Luxury Villa with large Pool and breathtaking mountain views

This wonderful Villa "Casa dei Santi " is generously proportioned family home which has been carefully restored and furnished with a mix of traditional and contemporary styles that give a feeling of comfort and being "home from home". The Villa is situated in a very elevated position in the mountains with breath-taking mountain views, over the Tiber Valley and is secluded (very private) by a colourful Mediterranean garden, olive groves and protected woodland. The Villa also has a large vegetable garden with fresh produce being available to the guests during their holiday. The large pool is located in the garden and its terrace is open to the spectacular views.

Located in the garden and in amongst the woodland is a large & cost wood cabin (photos attached) that can sleep an additional 4 people to the 6 people in the main Villa itself. This cabin has it's own bathroom, kitchen & living room, and is secure for the children to sleep outside and enjoy the wildlife and rhythm of nature in the woods and surrounding countryside.

The main Villa itself has on its ground floor a large kitchen, dining room (dining table with seating for 10 people) & comfortable sitting room with an open fire. There is a large larder full of homemade marmalades and wonderful olive oil from the 160 trees in the garden. The kitchen is well-equipped with new dishwasher and appliances. There is a also a large laundry room, downstairs bathroom that guests generally use for changing and showering after using the pool.

On the first floor there are three bedrooms (2 doubles and one double or 2 singles) an ensuite bathroom and the house's main bathroom with a hydro-massage bathtub. There is a large open plan lounge with pine floors, open fireplace and confortable sofas and furnishings. All windows in both the Villa and Cabin have nets for mosquitoes.

The Villa has many spacious outside terraces, patios and a large outside kitchen under a pergola covered in wisteria, jasmin & roses for outside dining. There is also a large pergola covered terrace outside the kitchen for enjoying breakfast with views over the garden and open countryside.

A Truly Wonderful Stay – One of the Best Villas We’ve Ever Rented!We stayed here as a family of 8 adults, plus our two little ones, an 11-month-old and a 3 week-old, just after our daughter’s wedding nearby, and the villa could not have been more perfect for us.The layout worked beautifully for our group. The separate outside cabin was a superb extra, giving our son, his wife, and their newborn some privacy while still being part of all the fun. The house itself was extremely well equipped — we didn’t find a single thing missing — and felt so homely from the moment we arrived.One of our favourite rituals was letting the chickens out each morning and collecting fresh eggs — such a joy! The pool was large, sparkling, and wonderful, and we made use of it daily. The villa’s location meant we had plenty of lovely local places to explore, with Assisi being a highlight for everyone.Inside, the house was wonderfully spacious, with lounges both upstairs and downstairs, giving plenty of opportunities for quiet moments away from the bustle. Flávio visited us a couple of times during our stay and was such a warm, welcoming host. We also arrived to a generous welcome basket of fruit and vegetables, along with lots of bottled water, which was greatly appreciated.We’ve stayed in many villas around the world, but this one truly stands out for its home-from-home feel. If we find ourselves in Italy again, we wouldn’t hesitate to return.Thank you so much Flávio and Caroline!!

Heerlijk huisje, weg van de wereld, in volle natuur, niets dan rust!! De weg erheen is wel een avontuur op zich, maar de ligging en de rust maken alles ruimschoots goed!Het zwembad is in realiteit groter en mooier gelegen dan men ziet op de foto!De gastheer antwoordt vrij snel en duidelijk op de gestelde vragen. Beautiful Villa with Amazing Views

We had an amazing weeklong stay at the villa - beautiful home, amazing property and views. The house had everything we needed for the stay (including being stocked with very nice complimentary foods / drinks). Would definitely stay here again!

Nice house and Beautiful Views- Use the safe they have provided

This property is a really neat house and garden with gorgeous views of the Umbrian countryside. The owners have taken such care in developing a special homey atmosphere, complete with vegetable gardens, available for guests, fresh eggs from the chickens each morning, and a very large refreshing pool, a super plus in the intense July heat. The owners and liaison, Caroline, were super responsive and caring, responding to all communications and concerns in a very timely manner. One should note that air conditioning is listed in the ammenities. Only two of the bedrooms had AC. Of course, there are shutters, screens, and breezes that are very helpful, but in the extreme heat of this summer, air conditioning, although not standard, is almost a must. After renting in Italy before during the month of July, I should have clarified those details before committing. I also must encourage renters to lock doors and use the safe provided. During our first day there, we were out by the pool, and someone entered the unlocked house, went to the bedroom and took all of our cash and two credit cards. Had we not been there, things would have been locked. It is a reminder to be more diligent, even in the tranquil countryside. The owners and the agent, Caroline, came right away to help us sort things out and help as they could. We have traveled all over the world, renting houses, and this has never happened to us, so it’s a sobering reminder to be extra careful. Lovely property- .

