Well served by all the navigation lines, in close proximity to important museums.

Comfortable and cozy apartment in Dorsoduro, near Accademia and Zattere. Very quiet neighborhood but at the same time downtown. Piazza San Marco is 15 minutes away, Piazzale Roma 10 minutes, train station 15 minutes walk.
All water bus lines, various shops, small restaurants, fish market, supermarkets, coffee, taverns, and ice cream at a few minutes walk.
The atmosphere of the apartment is typical of a Venetian 1800s house. The rooms include a small dining room, a spacious double bedroom, a fully equipped kitchen with a marble dining table, a bathroom with bathtub, a comfortable terrace overlooking our green garden.

The apartment was perfect! The balcony was such a beautiful, quiet retreat. Paolo was so helpful and friendly. He met us at the Alilaguna (like a water taxi) stop Ca Rezzonico, orange line - so easy from the airport! The apartment is pure serenity and filled with his father’s gorgeous artwork. The neighborhood is convenient yet quiet. It’s a short stroll to shops, groceries, bakeries and restaurants as well as awesome pubs. You can catch the vaporetto (like a water bus) at the same Ca Rezzonico stop so it’s super easy to get around. I can’t wait to return to Paolo’s place. A fabulous find and a great value.

Excellent Location

I liked the appartment a lot, it has a personal touch. Paolo is a wonderful host. The appartment is also situated good, calm location, but central and easy to reach the vaporetto at Canal Grande. Airconditioning was helpful at night, as it was very hot in July.

Best place to sray

Paolo was so incredibly accommodating and kind. The apartment itself was absolutely beautiful and the terrace was a nice touch. The apartment is clean, quiet, and easy to get around to the local sites from. I would absolutely stay here again, and can’t recommend the place enough!

Comfortable small flat with terrace

A quiet central location, close to Campo San Barnaba. Good bathroom, excellent kitchen, lovely terrace with views across small gardens and terraces with lots of plant pots. First floor of a quiet building. Restaurants and cafes 2 minutes away. Vaporetto Ca' Rezzonico 5 minutes with no steps over bridges! Lovely owner, who couldn't be more helpful,

Great stay, but

First the apartment is in an excellent neighborhood, the property manager is super nice and genuinely concerned. However, I would not recommend this apartment for the following reasons, the entrance was obviously flooded and not being cleaned, emits a very strong musty smell that permeates up to the apartment above, the apartment setup does not include a comfortable sitting area except the bed, which has a very thin mattress on slats, extremely uncomfortable!

Dear Kevin, we thank you for your review and will take your opinion into consideration. Just a clarification: it is not correct to use the term “flooded” regarding the entrance to the building on the ground floor for the reason that it doesn't correspond to the truth. You probably mean that there was a bit of humidity given the hot and very humid weather last October in Venice. However, there are windows on the stairs for ventilation and the apartment is located on the first floor. We regret that we did not perceive any dissatisfaction either at check-in or by contacting you during your stay.

Great flat, great neighbourhood, friendly host

Paolo is a very friendly host who always responded immediately in English. On site, he preferred French. His tips for restaurants and shopping were very helpful. In general, the area around the flat is great. Only a few minutes to both the Ca'Rezzonico and Zattere Vaporetto stops, so always the best connection. In the neighbourhood there are restaurants, a supermarket, a bakery and much more. The flat seemed larger to us than in the pictures: large bedroom. Kitchen with seating area and in between another room with table and chairs. A small terrace allows you to have breakfast outside. The building is old - which should come as no surprise in Venice - but the flat was spotlessly clean. Highly recommended, we would come back another time.

Gut gelegene Wohnung mit venezianischem Charme

Die Wohnung liegt in einem ruhigen Viertel mit sehr guter Infrastruktur. Zu Fuss kann alles erreicht werden. Sie ist recht groß und venezianisch eingerichtet. Der Vermieter teilte uns eine Woche vor der Anreise mit, dass eine Baustelle im Haus ist. Die Nutzung der Terrasse wird durch ein Baugerüst beeinträchtigt. Paolo hat uns wichtige Informationen gegeben.

Prima Wohnung in ruhigem Stadteil

Gut gelegene Wohnung in ruhiger Lage in Dorsoduro, nahe dem Campo Santa Margherita, nur ein paar Minuten entfernt von Cafés, kleinen Restaurants, Lebensmittelläden etc. Ideal für Reisende, die gerne mal selber kochen möchten, anstatt ständig essen zu gehen. Die Wohnung ist großzügig geschnitten, bietet reichlich Schrankraum im Schlafzimmer, hat eine gemütliche Küche mit Eßplatz und vor allem eine hübsche Terrasse mit Blick auf den Nachbargarten, die zum Frühstücken oder zu einem Glas Prosecco einlädt. Der Weg in die Innenstadt dauert etwa 25 min, man muß also schon einigermaßen gut zu Fuß sein, oder man besteigt das Vaporetto an der nur wenige Minuten entfernten Station Ca'Rezzonico und ist in 10 min am Markusplatz oder San Zaccaria.

