A 10 minute walk will bring you to our famous Princes Street and its gardens. Many of the museums, galleries and attractions in Edinburgh city centre and the Royal Mile are also an easy stroll away. The apartment is located in a quiet part of the building, away from the bustle of the main street. It is part of a gated community, with entry by code.
This comfortable apartment comprises of a spacious living room, a separate fitted kitchen, a bedroom and a bathroom with a shower
The living room has a two seater sofa which is also a large sofa bed for one and an armchair. There is an extendable dining table with seating, flat screen TV and DVD player. Unlimited wifi is available.
The bedroom has a king size bed (queen size in the US), wardrobe with plenty of hanging space, a tall chest of drawers, long mirror, hairdryer and alarm clock.
In the kitchen you will find all you need for cooking your own food, plus basics like salt, pepper, cooking oil. Tea, coffee and sugar are all provided.
A cot and high chair can be provided on request. There is an additional cost for these of £12 for one item and and £20 for both.
This apartment sleeps a maximum of 2 comfortably for short and long stays. If the sofa bed is required for a second person, there is an additional one off fee of £20 to cover the additional linen and labour. The sofa bed is only available by prior arrangement.
The apartment is an ideal base a city break, romantic getaway, business trip or visiting the university.
There are good public transport links with one bus stop about 10 metres from the building entrance and many more within 10 minutes walk.
There is a good supermarket just 5 minutes away with a good choice of food. Every Saturday, there is a Farmer's Market on Castle Terrace where you can buy lovely Scottish meet, fish, fruit and vegetable. This is also a good option for an al fresco lunch. Directly opposite the apartment is The Coffee Mill, run by the gregarious Gino, where you can have breakfast, lunch or tea. And just 5 minutes away is one of the best cake shops in Edinburgh - Lovecrumb. A perfect place for a coffee and cake.

Enjoyed the close proximity to the Haymarket District. Plenty of shops and restaurants. Wonderful cafe just across the street where we had our breakfasts. Hop on hop off busses were here too which we took advantage of. Lynn gave excellent directions to the unit complete with all the codes. Excellent stay. Thanks
Wonderful location. The Castle overtop as a view everyday, lovely. Centralized building, easy to walk to all the central sites and events, especially Fringe stuff. Quiet, too, and with a trendy European atmosphere created in an old stone building. We would return in a future trip, for sure. Lynn was marvellous. She met us and explained everything, she made a book that describes everything, great friendly attitude and accessible, but leaves you to your holiday but easy to contact and prompt to reply.
This is a small but delightful flat just 50 yards or so from the Grassmarket, right beneath Edinburgh Castle, perfect for The Fringe. The owner considerately left a package of essentials for us, and demonstrated the kitchen appliances. Only point to note is that there are two flights of stairs, so older or infirm guests might experience problems. However, overall to be recommended.
While most of our bookings have been wonderful- this convenient location, clean, well-appointed flat, ease of entry and communication with owner was near perfect!!
Property manager was great to communicate with. Property was exactly as described with no details left out. Location was close to all attractions. Lots of restaurants and pubs and cafes and grocery store close by. We loved this property and would recommend to anyone.

Difficulties with the hot water. It was very complicated. The location is good but the property is very small especially the bathroom. It was a long difficult climb up the stairs. Sofa bed was uncomfortable, light bulb burned out and seal was broken on refrigerator.

I am very disappointed by this review and encourage anyone considering this apartment to read the other reviews for more considered opinions.
This guest arrived at 22.30 pm and I carried the bags for her and her companion into the apartment. Her companion was recovering from a broken arm and surprised to find there was a sofa bed - she was under the impresssion that there was a second bedroom. The listing is quite accurate on this point - there is only one bedroom. We then discovered that one bulb in a side lamp was not working - the other bulb was so the lamp still worked and I offered to replace the broken bulb the next day. So the longest they would have been without the bulb was a couple of hours. The fridge still worked in spite of the seal and was replaced 4 days later. The vast majority of guests are happy with the sofa bed. The hot water works fine but for some reason this guest could not get it to work. The communal areas of the apartment are cleaned twice weekly. And finally, this guest queried the numbers of stairs into the apartment prior to booking and was informed quite specifically how many there are but still makes a complaint about them.
Really enjoyed the central location and proximity to the castle, Grassmarket restaurants and shops. Appreciated that the owner was on-site for our arrival to help us get oriented. The property was clean and well set-up for the needs of tourists. The only downside of the property is that the shower is cruise-ship small.

