Lovely warm and recently decorated ground floor flat with cozy living room, large double bedroom, and sparkling modern bathroom located in a quiet street just off Leith Walk. This turn-of-the-century flat combines old world charm with new world conveniences including flat screen cable TV, high-speed wifi connection, heated tile flooring, Nest heating system, attractive modern kitchen, and luxurious bedroom. The kitchen is fully equipped with a large fridge and freezer, hob, oven, microwave, espresso coffee machine as well as a washing machine. Iron, iron board, and hairdryer are also provided. For parties of more than two there is a comfy sofa in the lounge that can be dressed up a a single bed. There are many cafes and restaurants/bars in the Leith area and you are one minute away from regular bus routes to many parts of the city and only a 20 minutes’ walk to the heart of Princes Street.
We are happy to offer "self check-in" to our guests, which allows our guests the freedom to check in anytime after 16:00 on check-in day. You will enjoy full access to the flat which has been designed with your enjoyment in mind.

Within the immediate location on Leith Walk there is an excellent variety of local amenities including the popular La Favorita Pizzeria, Serrano & Manchego, Boda Bar, Leith Depot, Woodland Creatures, and a range of bars, cafes, and restaurants in the vibrant Leith area. Waverley rail station and main city centre attractions are within a 20 minutes walk from the flat. Numerous bus services run every 5 minutes from Leith Walk to both the city centre and the lovely The Shore area 24 hours a day. Travel time by bus to the City Centre is less than 10 minutes.
City Centre is easily accessed by walking around 20 minutes and there are regular bus routes just around the corner from the flat. You will be in a vibrant area of Edinburgh, with plenty of local dining and bars options, and very well connected to all the events around the city.

Please note that there is a £15 surcharge for guests who book the flat on a double occupancy basis and want to sleep in separate beds, in order to cover for additional laundry costs. This amount will be requested once booking is confirmed. Directions from Airport: you can either take a taxi (the average fare is around GBP 25), or you can take the Edinburgh Tram service that takes you to York Place, which is the final station on top of Leith Walk. From here, the flat is a 20 min walk down Leith Walk. Detailed directions to the flat are provided once booking is confirmed.

To ensure a successful stay, we ask that you follow a few reasonable rules: please respect and maintain the flat as if was yours. Everything broken must be fixed before leaving (or pay the costs). Windows must be closed before leaving the flat to avoid any water damage. The flat is carpeted and has wooden furniture, and care should be taken to not damage them. Please be careful with liquids (particularly red wine or other dark liquids that stain easily). Noise should be at a reasonable volume, respectful of neighbours, particularly after 10pm. Parties or extra guests are not allowed. Smoking is not permitted indoors.
Checkout is at 11:00. If check-out is more than 30 mins late, guest will be charged a £50 convenience fee. If check-out is more than 60 minutes late, guest will be charged for another night's stay.
