Welcome to the Lake House "Treehouse" on Lake Livingston

Welcome to the Lake House Treehouse! Ok, it's not an actual treehouse but it feels like it sitting on the deck! This 3 bedroom, 1 full+ 2 half bath townhouse is in a gated community on Lake Livingston. The water is steps away, and we have kayaks to use for fun and/or fishing. This fun hideaway has all the amenities you are looking for: full-sized stocked kitchen, wifi, 55" tv, games, corn hole, ping pong table, kayaks, fire pit, s'mores kit, chairs, fishing poles, etc. It's time to getaway!

This is a townhouse that is 3 levels with 1450 sq. ft . There are tall windows that make you feel like you are in the trees. It is light and open and a fun place to stay! The first level is the living area that walks out onto the large deck. On the 2nd level there is the kitchen, dining, bedroom (queen), and a 1/2 bath with toilet and sink. The kitchen includes a refrigerator, electric stove/oven, dishwasher, microwave, K-cup and drip coffee maker. All cutlery, plates, bowls, glasses, coffee cups, pots, and pans are stocked. The 3rd level has 2 bedrooms (queen room and bunk room) and a full bathroom. There is also a shower room in the garage. We have a washer and dryer, also in the garage.

Outside you have a direct view of the lake and can pull the kayaks (we have 2 for use) right down and put in right behind the townhouse. You can also fish right behind the house! The marina is within walking distance right across the street for boat slip rentals, access to 3 boat launches, a fish cleaning station, gasoline, and a small marina store for beer, ice, bait, and snacks.

We have games to enjoy such as Cornhole, Giant Jenga, Ping Pong, and board games!

In the evening, pull out the fire pit and make s'mores (We will leave you the fixings:)! There is also a propane grill available.

We also have several streaming services for a fun movie night! (Youtube TV, Netflix, Prime Video, and Disney +)

Other Information:
-The front door has a numeric key lock which requires a passcode to enter. The passcode will be provided prior to arrival. We will be available for any questions or concerns that arise.

- PETS - Dogs allowed only by PRE-APPROVAL ONLY. There is an additional $50 pet cleaning fee. Your dog should be friendly and house trained. Your dog must be supervised by you at all times or crated if left alone. You will be charged for any damage caused by your dog. Limit of one dog.

- Unfortunately the golf course at Cape Royale is currently closed. Check their web site for updates.

-The neighborhood has several amenities open to guests including several parks (one with a playground), a basketball court, and about a 2 mile nature trail to explore. Royale Greens Park is great for sand volleyball, fishing, and/or swimming. If you are interested in using the neighborhood pool, please let us know at least 5 days in advance of your stay and we will look into purchasing you a pass. There will be a charge for the pass and we can communicate the details if you are interested.

- Parking - The driveway will hold 1 car. There are extra parking spaces facing away from the house. Please do not park on the grass or in another driveway. Please note that any trailer, boat, jet skis etc. have to fit in the townhouse driveway. Cars/trucks can be parked in the extra parking at the townhouse. Please message us with any questions.

- The front door has a Video Doorbell which we strictly use for maintenance requirements, package deliveries, cleaning services and general security while the house sits unoccupied between rentals and our visits.

- We respect our neighbors' privacy and ask that you do the same. Please keep noise levels to a minimum.

- THIS IS A NON-SMOKING property. There is no smoking allowed on any part of the property.