Wonderful Flat in Edinburgh
We had a great time in Edinburgh and what made it so nice was the flat we stayed in was so close to everything. Right beside Grassmarket and literally under the Castle. Within 10 minutes to the Royal Mile and even within walking distance to New Town. Lynne was very nice to meet us upon arrival and show us where everything was in the flat. Thanks Lynne. Great Location, compact, one bedroom apartment but it all works perfectly
The apartment is in a fabulous location to explore the Old City as well as the New Town. Lynne is extremely helpful and replies quickly to any queries, before and during the stay. The apartment is compact, though there is enough room for plenty of luggage and we don't travel lightly. There was a comment in a previous review about the number of steps to the apartment. There are two flights, but if you're staying in Edinburgh, then stairs and steep hills are just part of the deal. The kitchen works well, for preparing meals, everything is there that you need.We'd definitely stay at this apartment again.

My daughter and I had a lovely time in this very clean, well equipped apartment. We walked through the old town and all the way to the new town on foot easily. Two minutes from the Grassmarket and two from a supermarket. Very convenient. The only thing that might be a problem - the shower is pretty small so if you are a big person - be aware.

Amazing location and helpful host
The location of this apartment is absolutely ideal for Edinburgh, it is just under the castle which provides beautiful views when entering or leaving as well as an easy landmark to follow back. It is an easy walking distance from everything in the city, both in old town and new as well as close to multiple bus stops and Waverly Station. The apartment itself is clean and comfortable and fitted with everything you may need. The host is excellent and came to greet us when we first arrived, bringing with her fresh milk and extra towels. She made sure there was nothing else we needed and gave us some advice for places to go in the city, including one of our favorite places, Bow Bar, one street over with an incredible selection of whisky.
The only issue we had while staying here was having trouble with the washer-dryer, we could not get it to dry, but there is a drying horse in the closet so as long as you don't wash the clothes a few hours before you want to wear them (oops) it should not be a problem.
Overall, excellent apartment in an excellent city, you can't go wrong staying here.

Perfect for a stay in Edinburgh
We had a wonderful stay here over Christmas and Lynne made us very welcome indeed and was so helpful. The flat was warm and cosy and had everything we needed. We felt quite at home. There were some very thoughtful touches too that made it extra special and which were much appreciated. The flat is in a great location for exploring the city but is remarkably quiet too, a little haven. Thank you Lynne. We hope to be back in the future.

Loved our stay at Lynn's.
We enjoyed out stay at Lynn's apartment. It was very clean and in a great location. Lynn was able to meet us when we arrived and gave us lots of information. I would stay there again. There are some stairs (38?) so if you can't do stairs this place may not be for you but then you would not be going to Edinburgh as it is all hills and stairs! We love Edinburgh and the apartment.
Hope to go back someday.

Amazing apartment close to everything!
My family and I tacked on three extra days to our European Vacation and choose the best possible apartment in Edinburgh. We arrived late into this lovely residential neighborhood and once we walked through the gates saw the spectacular night view of Edinburgh Castle. My son had the very comfortable pull-out sofa and my husband and I had a very comfortable night's sleep in the bedroom. Our hosts left us Coffee, tea and milk which was very much appreciated for the morning and great restaurant and other recommendations. The two restaurants across the street were wonderful for breakfast. Felt like a local. One even provided a 10% discount. The other only accepted cash as an FYI. We love the location of the apartment and coming home each evening feeling like a local. Being directly under the castle and right near grassmarket and all of the possible shops and restaurants was wonderful. I highly recommend the free walking tour on your first day. The guides work on tips alone so are amazing at what they do. Their company sells other tours and we took those as well one of which was to the castle and the other was a night-time tour. The grocery store was just a short block away from the apartment where we picked up fruit and cheese yogurt and snacks for our visit. My advice if you are reading this before packing is to make sure you have good walking shoes and a box of Band-Aids for any blisters that may arise. Edinboro old town is an amazing place to spend two or three days walking and exploring. We will recommend this apartment to our friends and hope to return again someday soon.
