Apartment in villa near Rome, top courses golf year round Nazionale and Olgiata

Our house is in a quiet valley just outside Campagnano di Roma and in the unusually fortunate position of being only half an hour away from Rome, near the Vallelung race track, having four excellent golf courses all within easy reach - Olgiata Golf Club, Golf Nazionale in Sutri, Terre dei Consoli in Monterosi and Parco di Roma just north of Rome -, as well as beautiful Lakes Martignano and Bracciano (Anguillara, Trevignano Romano and Bracciano itself), and one of the best Air Force Museums in Europe at Vigna di Valle.
There are nice restaurants both in the village of Campagnano itself (as well as a good supermarket) and along the shores of Lake Bracciano.
The top two floors of the house make up a separate apartment (available year round) with its own entrance at the rear of the house. The flat has a living room, fully equipped kitchen/dining room with an induction stove, kettle, toaster, dishwasher, pots and pans, high chair and, for the winter,a lovely wood-burning cooker that will also keep you nice and warm. There is an outdoor dining/living area for the summer, three double bedrooms (two double - one with extra bed - and one twin, a baby cot is available if needed) each with its own en-suite bathroom. The swimming pool (available from early June to end September), large areas of the garden and table tennis are reserved exclusively to our guests.
Car is essential, plenty of space for parking.

We live on the ground floor so it’s a bit like a bed & breakfast except that we won’t make your beds and won’t give you breakfast (!), but we will always be there to help with information, advice etc. (if requested).
The flat is full of books you are welcome to borrow during your stay (including books for children).
Our prices include all fees. No hidden fees.

Unique!

Tucked in the countryside, a short ride to Rome and beautiful villages on a lake, this quiet gem surrounded by luxurious nature allowed us to relax a couple of days after visiting Rome and experience the authenticity, beauty and historic wealth of this area and its people. Excellent size of apartment. Really lovely location but you definitely need a car to get around. You can't walk into town from the property due to wild boar and wolves. Pool was definitely a big hit with everybody and Giovanna was an excellent host wirh many recommendations for eating out and places to visit. The only negative was quite regular power cuts which also affected the water supply! Not great in 38 degree heat!

Lovely holidays in a perfect house near Rome

We as a family of 6 had a lovely quiet time in the fantastic house from Giovanna. The house is very big with 3 bedrooms and Giovanne is just a perfect host. Always available when you need it but only if you want it. The pool and the garden are really great. Everything is seperated from the part that Giovanna is using. We spend many days at the pool as the weather was insanely hot in August with nearly no rain. Nevertheless its easy to start sightseeing in the area around the house and especially in Rome. Giovanna had tons of helpful tips regarding what to see, where to go (Sightseeing, Grocery Shopping, restaurants, parking garages in Rome). We can absolutely recommened a stay at Giovannas house.

Amazing Home

We loved staying here so much. Giovanna was incredibly communicative and made sure we had everything we needed. The pool was truly the highlight of the house and we were in it all day. She had lots of outdoor activities set up for us to keep us occupied which we all appreciated. The house itself was gorgeous and we were truly astonished by the beauty. The house is about 30 minutes walking away from the village which means a car is DEFINITELY needed. We didn't have time to get an international drivers license which means we couldn't rent a car so Giovanna's housekeeper, Pietro, drove us to the village about once a day. This gesture truly meant so much to us and seeing the beautiful village was so great. Overall, this home was perfect for all of us and we have absolutely no complaints. Thank you for everything!

This was a 10 out of 10 peaceful stay! Home and grounds are beautiful. We stayed with 3 kids aged 10, 8 and 4. There is a fully equipped kitchen, 3 bedrooms and 3 bathrooms. There is a living area to lounge and relax. The property has an amazing amount of books and there are puzzles too. The TVs weren’t on once. We loved the attention to detail such as products left in the bathrooms which were an additional help to what we brought as well as hairdryers, towels etc. Outside was brilliant for us and to be honest there really was no need to go elsewhere to entertain the kids. There was a climbing frame castle for the big kids and a little pirate ship for toddler aged guests. The gardens are huge and there was an area to relax under a tree with a swing, beautiful garden chairs and a hammock. There is also a table tennis table in an enclosed area which helped to keep the mosquitoes out. There was a badminton set, swing ball game and frisbees. The star of the show was the pool. Our kids were never out of it. It is well fenced off with a gate to keep little ones safe. There are sunbeds beside the pool as well as chairs and a parasol. In the pool shed there was a fantastic selection of inflatables, water guns and pool noodles to use. As the house is in the countryside you do need a car. Giovanna was amazing and even took us into the local town and recommended places to buy food and to eat out which was so kind. She was a brilliant host and we really appreciated her help and kindness!