Book this villa, you won’t regret it!

The photos of this villa do not do it justice, when we arrived I was in awe at how beautiful it was. Caroline was so easy to communicate with and assisted wherever need be. Both Caroline and Flavio went above and beyond, I could not fault them. The villa grounds are beautiful and well maintained, the pool was a hit during the July heat! You can also help yourself to the tomatoes in the green house and other produce scattered throughout the property. I stayed at the villa with my friends for my 30th birthday. We organised for Flavio, Elisabetta and their friends to cook for us on my birthday and they put on the most magical and delicious dinner spread and made me feel so special. I feel so lucky to have found this property and meet these wonderful people. If I’m ever in this region again I would not hesitate to stay again.

Magical Oasis

Flavio’s home is nothing short of magical. They have created a beautiful oasis in Umbria with all details attended to and nothing overlooked. The home is so comfortable and yet feels luxurious at the same time. The landscaping is just divine and the pool, of course, is the piece de resistance. Check in with Caroline was a breeze - she was super responsive and we felt so well taken care of. We have already begun planning for our return :)

Fantastic holiday villa

This villa was amazing. It looks great online, but even that does not do it justice. Our arrival was facilitated by Caroline, a native English speaker, who introduced us to Flávio, the owner. Flávio could not have been more helpful. He offered to help in any way, and was true to his word - he helped us book restaurant tables when we asked! Starting outside, the gardens and grounds are extensive. There are seating areas in numerous spots, always some in the sun and some in the shade depending on the time of day. The views are spectacular. The fruit and vegetables are abundant and delicious. The teenagers declared the pool to be “like it’s from a film”! They are right - the pool is well maintained and so well designed. There are plenty loungers and deck chairs. We loved spending time there. The outdoor kitchen was another one of our favourite areas. With its own oven, pizza oven/bbq and fridge, it was a pleasure to use for lunches and dinners. The villa itself is stylish and practical. It is incredibly well laid out. The kitchen and living areas are all comfortable and elegant. Again, with space for everyone. The bedrooms are all special in their own way, two have direct access to he gardens. The A/C was so appreciated in the heat. The bathrooms all spacious and well maintained. We also rented the cabin - additional space to sleep four - or two teenagers in our case! With its own patio, kitchenette, bath and shower, it was great for balancing independence and spending time together. This property was ideal for our needs, but would have worked equally well for groups of couples; holidays with grandparents; or friends. We had a fantastic holiday and the property was a huge factor in our enjoyment. Thanks for having us, Flávio!

Wunderschönes Haus im Landhausstil, in natura noch viel schöner als auf den Bildern. Alles liebevoll dekoriert, wir haben uns sehr wohl gefühlt. Zur Begrüßung standen die Zutaten für ein komplettes Abendessen am Tisch, das hatten wir noch nie! Zwischendurch brachte Flavio den Kindern sogar ein Eis. Sehr große Küche, wunderbar bequeme Betten, ein riesiger Pool und das Extrahäuschen: einfach traumhaft! Wir kommen wieder....

Fantastische villa

Prachtige villa, afgelegen tussen bossen en olijfgaard met formidabel uitzicht. Gigantisch zwembad, gelegen ter hoogte van de eerste verdieping van de woning. Zwembad ligt ‘s ochtends deels in de schaduw, ‘s middags is er alleen de (onverplaatsbare) parasol of het zitje bij de overdekte buitenkeuken (gelegen tussen de woning en het zwembad in). Alles is aanwezig (keukenmachine, staafmixer, eiersnijder, bewaarbakjes, verzin het maar). Eigenaars zijn heel behulpzaam en hebben goede tips voor de omgeving. Goed om te weten dat de hut met name geschikt is voor kinderen: nogal dunne matrassen. Bedden in het huis zijn van goede kwaliteit. We hebben een heerlijke vakantie gehad!

A piece of heaven – do not miss it!

