home here was warm, comfortable beds with plenty of room, well equipped kitchen, nice living room area for all of us and as one of this home's special perks is a nice carport to protect from weather when packing and unpacking. There are 360° views for this home. The kitchen has incredible view and opens to deck. Hope to come back to enjoy this summer! It was a bit chilly this visit but never inside, we were warm and cozy watching some of that snow fall and all the birds and cattle on the hills! Second perk, there's also a front room...an enclosed porch (does have heat) that's all about the sun shinning in warming it unbelievably so you don't need the baseboard heat at all. Great room to sit and watch the birds or read about the birds, flowers, nature...books provided by Host. Can't wait to come back and explore the beautiful trails up the hillside Thanks for sharing your Great, Happy Home for Our Stay!!!

It s hard for me to give a positive review because I don’t want anyone else to rent the house during early October. Incredible weather to enjoy the property, a local festival and peak leaf change. A really nice place to decompress and enjoy nature, and maple syrup.

Guests will have the entire home and 45 acre private property to themselves. Pre-COVID: We have a property manager who greets all of our guests, provides an orientation to the home, Farm and surrounding area and then allows our guests full privacy.

Due to COVID-19, we have implemented a no contact check-in process.
