Year-round Home On 1.5 Private Acres with Air Conditioned bedrooms.

The Stone House is a unique place, which is what drew us to it. Nice views, large yard and plenty of room for a family or couples. The property is above most of the neighbors, so you get privacy and a view. Lots of room to park and a large flat front yard. Just to be clear, we have a view of the lake but not access to the shore. Public beach at Smith Park is 1/2 mile south.

An open floor plan on the main floor flows from the gourmet kitchen into the dining room, alcove, and into the living room with gas fireplace and a wall of windows looking out to the backyard so it feels uncrowded even with a dozen people milling around the kitchen and dining area. Outside the back door is the BBQ, fire pit, and hot tub overlooking the lake. All new or like new furniture, no worn out old couches. We tried to give the place a warm traditional lake house feel.

The 3 bedrooms are on the upper floor, 1 master suite with king bed and bathroom with shower and clawfoot tub. There is a large back bedroom with king bed and a small room with a queen bed. Two more full bathrooms, one upstairs and one off kitchen. Advertised as 3 bedroom, but there is a downstairs TV room off the kitchen with new, comfortable queen sofa bed and a small kids size playroom off living room with 2 twin Aero mattresses for overflow. Washer and dryer are off the kitchen. Municipal water, not a well, so no sulpher smell or bad taste.

The kitchen is well equipped, with plenty of room to cook, entertain etc. Service for 12. If you like to cook, it's really well laid out with a Viking stove, center island for prep and a large refrigerator with ice maker and dishwasher. We regularly have 3 or 4 people in there cooking. Coffee maker, coffee grinder, French Coffee Press, Electric Tea Pot, Pannini press, Blender, Crockpot, mixer, full set of knives, utensils, pots pans and bake-ware, even an electric corkscrew.

The BBQ in back yard is connected to house propane, no tanks to go get filled. We also include full set of non-breakable plates bowls etc. for backyard use or children.

In warm weather, the back door swings all the way open and the old-fashioned wood screen door to the backyard makes access easy and the classic lake-house wood screen door noise as it closes.. Living room windows front and rear are huge sliders, so the breeze flows through. There are 2 big ceiling fans in the living room and brand new Mitsubishi split air conditioning in every bedroom. Downstairs remains cool.

Why Dave and Linda Brisco chose Seneca Lake

We thought about getting a lakefront, but they are usually smaller properties with neighbors right on top of each other and you also can never take your eyes off children with the water that close, so parents never get to relax. We're on 1.5 acres, fenced backyard and huge flat front lawn so kids can play with no worries. We have municipal water and are on a paved road with a ton of parking.

Access to the lake is at Smith Park , just half a mile away. There is a playground with gazebos and bbq grills and a beach with life guards for swimming. There is also a boat launch ramp with plenty of room to park your trailer while out on the water for the day.

What makes this house unique

We've rented many homes over the years, some great, some not so great, so we learned what we did and didn't like. Old furniture, mis-matched and sparse kitchenware and crappy mattresses were the biggest things we wanted to avoid. When it came to setting up this house, we approached it like we were going to arrive with our clothes and food, and everything else should pretty much be there.

The road, Peach Orchard Point, is paved right up to the driveway, no steep dirt roads, which are very common in this area. It's also plowed all year, so no worries about a winter trip. Long 'U' shaped driveway so boat or race car trailers can pull in and out without backing up and plenty of parking. Large front and back yards and a fire pit at the rear overlooking the lake.

We have municipal water, not a well, so no strange sulpher smells or buying bottled water to drink and cook with. BBQ grille is piped to the house propane, no tanks to fill or run out.

Perfect spot for Family visit to Seneca Lake

House is located on the east of the lake which is brimming with restaurants, wineries & breweries! Within 2-3 miles you have a nice selection of places to eat & drink.

The house itself is in a quite location not on the lake. The 3 bedrooms were nicely sized, all beds were very comfy! With the additional pull out couch and full bathroom on the first floor, you could easily have 8 people in house. The kitchen is well appointed and the outside is very pleasant with the spa & fire pit. Strongly recommend.

wine trail event week end

This house is well furnished and extremely welcoming. I t was the ideal place for us to spend the weekend with friends visiting the wineries during the day and enjoying an evening by the fire or in the hot tub. There was plenty of room for all 3 couples.

Dozens of great wineries within a short drive and shops, restaurants, and breweries are all around the area. Large U shaped driveway with plenty of parking for boat and car trailers, launch ramp 1/2 mile away. Watkins Glen International Raceway and Watkins Glen State Park are less than 15 minutes away.
