About the Property

Large well appointed second home, peaceful and private

Our delightful French farmhouse is restored to a very high standard and is exceptionally well equipped. It is cool in summer with a large wisteria-covered outdoor dining terrace. It offers complete peace and is only a seven minute drive to the village of St Cyprien with its colourful Sunday market, boulangeries, patisseries, charcuterie et al. Gourmet restaurants, châteaux, caves, rivers, gardens, golf courses, prehistoric sites and villages are all close by.

We are ideally situated on a tranquil hillside in the central valley of the Dordogne. Our home is in 6 acres of meadow and woodland with stunning views across the central valley of the Dordogne to Chateaux Milande which is illuminated at night. The large pool (12 x 6m x 2m deep) is completely private and secluded, with beautiful vistas, furniture, parasol, and lighting under the trees and around the terrace as well as in the pool. The Roman ended pool, which had a new tile-effect liner in 2016, meets all safety requirements and will be maintained for you during your stay. The garden is partly landscaped; there is a large courtyard with table tennis and petanque, a walnut and apple orchard, a shrubbery, lavender hedges, a swing under the trees and parking for several cars.


Our light filled salon has two sets of French windows leading onto a spacious south facing terrace, a private setting, with BBQ and lighting, for outdoor dining and trying regional specialities. A perfect place to relax with a glass of wine and watch the hot air balloons float by. The salon has wicker sofas and chairs from Heals, cherrywood occasional tables, and two further windows, one with a seat for curling up with a good book, a cup of coffee and a croissant.

The salon and kitchen are both large (approx 24 x 26 and 24 x 18) and open plan with exposed beams, high ceilings and fireplaces. We like to cook so the kitchen is well equipped, with plenty of decent white china and glassware for every occasion and cooking utensils. The kitchen has a heavy wooden dining table and seats eight, a cooker, huge fridge/freezer (new 2015), washing machine, tumble dryer, microwave, dishwasher and water filter. The house, which has wifi, is on three levels, the kitchen and salon are on the mid-level, with the terrace outside.

We have four bedrooms, all with views, three with their own ensuite and one with its shower room next door.
Bedroom 1: Master bedroom upstairs with double bed, dual aspect, views across the valley and of the countryside. Ensuite bath,shower , double sinks and WC.
Bedroom 2: Ground floor with king sized bed,views over the courtyard. New ensuite is being created out of an unused stone room in 2016. Large Italian shower, sink and WC.
Bedroom 3: Upstairs with twin beds, dual aspect, fabulous views across the valley and of the countryside. Ensuite shower and WC.
Bedroom 4: Mid-level with twin beds, views across the garden. Shower and WC next door.

Our home is full of light, with high ceilings and beams throughout and windows both sides with lovely views. We enjoy peace and privacy, yet are only 7 minutes from the village with restaurants and shops and less from the river with canoeing, horse riding and an air park.

In essence, ours is a superb summer home for a relaxing holiday.

  • All the bedrooms have views, wooden floors and fans for those warm summer nights when you need a breeze. Our bedroom, 1 has a double bed, two chests of drawers and bedside cabinets all in beautiful Maine cherry wood and white. The room is the width of the house, and includes an en suite double basin bathroom, shower, bath, WC and bidet. Across the landing is bedroom 3, also the width of the house, with two single wooden French bateaux beds, several cupboards and a large curtained wardrobe. It also has an en suite shower, with basin and WC. Bedroom 4 downstairs, is next to the kitchen, with two single pine beds and a pine chest of drawers, as well as a large curtained wardrobe. Next to it is a shower room and WC. Bedroom 2 is reached via a wooden staircase from the kitchen landing. This is a large room which also opens onto the courtyard.   • Three bedrooms have en suite arrangements ( see above), the other bedroom 4 has a shower , sink and WC next door. All shower and bath facilities are in good condition. The bedroom arrangements mean the house is ideal for two families, as one family can take the top two bedrooms, (both en suite) and the other the lower two (one esnuite, one next door).   • We offer coordinating linen ( duvet cover, pillow slips and bottom sheet) and towels ( one bath sheet, one medium size towel and a face flannel each) at an extra cost of £26 per person. We provide drying up towels, tablecloths ( for indoors and outdoor tables) and cloth napkins, as well as oven gloves, shower/bath mats and hand towels for the downstairs cloakroom. When visitors arrive we ensure there is a small supply of toilet paper and paper towel/ cleaning cloths, washing up liquid and cleaning sprays. There are also masses of additional household items, including for example: a house golf umbrella, a market basket, hair dryers, candles , flower vases, tupperware, blenders, food nets, a picnic cool box, an electric hand vacuum and electric fans in each bedroom. Our secluded home is within easy reach of the world renowned Lascaux caves filled with the drawings of Pre-Historic man, as well as stunning Châteaux such as Beynac, Castelnaud, Milande and Fenelon. Also nearby are the medieval towns of Sarlat, Monpazier and Domme with wonderful restaurants , quality shops and bustling markets. St Cyprien too, our local village, has a colourful Sunday (and smaller Wednesday) market , a large supermarket, butchers, patisseries and chemists and plenty of restaurants- a couple of which are very lovely.

