On a picturesque, cobbled side street, a short amble from Orvieto's grandiose cathedral, you will find the aptly named Apartment Terrazza Paradiso ( Paradise Terrace ), a spacious two storey independent house, where the owners Roberto and Rosalba await to give you a truly Italian welcome.

From the minute you step across the threshold into the cool interior of the elegant entrance hallway with its wide marble staircase you feel instantly welcomed into this impeccable home. This light, spacious accommodation, right in the heart of historic Orvieto, around 900 sq feet laid out over two floors is a delight.

Located in a 16th century palazzo this first and second floor apartment has been carefully decorated in restful colours, which compliment the tasteful combination of high quality furnishings, beautiful antiques, sumptuous fabrics, gilt mirrors and attention to detail and comfort.

Inside this stylish apartment you will find a large open plan living space with smart parquet floor, deep comfy sofas, dark wood antique sideboard and dresser, an elegant dining table with seating for up to four and a well-equipped, pretty country style kitchen at one end. Within the lounge, there is TV offering a variety of stations ( some English Speaking Channels ) and WiFi internet access for your enjoyment.

Second Floor :

Up the marble staircase there are two spacious and tastefully furnished double bedrooms, each with large King sized beds, pretty gilt wall sconces, heavy curtains, terracotta floors and large ceiling fans to cool you during the summer months. The shared bathroom is spotless, decorated in pale blues and whites with box shower and thick fluffy towels. The apartment has gas central heating for comfort in the colder months. A cot is available upon advance request.

One very special feature, among many, is the large, private, flower-filled garden roof terrace with views over the terracotta rooftops of Orvieto, which extends the living space to the outdoors. The perfect spot for breakfast, lunch or dinner, the beautifully furnished outdoor dining terrace and seating area ensure our guests can enjoy the wonderful and unique Umbrian light and balmy summer evenings. Spring, early summer and autumn are exceptionally lovely in Umbria and so this terraced garden can be enjoyed throughout the seasons.

Sit comfortably on delicate wrought iron furniture or relax with a book on the comfy white rattan sofa and chairs and enjoy the well maintained, tumbling flower beds full of fragrant plants and lavender.

Neighborhood :

Orvieto commands an impressive position on top of its plug of tufo which was once a volcano and because of this is thought to be one of the oldest towns in Italy. Handily for the visitor it is the perfect size for exploring on foot, not too big and not too small and was Italy’s first ‘Slow’ city in that it banned most traffic from its’ centre around its winding medieval streets. Apart from exploring its many pretty backstreets, must things to see are: the Duomo – considered by many the most beautiful cathedral in Italy; Orvieto Underground – discover the many tunnels and caverns that exist underneath the city dug by the ancient Etruscans; climb the Torre del Moro for memorable views over the town roof tops and countryside beyond; or descend into the impressive depths of Saint Patrick’s well. Food lovers will be spoilt by the many restaurants, trattorias, pizzerias, gelaterias that cater for all tastes and pockets.

Amongst the many places to discover nearby are the town of Bolsena and its lake (24kms), the largest and cleanest volcanic lake in Europe; Cività di Bagnoregio (21kms), a very picturesque, crumbling hill-top town set in an extraordinary lunar-like landscape; Todi (37kms) and the many pretty, unspoilt villages and small towns, often with castles, which are dotted around the hills near Orvieto.

What an Excellent Experience

The owners and the property manager and her husband are wonderful people. We arrived as renters and departed two weeks later as friends, hoping to see all these people again someday. The owners truly have class and take pride in ownership as evidenced by top of the line furnishings and facilities and spotlessly clean accommodation. Both the manager and owners demonstrated an innate desire to go above and beyond to make our stay the best it could be. The property manager is always prompt in her responses to questions and offers many escorted side trips. The owners are available to address any problems that arise (though we did not experience a single problem during the two weeks).

The location is excellent to access all that the historic center of Orvieto has to offer. And the apartment's upper level terrace is perfect to return to for a quiet rest between excursions or just a peaceful afternoon. Orvieto has a huge advantage in offering a free parking lot for cars which made our rental car easy to park and return to and the city also has a funicular up to the historic center and a bus system to cut down on walking back to the apartment. It is a wonderful location to take trips exploring other cities in Umbria. And this is a great place to have as the local headquarters.

Paradise Found!

What to add to all the other glowing reviews? More glow! This apartment is perfect. It is lovely in every way. We stayed for four nights with our parents. The four of us were so very impressed with the quality, charm, and comfort of this special home. Rosalba, Roberto, and Mandy are all such lovely people and so easy and welcoming to work with as your plan your holiday!

The home itself is spacious, decorated with quality furnishings and art, has very comfortable beds and linens, is spotlessly clean, and just has charm in every corner. The outdoor space is just as pictured, gorgeous! The worst part was giving up time on the terrace to go explore Orvieto itself! The outdoor furnishings are all well cared for and in fantastic condition. The potted plants and trees are all well loved, green and gorgeous. We don't find this quality too often when we stay in rentals. Often what you see in the photo is just not maintained with that personal love that you will find here at Rosalba and Robert's little piece of paradise. Be assured, the garden is a true paradise and the pictures show the love!

