About the property

3 bedroom, 2 full bathroom 4-season home with 50' of private lakefront with dock

Enjoy 50 feet of beautiful private lake frontage at this 3 bedroom 2 full bath year-round home on Conesus Lake. The water is shallow at the break wall and becomes gradually deeper to a depth of approximately 4 to 5 feet at the end of the dock. Perfect for swimming with small children, weed mats keep the water free of weeds. Roast marshmallows and make s'mores at the fire pit. Dine outdoors on the huge deck with sweeping views of the entire northern half of the lake. A gas grill with full propane tank is provided. There are also 4 kayaks with life jackets available for guest use.

The house has 3 bedrooms, 2 full bathrooms, 2 kitchens, 2 formal dining areas, and a working fireplace in the living room. Upstairs you will find a full bathroom, fully stocked kitchen, dining area with seating for 6-8, living room with a gas fireplace, and two bedrooms. The first bedroom has a queen size bed and the second has a twin over full bunk bed. Downstairs you will find a second full bathroom with standing shower, a second kitchen with a breakfast bar and dining area and a third bedroom with a queen size bed. A queen-sized sleeper sofa is available in the living room. There is a washer/dryer, flat screen TV and DVD/Blue-ray player. High-speed wireless internet is available throughout the house.

We do not charge any fees for extra guests or to dock your boat. This is a self-cleaning rental. Guests are responsible for leaving the property in the same condition as it was upon arrival. For the linens and towels there are three options:

Option 1: You can bring your own linens and towels.

Option 2: You may use our linens and towels. You must wash and fold the linens and towels for the next guest to use prior to your departure.

Option 3: For a $25 fee we will provide clean linens and towels for your use upon arrival. Upon departure you will leave the used linens and towels in the designated location and we will launder them for the next guest.

All rates are inclusive of 3% Livingston County Occupancy Tax.

We have been staycationing on Conesus Lake for several years. We love it for the fishing, kayaking, and of course the beautiful sunsets. We have been landlords since 2010 and have a lot of experience with residential real estate. We live only 25 minutes away in West Henrietta and are always readily available to assist you in the unlikely event that you experience a problem during your stay. If you are visiting from out of town, please ask us for our recommendations on local attractions.

Why Jas chose Livonia

Conesus Lake is the closest of the New York Finger Lakes to downtown Rochester and therefore it's an ideal weekend getaway for those residing in the Greater Rochester area. The location is excellent for experiencing all that this region of the state has to offer. It's only a 40 minute drive to Letchworth State Park, our very own "Grand Canyon of the East". For those who enjoy skiing, Bristol Mountain ski resort is just 30 minutes away. It's a rare winter when Conesus Lake doesn't freeze from one end to the other. In addition to ice fishing, winter sports here include ice skating, snowmobiling and ice sailing. For wine-lovers, Deer Run Winery is located right here on Conesus Lake.

What makes this house unique

We fell in love with this property at first sight. The house is set back from the road and on the side of a gradually sloping hill. This allows for ample parking space, while also cutting down significantly on noise from passing cars. We love the large decks, both in the front and back of the house. The downstairs kitchen is perfect as a bar/serving area when most people are spending the day outside and on the water. From the edge of our dock you can view the entire northern half of the lake. The shallow water depth at the shore makes putting in kayaks and canoes easy and is great for kids or new swimmers. Located on the north-east quadrant of the lake, we are only a 35 minute drive to downtown Rochester.

Nice simple lakehouse

Best sunsets on the lake! And having four kayaks to use at our leisure was a huge hit. Also tied and floated our rafts in the dock area which was perfect for catching some sun. Quiet neighbors and house is within easy drive of Letchworth and other adventures. Highly recommend Embers and Fratellis. We have a wonderful week!!!!!

Four stars is because of small fire pit area, stove that flipped breaker when in full use, and smoke detector in kitchen that would go off every time we made toast or cooked. Keep a fan on it and it works great.

Lovely Conesus Lake Home!

The owner was very quick to respond to any question. Great to rent from! We had a wonderfut time at this beautiful Lake Home.. It was a 50th Anniversary surprise for my husband! My husband loved the cottage..We all did! We spent quality family time with our Kids and Grand kids. We enjoyed the Kayaks, Fire pit, Fishing off the large dock. Watching the Sunsets on a beautiful large deck in the evening. . We had all the comforts of home for our stay(WiFI and Netflix)! Everything was 1st class! We would highly recommend this home to our friends.

When I checked in with you after your arrival you and your sisters seemed to be having a great time and did not indicate that anything was lacking when I asked if there was anything that you needed. Had I known that the cottage did not meet your expectations I would have made every effort to address any concerns that you had. I will follow up with you privately for further details on what you felt was not ready for guests as we did have another party stay right before yours and another right after and neither indicated having any issues with the cottage and I am unsure of what I could have done to have improved your experience. Great Lake House with Excellent Views

This was our first stay on Conesus Lake, and we selected an excellent lake house. We had 4 in our group, and there was plenty of room. Upstairs, two bedrooms sleep 5; 2 queen size beds and one single as a bunk above a queen. Memory foam mattresses were very comfortable. Upstairs living room with a large sofa bed, and two chairs, TV connected to cable, and wifi. TV only got used for around 15 minutes the last day we were there to check the weather. Upstairs also has a bathroom with tub/shower, small kitchen and a dining room.

Downstairs is the best part of this house. A large kitchen with a washer and dryer, a smaller dining room, bedroom with queen bed, and a bath with stand-up shower. A sliding glass door opens from the dining room to a large deck, complete with lots of deck furniture. Stairs descend from the deck to the lake. 4 kayaks and a fire pit complete the outside.

We definitely spent most of our time on the deck and used the downstairs kitchen almost exclusively due to it's size. Sunsets were beautiful, and waking up on the deck, sipping coffee, watching fish jump, birds fly and fishermen, was quite peaceful. Lake is not very busy, surprisingly.

We took day trips to Letchworth State Park, hiking and wine tasting in Naples and Genesee Country Museum. With the closeness to the highway, getting anywhere is very easy. Wegmans and WalMart are 10 minutes away if you can't find what you are looking for at the local grocery stores.

If canceled less than 120 days before arrival then the following rules apply: If the property is re-rented for the original rental amount 100% of the payment less a cancellation fee of $150.00 will be refunded. If re-rented for less than the original rent amount the difference in rent less the cancellation fee will be refunded. If the property is not re-rented, or if there is payment outstanding, no refund will be paid.
