This three bedroom, three bath condo overlooking a babbling river, adjacent to a mountain preserve and with a full view of Old Town and Banderas Bay, is perfect for those demanding privacy, luxury, and tranquility.

The elevator adjacent to your dedicated indoor parking space will whisk you directly to your private entry vestibule with it's vaulted ceiling and personal art pieces.

Enjoy gourmet dining? This fully outfitted large kitchen with granite countertops, European rotisserie oven, and wine refrigerator, has all the equipment you need to entertain, or be catered to by local chefs available for hire for those special occasions and get togethers.

Want to stay fit after those gourmet meals? Enjoy the In-suite fitness studio, with it's adjacent shower and powder room.

Prefer to kick back and enjoy music or videos? The built in sound system covers the interior and wrap around terraces of this gorgeous unit, or drop a DVD into the audio system and large screen TV. Then kick back and get comfortable in the oversize leather recliner, with your closest friends alongside you on the leather sofa and club chairs.

When it's time to recharge for the next day, your master suite with it's private jacuzzi, dressing chamber, and rain shower will prepare you for sleep in the Queen size 10" thick memory foam bed, while your guests enjoy similar indulgent comfort in their pillow top beds in the two private bedrooms at the far end of the house. Each with their own bathrooms and wall to wall closets.

But by far the most used area of the home will be the huge wrap around terrace with table seating for 6 and a hammock to further enhance the enjoyment of the view of the bay and mountainside, while being lulled to sleep by the rushing river below.

Of course there will be a housekeeper in each week to clean and tidy things up for you, and a full in-suite laundry which you can use to keep your personals washed, dried, and ironed to perfection. Those duties can be contracted for directly with the housekeeper, should you wish to avoid any tedious chores yourself.

Did I mention the salt water pool? Or the poolside cushioned and canopied beds, chaises, and umbrella shaded tables? Like to feed the fishes? We have a water feature winding through the complex whose waterfalls are stocked with fish who would love to have you throw them some tostada chips or tortilla crumbs! When you are done doing that you can walk down to the riverside level terrace and recline there on chaises or dip your feet in the river and watch the local kids that occasionally play along the river.

The condo and entire condo complex has wifi, and full time security coverage.

The neighborhood has several phenomenal restaurants when you want to dine out, and local markets for buying the freshest of vegetables, meats, cheeses, fish, shrimps and seafood.

I am a retired architect from Long Island New York, who came to and fell in love with Puerto Vallarta 8 years ago. Each year i go back to the US less and less to visit, and this year marked the last visit I expect to make.

I am a legal Residente Permanante, and spend my time helping out in a rural Mexican church and also a city 'gringo' church. To the roughly 150 local children I serve at weekly church outreach programs I am either 'Tio' Ron (uncle Ron) or 'Tiburon' (spanish for The Shark) so, if you want to see Puerto Vallarta from an insider's perspective, I'd be happy to introduce you to wonderful locals you will be blessed to meet and get to know, and you'll have fun and be a blessing to them also.

Great location with a lot of charm

The location, two blocks from the Zapata marketplace, was the best feature of the condo. We loved going to pick out fresh fruit, vegetables, ripe avocados, cheese, coffee, bread and just-caught shrimp for an evening meal. The vendors are helpful and friendly, we particularly enjoyed buying cheese from the vendor inside the market and also the fishmonger in that location. Plenty of good restaurants in the neighborhood as well - El Brujo served up the best mixed ceviche I've ever had. The nearby Kiosko also has items like cereal, milk - even almond milk!, yogurt, beer and liquor. The condo pool is very inviting, my teenagers liked swimming there after a long hot hike. This location is quieter than the Malecon, which we appreciated, but characteristic Mexico noise abounds: roosters, hawkers selling wares with megaphones, music blasting from houses below the condo. These noises all die down at night, but the roosters wake up early! We spent each morning spotting parakeets, Caciques, orioles, woodpeckers and even the occasional iguana from the deck. In the condo itself the three bedrooms are all very nice, each with a bathroom which made for a comfortable stay with two teens. Very open and airy with great light, views of town, fantastic sliding doors and windows that can open wide - we never needed air conditioning during the day. The hammock was a favorite. Some of the kitchen apparatus are well used, and the furniture - while attractive - a bit worn, but we didn't spend a lot of time sitting around. The beach and Malecon were a very walkable distance for us but less mobile visitors would need to taxi. The condo was clean enough and well suited for our purposes but some out of sight spots in need of attention, though most visitors likely wouldn't even notice. There is a jacuzzi tub but the water pressure being nominal, hard to really use or enjoy. All in all, a lovely place and a very nice time. Friendly neighbors, relaxed vibe. Entrance guards - especially Carlos - always ready to chat or help with directions. We thoroughly enjoyed our stay.

What's not to love about this place!

When I found Ron's place, I really didn't know what to expect. From friends of mine, they told me I had found a gem; it was a condominium complex they were looking at to purchase as they live in PV five months of the year. Ron's place is spacious, comfortable, a place to call home. I spent a lot of time laying in the hammock looking out towards the ocean with the sounds of the river as my background noise. Pool and grounds are beautiful. Its a place I will come back to time and time again.

GREAT location for a mix of local culture and comfort.

If you’re looking to immerse yourself in the local Mexican culture and cuisine and still be close to the beach and touristy things, Ron’s condo is a great spot. The beach is a short and enjoyable stroll away, yet far enough to filter out the vast majority of the tourists (and pushy vendors).