Die Unterkunft liegt sehr ruhig und wunderbar begrünt auf einem eingezäunten Grundstück. Die Vermieter wohnen im unteren Bereich, jedoch komplett abgegrenzt. Es ist alles da, was man für einen schönen Urlaub benötigt. PKW ist zu empfehlen. Der Pool war unser Highlight. Die Vermieterin ist sehr freundlich und hilfsbereit. Tolle Tips für unsere Ausflüge. Wir hatten einen kleinen Unfall und sie kam uns helfen, um zu übersetzen. Das Grundstück ist sehr gepflegt und lädt zum erholen ein. Es gab eine Tischtennisplatte und schöne Orte zum Lesen (Hängematte, schattige Plätze). Für kleinere Kinder eine schöne Wiese zum Ballspielen und Toben.

Wat een fijn huis! We hebben genoten van een heerlijke vakantie. Het eigen zwembad is heerlijk, de tuin prachtig en het huis is van alle gemakken voorzien. Een groot pluspunt vonden wij het terras en de fijne bedden. Onze gastvrouw Giovanna heette ons hartelijk welkom en heeft ons een paar erg goede tips gegeven om te eten in Campagnano di Roma en om te parkeren in Rome. Wij zijn tevreden.

Casa perfetta per vacanze tranquille

Bellissima villa immersa nella natura, è il posto ideale per chi vuol riposare. L'uso della piscina in esclusiva è la ciliegina sulla torta. la casa è dotata sia di lavatrice che di lavastoviglie molto utile per una famiglia numerosa come la nostra, la Sig.ra Giovanna è gentile e disponibile, poi per chi vuol visitare Roma si arriva in circa 30/40 minuti di auto. Manca l'aria condizionata, ma a parte la mansarda, si sta ugualmente freschi in casa.

Nous avons passé deux semaines très agréables chez Giovanna qui a toujours été disponible pour nous donner de bons conseils pour visiter Rome et la région qui comporte deux très beaux lacs tout proches. La propriété est belle et très agréable et il était très appréciable de pouvoir s'y reposer, le jardin et la maison très calmes étant restés frais malgré la chaleur à Rome. Lovely apartment with pool in the countryside near Rome

CAMPAGNANO REVIEW We had the best stay in Campagnano! It was the perfect place for us as we wanted to escape the summer heat in the city without being too far away from Rome, and having exclusive use of the pool was wonderful with a toddler. The house also has a lovely big garden where Giovanna let us pick her tomatoes and beans, and there are bushes of sage and rosemary everywhere. The apartment had everything we needed, and mosquito nets meant we could keep windows open at night (no aircon but it was fine, even in August). The pool was heaven - big enough to swim, shady spots to read/sleep under the trees, and a convenient little shed to leave towels and toys. You can occasionally hear the cars from the race track nearby at Vallelunga, but for the most part the loudest noise comes from the crickets! You definitely need a car to stay here though as shops etc are all driving distance. The area is lovely and well worth exploring (Sutri, Nepi, Trevignano, Anguillara, Viterbo…).

À 30 min de Rome

A 30 minutes de Rome la propriété est au calme à l'écart d'un petit village agréable. Nous avons pu profiter de visiter la ville et ses monuments historiques et nous reposer le soir après un petit plongeon dans la piscine. Très bon contact également avec la propriétaire qui habite au rdc.

Nous avons passé d'excellentes vacances chez Giovana et Cristiano qui nous ont accueillis très chaleureusement; ils ont été à la fois très disponibles et discrets. La situation de la maison, à 30 minutes en voiture de Rome, est parfaite pour allier la détente (en profitant de la piscine) aux visites cultuelles à Rome. Nous recommandons vivement ce choix, surtout avec des enfants!