Rosalba and Robert have thought of every little detail to make your stay truly feel as if you are at home. She generously had a lovely bottle of local Orvieto wine waiting for us, along with a bowl of fresh and delicious fruit. She also popped by one day to share her homemade pesto, from the fresh basil in her garden, with us. Words can't really describe how fresh, healthy, and delicious her pesto was. It was Italy in a bowl! Perfection and just such a kind gesture! These are the tiny, yet powerful, touches that top a 5 star rating, and make the difference between a 4 star rating. The 5 star is something special, that goes above and beyond.

Checking in and out was made so easy thanks to the convenient parking lot located right across from the apartment, so don't worry if you have too much luggage, as we did! You will be able to get everything into the apartment with ease. The directions, maps and check-in information were all very clear and easily communicated by Mandy. My mom-in-law left a pair of her favorite shoes under the bed when we left. Rosalba found them and contacted us offering to send them to us. She ended up shipping them back to California. This is just above and beyond what any travel could or should expect. She made my mom-in-law so happy! Thank you all! We do hope our paths will cross again in the future!

Exceptional Italian Experience

We stayed at this apartment for one week and it was the highlight of our three weeks in Italy.

The apartment is totally private with the owners adjacent to the property. We were greeted by Rosalba, the owner, with a bottle of wine, fresh flowers and fruit in a spacious, clean and well decorated apartment. The 2 bedrooms are large and the one bathroom is modern and clean.

Rosalba brought us a fresh baked cake, warm out of her oven one morning for breakfast.

The terrace is large with seating, a table and surrounded by beautiful containers of flowers. With my glass of wine on the terrace in the evenings, I truly felt like I had died and gone to Italy!

We rented a car for the week and travelled to many near by towns. Orvieto has an abundance of restaurants and shops, as well as their beautiful Duomo. The train station is walking distance (funicular down to town) and Rome is 50 minutes by train.

The property is managed by Mandy Bell. She arranged a cooking class in a nearby winery, and recommended a fabulous restaurant (and made the reservations) on the shore of Lake Bolseno. I have never had such service from any VRBO property. Many tours and excursions can be easily arranged with Mandy. It was a pleasure getting to know her.

The reviews have become redundant, because as the others, there is 100% satisfaction with everything about this property.

One of the best!

We stayed in this beautiful apartment for 3 nights during a 15 day trip through Italy. It was simply the best, great location for the convenience of the charming town, well equipped kitchen if you choose to eat in along with very comfortable beds and the most luxurious towels that compare to any 5 star hotel! Rosalba was very friendly and welcomed us with a bottle of wine and a bowl of fresh fruit....a very nice touch. The sunny garden terrace with very comfortable and excellent quality garden furniture was an amazing space to enjoy chilling out and al fresco dining. A very enjoyable stay, hopefully we'll be back one day!

My husband and I were lucky enough to spend five nights in the lovely home of Rosalba and Roberto. From the moment we started up the cobbled walkway to the entrance we were mesmerized by the lovely flower pots secured to the wall and the stature of the building. Roberto graciously met us at the door and began the tour of our luxury accommodations which actually are where he was born. The interior has been remodeled with impeccible taste including just the right amount of decorative touches. Everything was immaculate and staged perfectly for our arrival. On the table was a bottle of red wine and fresh roses as a welcome present which we greatly appreciated. The home has three levels which we were very able to manage as guests in our 70's. The kitchen is well appointed with a large refrigerator/freezer combo complete with ice cube trays ready for our American cocktail preference. The furniture is comfortable and would be perfect for an even larger group of people. The bedrooms are both nice sized with comfortaband beds and have large wardrobes and dressers allowing guests to unpack. We chose to cook in the first three evenings and felt like we were in a home not a rental. The best part of this experience however, was the location of the home in the very comfortable town of Orvieto. Yes, there are tourists mingling around, however, locals could be encountered everywhere and they were friendly and so very happy, strolling arm in arm with many Grandmas pushing grandchildren in strollers. Everything is within easy walking distance and we loved getting to know the merchants as we bought bread, meats, pastas and wine for our meals. The restaurant choices are mind boggling and many wonderful suggestions are written for you by Mandy, the manager, and the gracious owners. We rented a car our fourth day and parked it for free behind the train station below the City Center. We drove to Lake Bolsena and to other surrounding areas but were always so happy to return to our home away from home. The icing on the cake was the huge terrace adorned with blooming flowers and comfortable tables and lounge chairs and also the small balcony where we enjoyed coffee in the mornings. As you can see we had a marvelous time and recommended this home to everyone. It is as beautiful as the photos!! Lee and Kathy Brown