Here, you will mingle with the very friendly locals while staying in secure and very comfortable quarters. You can shop for fresh meats, seafood, fruits and vegetables at local markets -be sure to go to the market in the morning and pick up some fresh squeezed OJ, warm tortillas, eggs and chorizo and enjoy a scenic breakfast on the terrace- or go to one of the many restaurants.

For day excursions, you can walk to Los Muertos pier and pick up a water taxi to a secluded beach or go whale watching. Taxis are plentiful and inexpensive if you want to venture further away or you get tired of lugging things around.

Be aware that the neighborhood comes “alive” in the mornings with a vibrant variety of street sounds. While some may not want this, these noises added to the charm of the location for our group. A backdrop of roosters and dogs talking to each other mixed with a waking city produce a stereophonic aura of sound that is lively and entertaining. Shutting the windows reduces the sounds effectively if you want to sleep in.

Ron is very responsive and accessible in the unlikely event that you have some sort issue pertaining to the condo. and he was a pleasure to work with. To sum up, Ron’s condo provides a fantastic home base in Puerto Vallarta for those who want a mix of culture, food, comfort and fun in the sun.

You should be a travel writer, as you did a great job of conveying the imagery of this wonderful neighborhood, and the variety of amenities within a short walk. Yes, that local market is fantastic, and many of those unfortunate enough to live on the other side of town do get there early enough because it so good, to compete for those fresh early products and produce. But on the other hand the neighborhood carts serve dinner quite late, so you can always get a hearty, healthy meal whether you're an early riser or a night owl. Fantastic Place Can't Wait to Return!!!

We stayed at Ron's condo with our 2 adult children and their significant others for 10 days. Everyone had a wonderful time and really enjoyed the condo. Everyone had their own bathroom and privacy when they wanted it. Every night we went to sleep listening to the river flowing and had the most peaceful sleep ever. The kitchen was fully stocked although we only used it to make breakfast, snacks, salsa, margaritas and pina coladas. The condo complex was fantastic. The condo is very convenient to town and safe. Our two boys really enjoyed eating their way through town one night at the street food stands. Yummyyyyy!!! After our daily adventure it was great to come back to relax at the pool and riverfront path and chaises. The staff at the complex was very good from Carlos the head of security to Paola who kept the place sparkling clean....what a smile she has. One of the guards pointed out a 3' Iguana to us by the river path one day. Ron's suggestion of the restaurant Chenan2 was fantastic. We went there twice and the food was excellent. We met the owner / chef and he was very gracious and welcoming. Became one of our favorite restaurants. The local fruit, vegetable, seafood, meat etc. market was very handy and inexpensive to stock up on breakfast fruit etc. We discovered the river walk on the other side of the river after about 5 days and wished we would have found it sooner. It was great to walk into town on this walk through the cultural center, flea market and wonderful plant life. You could even explore other parts of the downtown off this walk like Liz Taylor's house etc. We will definitely be back!!!

Very Accurate Listing & Great Customer Service!

The condo is exactly what is described in the listing & the pictures give you an accurate idea of the space. It is very well stocked with everything you could need & was very very clean upon our arrival. Ron was a great host! He mailed us an informational packet a couple of weeks before our arrival which gave every detail you can think of on the condo from how the AC works to TV remote controls, sound system & much, much more! He happily greeted us, made sure we were comfortable & gave some suggestions on where to shop for groceries & a few restaurants. We were there for 10 days in mid July & had the entire complex pretty much to ourselves! We enjoyed the sound of the river below & loved the sliding glass doors in the living area which make you feel like you're outside while inside. If you are looking for a place away from the tourists/hustle & bustle & want to be in the heart of a Mexican neighborhood while enjoying safe & upscale accommodations, then this is the place for you. The pool is perfect, the grounds immaculately cared for & the condo manager & gate staff very friendly but gave us our space as well. The beach & boardwalk are only a 7 - 10 min walk, however, there are plenty of little markets/stores for your essentials a block or tow away. There are only 3 English speaking TV channels, which is understandable, but at the time the internet was not strong enough to stream any videos on a computer. They are working on installing fiber optics throughout the city & everyone is having trouble with internet connections. We didn't have problems checking e-mails, but surfing the web & watching video were not possible. I would suggest bringing DVD's if you need TV entertainment. At night if you have the windows & doors open, you can hear the sounds of the neighborhood, but nothing overly loud. We closed off the master bedroom & used the AC at night & slept very well! I would definitely recommend Ron's place to any of my friends or family. We will definitely stay here again the next time we are in PV! Thank you Ron, for the rest & relaxation we so very much needed!

The 6 person maximum occupancy rule is strictly enforced. No more than 6 occupants may stay overnight. Violation of this rule may result in eviction.
As this is a small building with owner occupants whose lives should not be disturbed by excessive noise and distraction, building regulations require one day advance notification to the office for permission if you wish to invite 10 or more people to use the pool.
Rates are subject to change until reservation is confirmed.
Cancellations may be eligible for refunds subject to the following conditions:
1) Cancellations must be requested more than 60 days prior to reservation start date.
2) Cancellations eligible for refunds are subject to reduction by credit card processing fees, international exchange rate fees, VRBO and other fees that were charged by others and deducted from proceeds paid to me.
3) Maximum refund shall not exceed the amount actually received by me.
4) Refunds will be issued only if a replacement reservation by others is booked for the period being cancelled.
5) Refunds will be issued no earlier than 30 days after receipt of replacement booking.
