Ranch house that sleeps 12-hills, ponds and creek on premises; Close to activity
The classic ranch home was built in 1950s -- it retains the character of an East Texas ranch home of that era. Cattle still graze the rolling hills and rest under the shade of the large oak trees.
The home has 3 bedrooms and 2 bathrooms. Sleeping has been arranged so that 12 people fit in beds. The home is often used for large family get-togethers and reunions, where several generations enjoy family time, the outdoors, and the amazing scenery of East Texas. Kids love to set up tents and 'camp' under the trees surrounding the home. The property is ideal for these family times, but would also be great for church or company retreats, scrap-booking or quilting weekends, or a romantic escape from it all.
Bedroom accommodations include a room with a double bed, a room with 2 queen beds, and a room with two twin beds. A large living room has been set up to accommodate guests in a king bed and a queen sleeper sofa. The family room also has a sleeper sofa. There is seating for 12 with 6 at a dining table and 6 at a kitchen bar area.
Outside, there is a picnic table under the covered patio. There is a bar-b-que grill and fire pit available outdoors, as well as several portable chairs.
One of the best aspects of this rental is the 250 acre ranch land that is part of the experience. There are three ponds, and you are sure to spot turtles resting in the sun at the ponds. The pond closest to the home has an aluminum boat for rides on the pond -- offering fun for children or romantic escapes for couples. An early morning or afternoon stroll to observe wildlife and experience the tranquility of the outdoors is a great way to spend some time in the country. Bird-watchers can find wood ducks, woodpeckers, mockingbirds, and several other native species of birds from East Texas. Other wildlife can be seen on a hike down to the creek. Though the water level varies with drought and rain conditions, there is always a stream of water in the natural creek. An old wooden bridge (for foot traffic only) leads to heavy thicket area that abounds with more critters, such as raccoon, possums, dear, and pigs.
Our family and friends have loved getting away to the country home -- always disappointed to leave the beauty of it all.

About Keri Shannon
We are originally from Houston -- and visited this ranch growing up and visiting family. It is currently owned by two brothers, a sister, and their mother. It is a family get-away that continues to build beautiful family memories.

Why Keri Shannon chose Anderson County
The ranch has been in the Price family since the original Price brothers settled in Texas from Ireland. The current home was build by Uncle Jake, a WWII veteran and member of the famed Merrill's Marauders. The ranch was passed down to us from Uncle Jake and Aunt Evelyn. It has been our family get-away all of our lives. We invite you to create many special memories as we have over the years.
What makes this Farmhouse unique
The home is large enough to fit many people comfortably. However, the best part of the ranch is the serenity you find in the natural surroundings. Looking out the kitchen window, you see pastures surrounded by thick forests and rolling hills. Take a stroll and enjoy the sounds of crickets and frogs or the smell of clean air and fresh grass. It is a nice escape from the pressures of everyday life -- like traveling back in time to a simpler way. Sitting on the outside patio in the evenings enjoying simple conversation, reading a book, or laughing with children creates memories that will last a lifetime. A trip to the ranch is perfect for family get-togethers, mother/daughter or father/son adventures, or romantic escapes.

Awesome weekend in the country
This is really a great place to spend time with family and friends. The house has all the comforts of home and has plenty of room for twelve. No cable TV or Wifi is actually a bonus. We had interactions that would never have taken place if those distractions had been available. There are all sorts of things to keep everyone entertained - fire pit (one of the favorites), hiking, bicycles, yard games, cooking out, etc. A plus for us is that it is fairly close to New York Ziplines, which was a great experience. We would love to make a return trip to Cotton Price Ranch and would highly recommend it if you are needing to have a change of pace! Hope you enjoy it as much as we did.

Awesome to relax
A quite relaxing place to stay. We felt right at home.
We had a wonderful time staying at the ranch house. It was very relaxing, no hustle and bustle of staying at a hotel. The house had everything we needed. I did not notice the mention of a grill when I booked, but there is a rather large one that we used. It is a charcoal grill. Bring charcoal if you plan on grilling. the house has a nice back patio which is where we spent most of our time just relaxing outside. the patio chairs are comfortable we found the cushions for the chairs in the garage. The kitchen had everything we needed to make our meals. We really enjoyed staying at the ranch house and would definitely like to revisit in the future.
Home away from home
Lovely home! This house has almost anything you would need. Seriously. Very clean. We really enjoyed our stay. It was peaceful and quiet.
Plenty of room and lots of outdoor space to explore
It's a typical ranch house and had plenty of room for our extended family. Big kitchen helped too. We really liked walking the acreage and seeing the wildlife.
Renter beware. The owner came two days before our check out date and insisted he was unaware of the remaining days of our rental. Even after showing him the confirmation email he still asked us to leave as he would be staying there. He knocked and proceeded to walk into the house before my wife could get to the door. The Home Away property manager was very nice, apologizing and made refund quickly. But we had to find a hotel for the remaining days of our trip. Would NOT stay there again.
Please accept our regrets for the mix up in the reservations over the Christmas holidays. We saw that your reservations began Dec. 22nd and ended noon Dec. 29th. We had reserved the ranch from Dec. 29th through January 2nd. We were unaware of your request to arrive two days later and stay two extra days. This lack of communication will be solved.
Not being aware of this change Glynn, one of the owners, arrived at the ranch on the 29th and knocked on the door, with no answer he opened the unlocked door and called out a hello. He did not walk in until the renter had emerged.
She nor you were unaware that ten other family members were on the road to meet at the ranch. This included Glynn's son who is wheelchair bound with muscular dystrophy.

Most visitors to the ranch home claim that their favorite activity is just hiking around the property, visiting the ponds and the creek, enjoying the solitude of being away from the hustle and bustle of it all. The several trees and rolling hills create a serene environment, enjoyed by young and old alike.
For travelers who would like to use the ranch as a stopping off point for area sightseeing, the ranch is located in proximity to many East Texas tourist areas. The home is 18 miles to Athens. In Athens, you can visit the East Texas Arboretum, Texas Freshwater Fisheries Center, Athens Scuba Park, Lake Athens, the Athens Opry, or enjoy shopping at the farmer's market or for antiques at the many area shops.
Palestine is only miles away too. In Palestine, people can visit the Columbia Scientific Balloon Facility, Lake Palestine, The Museum for East Texas Culture, the Palestine Community Forest, the Gus Engeling Wildlife Management Area, or the Famous Texas State Railroad -- which boasts the Polar Express Train ride and many other interesting dinner and themed train rides. Also located in Palestine is Reagan Park, which host Classic Movies in the park and Splash Day in park.
There are several vineyards in the area that offer winery tours: Tara Vineyard and Winery, Sweet Dreams Winery, Texas Vineyard and Smokehaus, and Granny Muffin Winery.
Rated as a Best of Texas Adventure Tour -- the New York, Texas Zip-Line tour is located only 15 miles from the property.
Canton, which is famous for its First Mondays and several antique shops, is located only 40 miles from the home. Tyler and its famed rose gardens is 45 miles from the ranch.
