A little bit city and a little bit country? If yes, this house is for you. Offering a lovely and peaceful 3 BDR/ 2BA home in the North Sea woods with all the modern conveniences, gourmet kitchen, WD, DW, A/C, recently remodeled. Enjoy your very own private beach, brick fire pit, adirondack chairs, deep water dock, hammock, swinging chair, childrens' tree swing, SUP's, and kayaks. Ideally located close to bay and ocean beaches, and equidistant between chic Southampton Village and Sag Harbor, and close to and Shelter Island, the South Fork wine tasting trail, farmstands, berry/apple/ pumpkin picking. ...and yes, we have a clothesline (there's that little bit country).
The house is secluded on a lovely wooded lot on a private peninsula. House is at the end of a private lane, so there is absolutely no car or foot traffic. The yard is quiet, private, and you can see the water from almost every place on the property. The private beach is perfect for sunning, wading & swimming, and a perfect place for children to play safely while adults relax. 28 Robins Lane is perfect for a family or group who wish to get 'lost' in the North Sea woods, yet be close to Southampton and Sag Harbor's many amenities, restaurants, and shops.

The home's many windows provide abundant light and views of Fish Cove, a small body of water connected to North Sea Harbor and the Peconic Bay. House has a deep water dock for those bringing their own boat. You can sit in the Adirondack chairs, swing in the hammock, build a bonfire in the fire pit, and sit at sunset to watch the twilight gather over the water.
House is immaculately clean and tastefully furnished. The living room has french doors which open to Fish Cove. TV, DVR. Wifi coming soon--check with me. Lots of light and air. Kitchen is spacious and overlooks Fish Cove. A cook's paradise, top of the line knives, pots & pans, dishes, (also a huge lobster pot), and whimsical china. I love to cook, and I have everything a cook likes to have at hand--e.g Breville juicer, microplanes, clam opener, good graters & knives, blender, dry & wet measuring cups, frosting spatula; truly, a well-appointed kitchen. Stainless appliances, dishwasher, washer/ dryer, all very new. Kitchen has an eat-in option (a 'breakfast' bar with stools), and there is a full-sized dining room table with 8 chairs and a view of Fish Cove on both sides of the dining area.
3 BDR's: 2 BDR's with full sized beds, and 1 BDR with a twin. House also comes with a Oeuf crib, which can be set up for babies/ toddlers. Lots of toys (tastefully stored) for visiting children to enjoy as their own! 2 Bathrooms: 1 full bath (tub/shower) and 1 bath with a shower. Bed & beach linens, bath & beach towels are included.
Home was completely renovated in 2008. Comes with 2 kayaks, 2 stand-up paddleboards, and a crew boat. There is a tree swing for children to enjoy. Picnic table & umbrella, BBQ grill, full-sized LL Bean hammock, hanging Costa Rican hammock chair, outdoor Adirondack chairs, beach umbrellas and a fire pit. Beach toys, all manner of like new baby/child gear (highchairs, swings, etc ) can be made available if you wish.
Towd Point Beach is a 2 minute drive (15 minute walk) and ocean beaches are a 15 minute drive. Farmers market and delis are a 3 minute drive away. House is located between Southampton and Sag Harbor, about a 15 minute drive from each.
This home is a restful, rejuvenating place which provides boaters, swimmers, sunbathers, wine-tasters, cooks, and harvesters & hikers with many options. This home has everything you need to relax, unplug, and enjoy your summer at 28 Robins Lane.

About MJ Lentz
We are a family who loves the peace and quiet of Southampton's North Sea woods and also its proximity to other Hamptons activities. My favorite part about Southampton is that our little city kid gets to be a country kid--spending hours in Fish Cove netting minnows and collecting seashells, fishing on our dock, or playing and using his imagination in the wooded area by our house.

Why MJ Lentz chose Southampton
Why this house? I wanted our house to be on the water, so all the time we spend at our home feels like vacation. You see the Cove's water from almost every window, which makes me feel happy and peaceful. When I sit outside my house, I hear was the sound of the wind in the sea grass, the water, and the birds--perfect. Many other properties in Southampton feel much more suburban. The house is completely renovated and very comfortable, yet retains its country cottage cosiness.
What makes this House unique
I love that when you arrive at this home, your vacation begins immediately. You don't have to load everybody in the car and drive to the beach/ nature preserve/ park to get started on having fun--you can open the door and walk down to the water, and be at the beach. This is especially great with children, as there is enough yard & beach space and also seclusion for safe exploration. We sit in our adirondack chairs, and drink wine, and watch our son play. And all is right with the world.
