Our two story town home overlooks a beautiful garden. Two bedroom 1 and 1/2 bath comfortably sleeps 4 upstairs and 2 downstairs. Located in the zilker neighborhood, walking distance to several excellent restaurants and boutique shopping.
Charming 1050 sf townhome with additional 50 sf second floor balcony overlooking magnificent 1200 ft garden, newly renovated as of october 2014. A large master suite with shower, bath and large walk-in closet. Wireless high speed internet.
Property has many large oak trees, and beautifully landscaped yard. It is walking distance from many major attractions including town lake, hike and bike trail, zilker park, night clubs, bars, shops and restaurants. Great for relaxing, and entertaining small groups of guests.
Bed arrangements that sleep 4-6 people are as follows.
Master bedroom (2nd floor): one king bed or two twin xl beds (sleeps 2)
Front bedroom (2nd floor): one full bed (sleeps 2)
Living room (1st floor): queen blowup mattress (sleeps 2)
More than 6 overnight guests are not permitted. Please note that any guest present on the property during quiet hours (11:00 pm to 7:00 am) is considered an overnight guest.
This house is a great option for special events such as sxsw, formula one, and acl. Very family-friendly, with slide, zip line and trampoline (not quite visible from the house). Kids bikes available upon request. Just a few minutes walk to barton springs and zilker park.
We have an 46' led hdtv hooked up to a dvd player in the living room. You can pick up movies at redbox which is two blocks away at walgreens. Basic channels are available.

Guests have access to the entire townhouse. Rental includes use of the garage.
There are two units on the property, but guests have full access to the back yard. Townhouse is well sound-proofed, so you need not be concerned about noise made indoors. Owner lives in the second unit.
Interaction with guests
We like to greet guests at the house to give them the keys. When that is not possible, we can be reached by phone with any questions or problems.
Zilker is an older, established neighborhood with a strong character and sense of community. Neighbors are friendly with passers-by. There is lots to do within walking distance. The rental is close to all the best austin has to offer. Restaurants, bars, shopping, town lake, hike/bike trail, acl and sxsw venues; everything you might be here to see or enjoy is nearby- broken spoke, torchy's tacos, kerbey lane cafe, phoenicia bakery, papalote tacos, thundercloud, soup peddler, maria's tacos, olivia, opa coffee and wine bar, el meson, lick, and barley swine, chuy's, shady grove, black sheep lodge to name a few. Wheatsville coop, central market, heb and whole foods are all about a 5 minute drive (or less) or 10 minute bus ride away.
Capmetro-we are 1/2 a block from bus route 29 barton hills and 2 blocks from bus stop 772 - lamar & bluebonnet. You can be downtown in 8 minutes or less for $1.
Taxi can get you anywhere for cheap fare in 10 minutes or less.

Please treat our home as you would yours.
We live on a quiet street, so quiet after hours is appreciated.
No additional guests allowed unless approved by the owner.
No commercial use unless approved by the owner.
No pets please.
No smoking please.
1.Number of guests: it is reasonable to expect that you will have company, and you are encouraged to use this house to entertain within reasonable limits. However, overnight guests (including yourselves) are restricted to a maximum of the number agreed upon by us during the booking. Please note that any guest present on the property during quiet hours (10:00 pm to 7:00 am) is considered an overnight guest.
2.Quiet hours: please keep outside noise limited to quiet conversation level between the hours of 10:00 pm and 7:00 am.
3.Noise level at all times should be respectful of the wishes of the immediate neighbors.
4.Noisy vehicles: examples are harley davidson motorcycles and cars or trucks with modified exhaust systems. Such vehicles should be kept to a minimum, and not brought to the house during quiet hours.
Care for the property
1.Please, no smoking inside the house. Smoking outdoors is ok, provided that you dispose of cigarette butts.
2.If you move furniture, use extra caution to ensure that you do not bump walls, windows, woodwork or scratch floors.
The house should be left in roughly the same condition that it was in upon arrival.
1.Please put all trash and recycling in outside containers.
2.All linens may be left where they were last used. We will take care of all cleaning and arranging of linens. Damage that is not remedied by cleaning will incur a fee, not to exceed the replacement value of the linen.
We love to travel and especially love to snow ski.

If you want to experience Austin like an Austinite this is the place for you. We are just two blocks from South Lamar which is the one of the main arteries of Austin. You are literally in walking distance of most of what you came to do in our amazing city. Two blocks away from public transportation, tons of local bars, restaurants, pharmacy, and of course live music!!
We love this home because we are in the heart of the city and we get to come home to an amazing 250 ft deep landscaped yard. The view from the living room and the master bedroom makes coming home an extra special treat. We love to share our garden with friends and family and often have large family style dinners on the lawn- you are welcome to do the same. If you would like for us to arrange a catered dinner for you let us know.
My family and I would like to express our sincere thanks for the time we spent at your house. Rocio, we were impressed with your thoughtfulness, the snacks, drinks and flowers were greatly appreciated at the time of our arrival.
The location of your house gave us easy access to nearby Zilker Park, hiking trails,and not to neglect, great restaurants, shops and downtown Austin.
Our stay for the Thanksgiving holidays were truly memorable. We throughly enjoyed your house and without a doubt would highly recommend your property to other family members and friends.

We had a fabulous stay in this town home over the Christmas holidays! Spacious, bright and airy. Back yard was perfect for our two year old who kept referring to it as a park, it's huge!! Convenient to parks, downtown, shopping, and dining. Would definitely recommend and planning to book for our next trip.
