We are Sue and Sean Flynn and we have just purchased the beautiful Villa Sultaniye. We have been visiting Kalkan for about 12 years and are lucky enough to have several Kalkan properties already, all wonderful apartments so we are delighted to have a villa too. We currently live in the UK and visit Kalkan 4-5 times in and out of the season. Hopefully in the future we will be fortunate enough to be able to spend longer periods of time in this wonderful location.

Why susan flynn chose Kalkan
We purchased the villa as we had admired it for a while. We have the Sahane penthouse apartment and the Cennet poolside apartment on the same 'Dere' development and we knew the location was perfect. We love to just meander down to the village and back again without having to worry about taxis as it makes for so much more of a laid back holiday in and out of the season. We know our guests feel the same way and love to be never more than literally a few minutes walk to the restaurants. Our management team are great too and the same team on Dere look after all of our properties so our guests are also sure of continuity and of-course a friendly face.
What makes this Villa unique
Villa Sultaniye is all about relaxation. It has a lovely open aspect and you never feel hemmed in. You can prepare a light breakfast or cook up a lunch and simply enjoy sitting on the poolside with one of the best sea views in Kalkan. There are plenty of sunloungers dotted around the pool to relax - then of-course you can just have a dip in the pool to cool off. Everything is at hand at Villa Sultaniye, from lovely laid back lokantas to first class restaurants, not to mention being close to the shops, whether for supermarket shopping or a spot of serious retail therapy. However, when you are back at the villa, everything feels like a million miles away!

Faboulous Villa and Holiday
This has been our fifth visit to Kalkan and we are never disappointed. The Villa was stunning and had everything you needed to have a perfect holiday. Would highly recommend. We have already booked for 2018.
We have been travelling to Kalkan for a few years and stayed in some lovely places but Villa Sultaniye was the best by far. Fantastic location, literally 5 minutes from the bars and restaurants. The villa was equipped to the highest standard with the added bonus of a roof terrace which was the best place to watch the sunset and enjoy the wonderful views Kalkan has to offer. Cannot recommend it highly enough.
A piece of turquoise magic
Spacious, well equipped villa with the added bonus of a new roof terrace this year with views to die for. Samet and his lovely ladies who look after the property are marvellous and really can't do enough for you.
This is our 2nd time to Kalkan in 5 years and it didn't disappoint. People are really friendly, food is amazing and there's plenty to do as a family.

Amazing with the best views over Kalkan bay.
two friends my husband and I stayed at Villa Sultaniye for two weeks. I'm a regular to Kalkan and the Dere district ticks all the boxes as it is so central to the old part of town however with good shopping facilities on your door step too. Samet and his maintenance team were at hand 24/7. I was celebrating a milestone birthday, I arranged drinks on the patio area for 30 guests. The owner Sue could not have been more helpful suppling plastic champagne flute along with a fantastic birthday cake. You cannot fault this villa, it is decorated to a high standard with all the comforts of home.

Beautiful Villa Sultaniye
We had three nights in this lovely villa. Master bedroom has a large balcony with beautiful views over Kalkan bay. Super place to sit and have a glass of wine in the evening. Another bedroom has a huge window giving the same view while a third has another balcony. All are en suite with very stylish showerrooms. The villa is very well appointed and has plenty of space for a group of six. Outside there is a large terrace with private pool and plenty if seating. I especially loved the canopied day bed. The villa is well situated for visiting the many restaurants and shops in the old town. The town beach is just a very short stroll away. We love Kalkan and loved staying in this villa. We would highly recommend a stay at Villa Sultaniye
Kalkan itself has an attractive pebble beach that is only a 2 minute stroll away. The picturesque turquoise waters of ‘Kaputas Beach’ is about 10 mins drive away (taxis are plentiful and there is a regular dolmus service) - real Robinson Crusoe land! Patara Beach, often renowned as one of the world's best beaches is about only a 15 min drive. Kalkan's bustling harbour also provides gulet trips for relaxing days out. There are also many beach clubs nearby, which offer free taxi services.
Kalkan is reached via Dalaman airport, from which we can help you to arrange a transfer. Dalaman is only 90 mins away and is serviced by most airlines from the UK (First Choice, Thomas Cook, Thomson, Easyjet and Jet 2 etc), operating from most regional airports. We will be happy to assist with locating flights and booking transfers.
Villa Sultaniye is located in the heart of Kalkan's Old Town and at the very heart of ancient Lycia. As such many historical sites are close by, including Xanthos, Letoon, Pinara, Tlos and Patara. Kekova, Demre, Myra, Phaselis, Olympos and Aspendos are also within reach, as are the attractive harbour towns of Fethiye and Kas. The historical ghost village of Kaya (Greek ghost town, subject of Louis de Berniere's 'Birds without Wings') is also worth a visit.
Kalkan is a small harbour village with winding cobbled streets and alleyways, which has expanded gradually over recent years. The ancient old town retains its original character, surrounded by the awesome Taurus mountains. At its centre lies the harbour with a mix of local fishing craft, traditional gulets and visiting yachts. There is a wealth of superb restaurants, the best to be had in coastal Turkey and for which Kalkan is most famous. Here you will find menus to suit all pockets and tastes. These are mainly situated along the harbour front or on roof terraces offering excellent views over the sea, superb fresh fish and seafood. A wonderful evening can be enjoyed in a relaxing ambience soaking up the atmosphere of the village at night. Many of these restaurants feature annually in reports provided by national newspapers in the UK. Although sophisticated and chic, these have still retained their Turkish charm. Shops are very good quality with a range of merchandise available from arts and crafts to ‘designer’ handbags. There is a range of boutique style bag shops that hold many bargains compared to UK prices. There is also an excellent weekly Thursday market providing many opportunities for bargain hunting from t-shirts and jeans to spices and local farmer’s food produce. There are a number of banks with ATM machines and a Post Office in the village.
