Amazing Large River Road Property. Right across river is an 60 acre private park. Trout fishing heaven and toobing headquarters in the warm months. Located between 2nd & 3rd bridge crossing on river road. The house is at the end of a long private drive off the road and right on the water. There are three bedrooms and two baths (one is off main house). There are several large flat screen tv's with cable and a DVD player in the living room. The kitchen and dining room have a great view of the river. The kitchen has been recently updated and has everything you need (except the food & drinks). Spend the afternoon catching up with family on the upper deck or watching the toobers float by. On the lower deck do a little relaxin and some fishin. Take a nap on the Huge hammock. Or, walk down the steps for a little chillin in the river. House has large waterfront lot with 2 decks ( just pressure washed & stained ) looking over river for outdoor entertaining. Large fire pit & charcoal grille. Approximately .85 acres (lots of parking). The bedrooms are as follows: front bedroom queen, 2nd bedroom - queen, third bedroom - two sets of bunk beds. Living room is -L- shaped with large pit style sofa area & bunk-beds w/ recliners. A full size washer and dryer just off main house. The kitchen and dining area are looking out on river, large table and chairs for morning coffee & breakfast... dining for 10+.
The property has a huge covered upper deck with a super large picnic table & chairs. Before the deck there is a large concrete patio slab with picnic table. There are steps down to the river and a perfect sized fishing deck / people watching, tons of room. Several tube rental businesses located in walking distance. Just call them and they will pick you up & take you up river, you can float right back to the house - grab some lunch and float down to a number of takeouts along river where they will bring you back home! Awesome toobing & raft trips for the family. This is a zero tolerance for bad behavior property! Families and or special events only.
We purchased the property mainly because we have always had so much fun here and its a great place to come and just relax and enjoy. We have just super cleaned & pressure washed exterior. We changed lighting and pressure washed / stained Decks. Our place looks great. We know if you stay once you will be back! Please enjoy responsibly

We had an amazing weekend getaway!!! The house was perfect and the amazing decks and fire pit were the icing on the cake! House was clean and comfortably slept/accommodated everyone. When we arrived we totally forgot to get fire wood. The owner came and dropped off wood for us!! Amazing place on the river. You’ll want to sleep on the upper deck!!! Can’t wait to go back!!
We enjoyed our stay here tremendously!! There were seven of us, and we had plenty of room......only slight downside is that there is only one bathroom, but we made it work! The backyard is the place to be! Deck is big and covered, with an amazing view! We grilled out every night, and even when it rained a little, we were able to sit outside because the deck is covered. It's so convenient to tubing, and there are many tube rental companies close by to help you out. Highly recommend this home!!
We enjoyed our stay over the Labor Day weekend. The property was just as described. The outdoor decks were perfect.
We rented this property as an end of summer mini vacation. The property was perfect and exceeded our expectations. It was very clean, right on the river, and dog friendly. We really enjoyed the property and will be staying here again in the near future. The property manager was also really helpful and responded in a timely manner to all of our questions. Was pleasantly surprised with the property. Had plenty of room for 8 people. Loved the big deck overlooking the river. Loved the big yard. A great time was had by all and would definitely recommend this property to anyone who wants a relaxing stay on the Guadalupe. Would definitely stay again in the future. Owner is a super nice guy. Appreciate his attentiveness to any issue we might have had. (A clogged sink ) Fixed it posthaste. Great location to get away from everything and remember what it is like to get back to the important things, family and friends.
This property is perfect if you are looking for a relaxing time on the river with group of friends or family and want to enjoy the outdoors. The house is small, but cozy and very clean which is just what we needed. We had a group of 12 that came down for 4th of July and a few dogs to go with. The back yard leading down to the docks and water is fantastic and shaded by trees for those very hot summer days...the dogs and us all loved it. There is also a large front yard leading up to the street. which is fenced in so you can play yard games and fetch with the dogs. We spent most of our time on top dock which overlooked the river, which was big enough to hold all of us more than comfortably. We were able to float the river directly from the house and then get dropped off once finished. There is a couple of local bars within walking distance which were a blast as well.
This property is fantastic if you are looking to get together with a group of friends, BBQ, have some drinks and float on the river.
The grill provided is charcoal so we decided to bring our gas grill just to make things a little easier which worked out perfectly.
One of the best features is the detached bathroom/shower/laundry room which came in very handy with our large group.

The Canyon Lake Gorge is open to the public for guided tours and is a natural insight into the geology and hydrologic dynamics of glenrose limestone in Comal County near Canyon Lake. The Old Hancock Trail is a 3.5 mile hike/bike/equestrian trail along the north shoreline of Canyon Lake. The trail runs from the trailhead along the north shoreline to Canyon Park. The trailhead is located at the lakeshore end of Old Hancock Road just off FM 306 on the north side of the lake. Proof of a 'Negative Coggins Test' is required to use this trail.