Relaxing, beautiful house and garden with pool in the Lazio countryside, close to Rome

Our family of 4 came to stay for a week in the middle of August 2016. Our eldest daughter likes her space and had thought she would sleep alone in the 3rd bedroom, but once she saw the 'attic' twin room, she changed her mind! It's such a lovely room, accessed via a spiral staircase, with windows all around and a toilet and bath on the same floor. The whole apartment is lovely and has it's own entrance at the rear of the house. There is a lovely patio which we sat out at for breakfast. Great for lizard watching! There is no air conditioning inside but the ceiling fans are more than adequate and there are shutters or curtains on the windows to keep out the sun if necessary. The apartment is very clean, comfortably furnished and there is a TV and tonnes of books in every room in English and Italian. Our hosts, Giovanna and Christiano, both showed us around on arrival and left a basket full of tomatoes, peppers, aubergines, beans and parsley, all fresh from the garden. Recycling is preferred and Giovanna makes this so easy with lots of containers in the kitchen labelled with what to put in them and the day of the week for collection. We had a very relaxing time while we were not sightseeing, either reading or swimming in the pool (which is quite large and situated in the middle of the garden). We had a few trips into Rome by car which took around 30 mins and was very easy (in August when the locals are away). Giovanna was so helpful with maps and suggestions and gave us the route to the perfect car park which was close to everything! Parking can be a nightmare in Rome. We had a lovely time and enjoyed staying just outside of Rome in the countryside. We didn't explore much around the immediate area but visited the local town, Campagnano di Roma, a few times. The supermarket there is good and there are several other lovely shops in the 'old town'. We had lots of gelati at one of the cafes and a lovely meal one evening at Restaurant Albergo Benigni where the waiter was very tolerant with our lack of Italian! We would love to come back and stay again sometime to read some more books and perhaps explore more. Giovanna also mentioned that there are two top golf courses very close by which would be great to play with friends. All in all, we had a wonderful time with wonderful people and would highly recommend staying here!

Real nice place to stay.

Really nice and cozy place. Giovanna and Cristiano are really welcoming and tries do do everything for your comfort. The apartment/house is nice and even though it has no A/C it´s not a problem at all. Ceiling and floor fans makes the job well done. Pool is large with sunbeds, chairs and a nice tree for shade. Even got hot water in the freshwater shower beside. We travelled to Rome by car and that was really no problem. Can not figure out why all the guidebooks are so strongly against it. No queue at all. Orlando is a nightmare compared to Rome...... Staying here gives you the chance to see parts of Italy outside the turist tacks while only 30min drive from the centre of Rome. Attended a really nice village party during our stay. Pretty sure we were the only non-italian there. 3 golf courses within 15min drive. 2 of them are excellent. Olgiata GC and Golf Natzionale are fantastic. Terre dei Console ok, but suffers from what seems to be lack of money. A fantastic restaurant Il Postiglione is a mere 8 min drive away. You want get a better place to stay. Highly recommended.

A glamourous home from home in a gorgeous and relaxing environment

We are a family of 2 teenagers and a 10yr old who have just returned from the most wonderful holiday in Italy. Giovanna and Cristiano have a gorgeous home that is extremely well furnished in every room, and so comfortable that we did not want to leave. The children enjoyed the vast gardens and pool as well as the excellent wifi (!). Rome was a trip away thanks to the helpful directions and parking information from Giovanna and the house a welcome retreat after such a busy day in Rome (we made 2 trips). There are so many sights to see, all explained by the hosts who have a wealth of knowledge and history about so many things. The house is so gorgeous and everything you would hope for when on holiday and more. We would all thoroughly recommend booking a holiday here without a doubt. Besitos xxx

Why they chose this property

We are only about 1 km. from the motorway leading straight into Rome (35 km. away - half an hour) so you will be close enough to the city to enjoy sightseeing, dining in a typical “trattoria”, sipping a cool drink while sitting at a bar in the beautiful Piazza Navona, visiting the St. Peter’s Basilica and the Colosseum or simply strolling along the city streets. But you will also be far enough from the city to enjoy an evening stroll around the garden under a starry sky, wake up to the sound of the birds singing or (in the summertime) spend a day relaxing by the pool.
We have great three golf courses less than 20 minutes away - Olgiata Golf Club, Golf Nazionale Sutri and Terre dei Consoli in Monterosi.
Getting to Rome is quite easy during the summer, schools are out and there is little traffic (it takes 30/40 minutes to get to the centre). Otherwise, if you don't want to bother with parking etc, there is a good train from Cesano di Roma (about 15 minutes away) that stops right next to St. Peter's Basilica (Stazione San Pietro) and is very good for visiting the Vatican or downtown shopping,

What makes this property unique

We bought two acres of land in 1990 and the house was designed by a well-known architect who had built houses we loved in the Cortona area in Tuscany. We thoroughly enjoyed building the house and over the years we have put a great deal of time and energy into turning these two acres into a garden that friends have described as our "private paradise".
