i start up a little farm,then I planted 400 plants of olives trees,a wineyard,40 fruit trees on 6 ectares of land.When i started to work on it, the land was wild, step by step i started to set lovely gardens on diferents levels.One of its is around the swimmingpool, old roses are togheter a wonderfull collection of blue iris, grasses and flowered bushes. The result of my work is a villa that I rent to the guests and offer them a great time to family and groups of friends.

The villa was build from my family 20 year ago.An architect designed the interior. I love this area because even if is located in a very silent and quite place in coutryside it is in near Rome,at only 50 km,reacheable by motorway A1 rome - florence or train.This is a rural area with fantastic views and sunsets.Nearby,15 minuts driving, there is an archaelogical site Ocriculum that worth the effort to visit it. It is possible to book cooking class how to make pizza, lasagne, fettucine,and others.In the basement there is a big profesional kitchen.

The house is large and beautifully appointed, it has everything you could ever need. The grounds are huge and lovely to wander around in, lots of places to sit and eat and drink, or just stop and think. The pool is also very large with all the chairs and sun loungers you could need.
Sabrina and James are wonderful hosts, on hand if you need them, but not intrusive at all. Plus they delivered baskets full of the most wonderful fruit and veg.
The house is very remote, 10 minutes to the nearest town and there's not much to that town. But if you want to really get away from it all in stunning surroundings this is the place to go!

Beautiful Villa in perfect setting
One of the best vacations we ever had: we stayed in the Villa for 5 days and it was beautiful.
Located at the end of rural road, overlooking a beautiful countryside with terrific sunsets. Quiet, just the animal sounds you expect from the country.
A patio for breakfast or dinner, a pergola covered with grapevines, fruit bearing trees.
A salt system pool big enough to swim laps yet not too deep.
A renovated villa with character, charmingly decorated, well equipped with dishwasher, washer and all you need for vacation cooking.
Four bedrooms, the upper level with terrific views, three nice bathrooms. The upper level has AC but, despite traveling in July with temperatures around 30 C, we did not really need it, just using the shutters and windows to keep the sun out during the day and the air flowing during the cooler evenings.
All windows have screens, keeping mosquitoes out of the house (we only experienced some mosquitoes during dusk, no problems in the morning or during the day).
Sabrina and James were very helpful and friendly - we could not have asked for better hosts.
Close to Rome (1h by car or train), Orvieto (about one hour), Siena (about 2h) and the hidden gems of the Lazio and Umbria.
We highly recommend it and would go there again.

18 days of sun, beauty and relaxation
We stayed two adults and our 7 month old child for 18 days at this great house. We were treated extremely nice by Sabrina and James, who are the best of people. They live on the same property, so it is very convenient whenever we need to ask or fix anything. We mainly ate food from the garden and we drank the wine produced in the house. Delicious!
We stayed during an extremely hot period, but the nice swimming pool and the fans inside the house made the stay very pleasant anyway. There were some mosquitoes at the sunsets, but with mosquito repellant it wasn't really a big problem.
The views and the sunsets, from the house and all surrounding areas, are incredible. The images don't lie, it is even better in reality. We invited may friends and family during our stay to come and visit and everyone enjoyed the stay very much. We would recommend the house to anyone who would like to escape city life and just have a relaxing time out in the Italian countryside.

Beautiful views! Quiet, nice pool. Enough room for everyone. Sabrina and James were very helpful and wonderful to talk to. Loved the dogs.
It's a really nice place
The villa and the garden are really nice and quiet, everything was as in the description and on the photos. The pool was clean and nice. Views on the hills around are beautiful. Sabrina was super nice and helpful. She lives in the house next to the villa - they are connected through the wall. The pool is available only for guests. We can recommend this place.

A wonderful getaway for a family reunion.
We spent two weeks at Sabrina and Jame's glorious home in the Lazio / Umbrian hills. Three generations of family members enjoyed the sun, the pool, and the comforts of the house. The views are classic Italian. The location, near fantastic inexpensive restaurants, pizzerias, and agriturismo restaurants, but just over an hour from Rome and all of its amazing sites, makes Villa Surya the perfect place to experience Italy and Italian life without stress and worries. Sabrina and James were great, attentive hosts. On arrival there was a wonderful collection of marmalades, juices, and fresh vegetables from their organic garden. The fig trees and grape vines were weighed down with ripe fruit, there for the picking. The swimming pool was comfortable, always clean, and extremely relaxing. Evenings were spent outside on the patio, enjoying wonderful Italian wines and meals we cooked in the well-equipped kitchen, and playing games and chatting. On a couple of days there were showers in the afternoon, but the house was large enough for everyone to find a place inside to relax. Sabrina was an informative, knowledgeable host, but never interfering. I enjoyed conversations with her and found her a very interesting person. I would strongly recommend a stay at Villa Surya for anyone wanting to experience this part of Italy and to meet the very kind, considerate couple, Sabrina and James.

Archeological site of Otricoli is a few kms far away,medioeval farfa's abey20 km worth the effort to visit.3 km from motorway A1 rome florence.

Yet is only an hour from Rome, 45 mins to Orvieto, Viterbo,and a little under two hours to Siena. nearby medioeval villages Narni, calvi dell umbria rochette, rocchettine,civita castellana....it is safe area.
The estate grows grapes and olives and the views from every window are spectacular! For those of you who are unfamiliar with this area, the countryside has rolling hills with Medieval hill towns perched on top, all reached by roads that wind through the picturesque countryside and along ridge lines offering dramatic views. Step back in time as you walk through narrow roads and arches on cobbled streets barely wide enough for a car to pass and in some cases definitely not! The hill towns of Calvi,Rocchette, Narni, Cottanello and Montebuono are worth a visit . We got to live the Italian dream, not surrounded by tourists or tourist shops, but with the locals, really getting the feel of life in Italy.