Empfehlenswert - ruhige Lage und doch mittendrin / Nice, quiet and central

Wir waren über Weihnachten und Sylvester 2023/24 für 10 Tage hier. Die Beschreibung auf der Homepage und die Fotos entsprechen der Realität. Die Kommunikation von der Anreise, CheckIn bis zur Abreise war hervorragend. Wir wurden an einer nahe gelegenen Vaporetto Haltestelle begrüßt und - mit Tipps für die Gegend - zum Apartement geführt. Die Lage ist ruhig, aber nicht abgelegen. Mehrere Vaporetto Haltestellen schnell erreichbar. Die Ausstattung ist gut, Schlafzimmer geräumig mit ausreichend Stauraum. Die Küche ist gemütlich und ausreichend ausgestattet. Die Terrasse ist in der wärmeren Jahreszeit sicher ein zusätzliches Plus. Haustechnik (Heizung, Warmwasser, Kühlschrank, Gas, Strom) hat zuverlässig funktioniert und es ist alles in sehr gutem Zustand. (Hinweis: Wohnung liegt im 1. Stock, kleinere Stufen auch in der Wohnung zu Bad und Terrasse). Paolo hat sich immer wieder nach unserem Wohlergehen erkundigt, seine Tipps für Restaurants und Einkaufen waren hilfreich und gut. Klare Weiterempfehlung. Preis-Leistungsverhältnis ist für Venedig angemessen. Everything was functional and clean. Cozy kitchen, enough place for a stay for 2 Persons for 10 days (and even more). Paolo was very welcoming and helpful; communication was easy (in Italian). Pickup at Vaporetto Stop nearby. Terrace is a surplus, especially in warmer seasons. The building is in a quiet zone, but not off the beaten track. Several Vaporetto Stops nearby. We can recommend it.

Venedig genießen

Überraschend an der Wohnung ist zunächst, dass sie, obwohl sehr zentral in einem belebten Stadtteil gelegen,sehr ruhig war. Man hat von dem Trubel nichts, wirklich nichts gehört. Die Wohnung ist geräumig und gut ausgestattet mit einem großen schönen Balkon und einem bequemen "King size Bett". Paolo, der Vermieter, ist sehr freundlich und aufmerksam. Er hat uns geduldig alles erklärt und auch sich auch zwischendurch mal nach unserem Wohlbefinden erkundig. Wunderbar

wir hatten einen wunderschönen Aufenthalt in Venedig. Die Wohnung ist sehr zentral gelegen und zugleich wunderbar ruhig. Wir haben die Biennale und Arsenale besucht und tolle Erkundungen in der Stadt erlebt. Die Wohnung ist sehr stilvoll eingerichtet und die Küche ist prima ausgestattet. Paolo ist ein sehr zuvorkommender und sehr freundlicher Gastgeber, wir haben uns sehr wohl gefühlt. Wir kommen sehr gerne wieder!

very quiet

This apartment was clean, quiet, in a good location and the host was great - he even met us at the vaporette station and walked with us to the apartment. It had everything we needed and was exceptionally quiet while being an easy walk to anywhere, we wanted to visit. There were steps both to get to the apartment and in the apartment to get to the bathroom so be aware if mobility is an issue. Wej would defintely stay again!

Sehr ruhiges, charmantes Appartement in guter Lage

Für uns perfekte Lage - sehr ruhig und trotzdem ganz nah zu Restaurants, Supermarkt, Canale Grande, Guideccakanal sowie 3 verschiedenen Vaporettostationen. Supernetter und hilfsbereiter persönlicher Vermieter sowie Grundausstattung mit Kaffee, Tee, Gebäck usw. - sehr hilfreich, wenn man abends erschöpft in Venedig ankommt. Mit den Besonderheiten der Wohnung sind wir dank ausführlicher mündlicher Erläuterung sehr gut zurecht gekommen, es war ausgesprochen sauber, alles hat funktioniert. Und die Dachterrasse ist ein Juwel, wenn man mal eine Auszeit braucht. Wir kommen wieder!

Authentische Fewo in Dorsoduro

Hübsche Wohnung mit toller Terrasse und Ausblicken .... Paolo, unser Vermieter, hat uns "sein Viertel" gezeigt und sein "Insider"-Wissen mit uns geteilt (Tipps zu Gastronomie, Läden. aber auch von den Veränderungen in dieser Ecke erzählt). Wer noch ein Stück echtes venezianisches Viertel erleben möchte, ist hier richtig.