We stayed there late june. A wonderful location on the slope of a hill covered with olive trees and flowering gorse that are part of the property. You will also find your own vegetable garden. The two storey house is large, well equipped (including a 'vintage' stereo set upgraded with bluetooth card for listening music from your devices). Rooms are large and elengantly furnished. All internal and external areas are well covered by different wi-fi networks.The huge pool is simply wonderful. You can have dinner in several equipped corners including the main patio with a view on the umbrian landscape. The whole location is totally private but not far ( 50 mt.) from other houses and the cell phone signal is strong and steady. Our host Flavio was extremely kind and kept himself available for any possible need all long our stay. If you love the countryside you cannot miss a week at Flavio's house!

Toller Familienurlaub in den Bergen Umbriens

Großes, ruhig in den umbrischen Bergen gelegenes Anwesen mit traumhaften Aussichten und jeder Menge Sitz- und Verweilmöglichkeiten für einen entspannten Familienurlaub mit bis zu 10 Personen. Das Haus ist geschmackvoll und detailverliebt eingerichtet und perfekt ausgestattet. Die Küchenausstattung und Kochausstattung ist hervorragend. Neben der Küche im Haus gibt es einen Aussenküche mit Gasherd, Ofen, separatem Kühlschrank und einen Ofen/Grill mit Feuer. Die Größe des Pools ist perfekt. Unsere Kinder haben ihn geliebt. Der Empfang durch die Agentin Caroline und den Eigentümer Flavio war herzlich und sehr entspannt. Für Fragen ist Caroline immer erreichbar. Es gibt eine sehr gute Weinauswahl im Haus und eigenes Olivenöl vom Hang um das Haus. Wenn es klappt kommen wir gerne wieder. Vielen Dank

Splendida settimana trascorsa con le mie 3 nipoti ,mio marito e unacara amica. Abbiamo condiviso la fortuna di soggiornare in questa casa che esprime al meglio il concetto di home far from home, a partire dall'accoglienza dei proprietari Flavio ed Elisabetta , che tutti noi ricordano con affetto. Le foto non rendono appieno l'atmosfera dell'intera proprietà, la bellezza dei panorami , il fatto di trovare sempre a disposizione quello di cui si ha bisogno, a partire dalla cucina, dai bagni, e della biancheria a disposizione , per qualsiasi necessità. E come dimenticare l'orto a cui si può attingere per pomodori, zucchine e altri ortaggi,oltre al frutteto !! E poi angolini e spazi che si aprono nel saliscendi del terreno. Per arrivare al must per le ragazze: la piscina, grande, ben tenuta e in bellissima posizione. Davvero un posto dove si vuol tornare!!!

Una esperienza meravigliosa

Abbiamo soggiornato in 3 famiglie (6 adulti e 5 bambini sotto i 5 anni) e abbiamo vissuto una esperienza meravigliosa. Gli spazi generosi e ben arredati, la posizione panoramica, l'elegante piscina e la totale privacy ci hanno donato una settimana di totale relax. E' impossibile muovere una critica a questa fantastica villa, ogni spazio interno e esterno è studiato alla perfezione per mettere a proprio agio i suoi ospiti, persino i più piccoli, che si sono divertiti a esplorare il vasto terreno della proprietà. Un caro ringraziamento a Flavio e Elisabetta, persone squisite che con la loro disponibilità e i loro consigli hanno impreziosito ulteriormente il nostro soggiorno. Esperienza assolutamente da ripetere!

Una meraviglia

Straordinario contesto naturale e architettonico ancor più impreziosito da Flavio da Elisabetta che ci hanno accolto e accompagnato con familiarità e discrezione. La posizione è strategica per visitare buona parte delle località più affascinanti della regione (noi in una settimana abbiamo visto Perugia, Gubbio, Assisi, Spello, e spostandoci poco di più anche le cascate delle Marmore e Montefalco). Gli spazi della casa e della dependance sono curatissimi, sia all'interno che all'esterno: le stanze e le sale arredate con gran gusto e attenzione, il giardino è molto bello, la cucina sotto il glicine spettacolare, la piscina oltre ogni aspettativa; avere poi anche l'orto a disposizione è stata una meravigliosa sorpresa. Casa ottima per famiglie / gruppi di amici: non solo i posti letto sono abbondanti, ma anche gli spazi sono molto generosi e ricchi di angoli per leggere o sonnecchiare in santa pace (finché non ti trovano i figli...). Speriamo di tornarci presto!

