I’ve stayed at this property before and it suits my needs while visiting Mississippi. The only disappointment I have is the wi-fi / television reception which is spotty and sometimes unreliable.

This property is in a quaint town. It is clean and quiet, and coffee shops and restaurants are within easy walking distance. Easy drive to Ole Miss athletic events.
The bed was very comfortable. Room was supplied with all necessities. I wish there would have been a microwave oven to heat up leftovers.

Perfect quiet spot away from crowded Oxford
We stayed at Blu-Buck during the Ole Miss-LSU weekend. It was a quiet, peaceful stay that really reminded me of why Oxford is so wonderful when it isn't over crowded during football weekends. It was a short 12 minute drive to Taylor Grocery which was convenient on Friday evening and the porch was perfect for drinking coffee in the mornings. We would definitely stay there again and recommend it to others.
This was the 2nd time I stayed at the property. Main Street Water Valley is pretty quiet and the people I’ve come across have been very friendly. I was able to park directly in front of the building the entire 4 days I was there. I had a problem getting the tv to work which was disappointing as I wanted to watch a movie with my grandchildren but it kept coming up “no signal” I don’t know if it was weather related or just me not knowing how to work the Roku. 1st night it was fine, but the next 3 days I got nothing. :(The only other thing I can comment on was there wasn’t really any instructions on what to do with trash or used towels. I will most likely use this place again as it is very convenient to where my daughter and grandchildren live and there is a nice park for kids to play at right down the street.
Stayed here 8 weeks. This apartment was OK but not great. I arrived to find dust on everything, including the cups and plates on the open shelves. The wood floor had splinters on some of the board ends, so I wore flip-flops all the time. One board in particular in front of the dresser was split and raised, causing me to trip several times. The windows were large, but single pane and let in a lot of early AM light, outdoor conversations and loud trucks going by. Apartment was advertised as pet friendly and I brought my cat who quickly found the large gap between the dishwasher and wall and wedged herself in. I lured her out with food and filled the space with towels until I left. No microwave or cleaning supplies in apartment which you would expect in a long term rental. Had to ask where a vacuum was and it was a rechargeable so pretty weak.Good things were that it had great parking, was close to some restaurants, had a great coffee shop next-door, a park down the street for runs and a gym close by. 25 minutes to Oxford/Ole Miss where I was commuting to.

Our apartments are pet friendly, meaning pets are welcome.
The historic property has old heart pine floors, 9 ft tall windows facing West, (with blackout curtains and double paned insulated glass, though this unit does overlook Main Street, which is busy during the day,) and a shared housekeeping area in the hallway. The vacuum is a cordless Dyson... replacing a corded unit that previous guests found inconvenient. That corded vacuum is still in the housekeeping area for anyone to use.
We have asked our housekeeping folks to make sure they dust higher shelves regularly...

Beware!
We absolutely loved staying in this cute little studio apartment. We absolutely loved the old historic charm and had told many of our friends about it and sent pictures of how cute the place was. UNTIL I received the email a few days after our stay stating that we wouldn't receive our deposit back because the floor was scratched. First of all, the floor has about 14 different colors of wood and is already scratched and banged up. If you look at the pictures the owner has added you can clearly see how the floor is already distressed. Pretty sure the scratch was already there. Also, the instructions the owner sends via email about check-in/check-out procedure does NOT specify how to leave the studio, clean dishes, put laundry in pile, etc...we left the laundry in the bathroom and linens on the bed and we didn't even use any dishes..but yet, I don't get back the deposit? Really? PLEASE DO NOT RENT FROM THESE PEOPLE...

Oof. This was a tough one.
Trouble checking in. Trouble with the hvac remote. Trouble with the Roku. Trouble connecting to wifi. Arrived with undeclared cat and dog. Aggressive/abrasive communication style.
Stayed for over a month.
Checked out 4.5 hours after checkout time.
Leather pottery barn couch scratched by cat.
Rainfall showerhead in pieces on the shower floor, with epoxy goop in the shower and on the kitchen sink where repair attempts were made.
Most of the towels taken. The ones left behind ruined.
Pet food and cat litter on floor, empty boxes left, food in and on top of fridge, lots of deep cleaning required.
And we received a scathing review.
Sigh.
First time for my fiancé and he loves it too! Great location, beautiful room, comfy bed, friendly host! Really enjoyed our stay and will return again!!
The process was very simple- the property was charming- we were close enough to everything that we drove very little- loved the balcony over Main Street! The stairs were a little difficult for my husband, with bad knees, so consider that if you have any mobility problems.

Fun, but more like an efficiency apartment than a hotel
I had been wanting to stay at this place and it was kinda fun. You can park right on the main street of town and walk right up to the room. The room is Mississippi-quaint with old, scarred heart pine floors, exposed brick and high ceilings. The BTC is a favorite restaurant just down the street. But it is more like an efficiency apartment than a hotel room. There is a kitchen with fridge, stove, dishwasher, pots, pans, plates, etc. There's no coffee maker, just a coffee press, so if you happened to bring your own coffee (and cream if you take it like I do) you could warm up some water on the stove and make coffee in the press. If, like us, you neglected to bring your own coffee and cream, then you have to hike a block down the street to the convenience store to get some coffee in the morning, or go without. The bathroom sink has no room for makeup, toothbrush, etc., so I put on my makeup at the kitchen sink. Also, no hair dryer, which I guess I should have noticed in the description, but hair dryers are standard in hotels now and I don't travel with one anymore so I did without. We had four large suitcases and the stairs were a challenge. It's fun to be downtown in the daytime, but the town closes down completely about 8 p.m., and the street was dark and lonely. We never saw another human in the building, but we did see some lights in the windows next to us, so it wasn't creepy. This was more an issue of the town than the hotel, of course. On the plus side, it was much larger than a hotel room, with a picnic table for dining and a sofabed. Large windows overlooking the main street. The bed was small (seemed smaller than queen) but comfy, and the linens were clean with a beautiful coverlet. Nice fluffy terry bathrobes in the bathroom. The room decor was an eclectic mix of antique, vintage and modern. Everything was clean. When we arrived, the heat was on and the bedside lamp on, which was a nice touch. It would probably be ideal if you are staying a while and wanted to cook, but for two middle-aged frequent travelers who typically stay at mid-level hotels, it seemed a little like camping out. It appears to be the only game in town if you want to stay in Water Valley. I would stay here again, but at this price point I would really have to consider making the drive to Oxford where I could get more amenities for a lower price. Prior to my stay, the owner was very prompt about answering several questions.

An Enjoyable Experience
I discovered the Blu-Buck Mercantile Hotel when searching accommodations in close proximity to the University of Mississippi in Oxford, MS. The Blu-Buck Mercantile Hotel offered a unique alternative to the lodging offered by a chain hotel. The character of both the façade and the apartment itself, in combination with its locale on a historic main street made for a pleasurable experience. The listing description was accurate and my expectations were met in kind. The property owners, Kagan and Alexe Coughlin were highly responsive to both my booking request and follow on inquiries. I found the ease of access to the apartment and ample parking to be of additional benefit. I would recommend this property to others and would definitely book again when visiting the area.