Un séjour incroyable

Nous avons passé deux semaines de rêve dans cette maison : éloignée de tout bruit et avec une superbe vue, nous avons été charmés par ce cadre incroyable. Nous avons été accueillis de la manière la plus charmante du monde et aucun désagrément n'a été à signaler. Nous recommandons vivement cette maison (spacieuse, avec un jardin luxuriant et une magnifique piscine) pour des vacances à la fois reposantes et touristiques (besoin de voiture néanmoins).

Wonderful stay, fabulous pool

The house is lovely, and beautifully laid out with flowers etc. - lovely rooms, plenty of space and Flavio's wonderful eye for design present everywhere. We didn't use the little cottage but could be fun for children/teens. The pool is fabulous - lots of wasps unfortunately but not aggressive and no stings! Our hosts were lovely and cooked us a delicious meal and Caroline was very helpful. Sitting out with a delicious coffee early in the morning reading a book and enjoying the view was heaven! Also Gubbio, Perugia and of course Assissi are well worth visiting (in late afternoon for us due to the heat!) and we had two lovely meals at La Caldera. Our only criticism would be that the kitchen equipment is lacking - no oven gloves, just little pot holders which are not comfortable to use; the oven doesn't work very well and the gas required a 'knack' which made things a bit stressful at times. The pizza oven, however, worked a treat. Also, there are no smoke alarms - apparently standard not to have them in Italy, but if you are concerned, you may be advised to take a portable one. A truly memorable holiday!

To be honest i would love to avoid to say that it was amazing so we could keep this place as a hidden secret for us, but it wouldn't be fair for Flavio and Elisabetta that have put so much love and so much taste in this amazing house. It is by far the most perfect place that we have ever rented. All is in and much more, the generosity of the owners is everywhere in the house, from the welcome basket to the complementary handmade olive oil, the fresh veg in the garden, the comfort of the bed, the quality of the bedsheets, the towels, the swimming pool... Well i want to spend more than one week there! Thank you for everything!

A stunning home from home

It started well when Caroline met us at a nearby service station to guide us in the rest of the way (no chance of getting lost, always a bonus!) and just got better. The main house is perched on a hillside with stunning views across the valley and is a true home from home with all the comforts and amenities you could wish for. The grounds around the house are extensive and there are are olive, fruit and hazelnut trees as well as plenty of grape vines with delicious red grapes and a green house providing a prolific number of tomatoes (as well as some of hottest scotch bonnet chillis I have tasted!). The pool is wonderful with a warm shower close by and and the outside kitchen and dining area was used extensively! We were made to feel very welcome and the house is a great base for exploring wth Assisi and Perugia all within easy reach. A few other things to note as well: - Beds were all comfortable and firm - Kitchen(s) very well equipped - All windows and doors have excellent bug screens on the them, not something you find in every rental property - Preserves and chutneys from the food grown around the property are delicious!

A Wonderful Holiday in a Beautiful Villa

We all had the most fantastic holiday at Casa dei Santi, Pierantonio. The house itself was ever better than we'd expected. It was not only gorgeous, but also really comfortable, with lots of space to do your own thing but also to hang out together as a group. The outside space is enormous, with home-grown tomatoes and herbs in the greenhouse. We spent a lot of time by the pool and also on the terrace where we could admire the views, while sipping a very reasonably-priced local wine! Even the two teenagers gave it the thumbs up. It is a really nice area, with easy access to get to Perugia, Assisi and so on. In the near-by town, there is a local restaurant where we ate a number of times. There is a good supermarket about ten minutes away by car. Finally, Caroline - the agent - was lovely. She made everything really easy for us and couldn't do enough. The owner too - in fact who even cooked us an Italian dinner one night. Can't wait to go back.

Fabulous!

Our family of four had such a great stay here. The house was very comfortable and well appointed, the view across the valley was always captivating (especially on a warm summers evening) and the pool was something else! So many areas to eat alfresco and enjoy the ground / views including the comprehensively equipped garden kitchen. Caroline Sampson and the owner did everything to make sure our stay was perfect. This Villa has Italian owners, with the man of the house being a top fashion designer working in Milan. The family have owned this Villa for 25 years and which has until recently been the main family home. The restoration of the property was carried out by the family over a number of years to create a real homely and comfortable environment particularly for children. The garden is particularly enchanting and colourful with masses of different species of trees, plants and flowers. There is a pergola of grapevines, vegetable gardens and 160 old olive trees that are harvested every October to produce fantastic oil that you will have the opportunity to try during your visit