We are in the centre of the gastronomic region specialising in duck and goose delicacies

(Foie Gras and Confit du Canard), and farm produced cheeses as well as excellent wines from Pechament , Bergerac or Cahors. Leisure activities include canoeing (1km), tennis (5kms), 18 hole golf (9kms). and visiting gardens (4 km), caves (6kms), castles and ancient villages clinging on to the hillside .You can even go hot-air ballooning or fly over the valley in a small plane!

Other Activities: canoeing, air parks, caves, birds of prey events, castles

Golf: There is an 18 hole par 72 golf course at Siorac, the Lolivaire about 9 km away, which runs alongside a stream leading to a small lake. There are practice putting greens/bunker, a driving range, equipment including Golf buggies, for hire and a decent restaurant with a pretty terrace.

At Vitrac there is a 9-hole par 70 course alongside the Dordogne which is attached to a luxury hotel the Domaine De Rochebois. It has its own driving range, practice putting-green/bunker, pro shop, good restaurant and bar. This is all open to the public.

About the owner: We are a family of six who live in East Sussex. Mark is a retired University lecturer, and Teresa is still working as a University Professor. Two 'children' are grown up and live away from home, and two are at University/living in Paris. Mark came from Wiltshire, and went to boarding school in Sussex and Bedford, before working in Africa and later going into education. Teresa comes from Surrey where she went to school followed by Bristol University, Cambridge University for her PGCE, The Institute of Education for her Masters and the University of Kent for her PhD. She taught in primary schools, then did advisory work and now does university teaching and research. We enjoy the 'good things of life', like family, friends, food and wine but both of us need a good menu of culture to keep us engaged. There is plenty of all of this in the Dordogne!

Why the Owner Chose Saint-Vincent-de-Cosse, France:
We realised the house was just what we were looking for the moment we walked up the patio steps and through the French doors into the south facing salon as this resonates with light and warmth. The whole house does, with high ceilings, large windows and spacious rooms and now it’s well-appointed too! The general decor and lighting is contemporary, though we have a few antique chairs. We were holidaying in France and Mark had retired, so somehow the idea of a second home began to raise its head. We loved the area - had been many times before with the children and began looking… We saw 6 properties and as soon as we arrived at Le Roudet we knew this was it! Its peace and privacy and the stunning views, which are hard to capture on our camera, just help one relax, though it’s only seven minutes away from the typical French provincial village of St Cyprien with its bakeries, butchers, supermarket, and restaurants. We are also near four other Chateau and the delightful medieval town of Sarlat. The area has a rich gastronomic history and excellent local wines which we also enjoy!

The Unique Benefits at this House:
It is uniquely placed: utter peace and quiet and privacy, but with a good sized village, with all we need locally and Sarlat a beautiful medieval town with restaurants, hotels, cinema, fashionable shops just 15 minutes away. What we love are the views from the patio and pool, the peace and the sense of light and space in the house. It was just what we wanted in a family holiday home. It’s super too for two families to share and easy to keep clean, the kitchen has a traditional large stone tile floor as does the sitting room, (with big rugs), the rest of the house has wooden floors and rugs. We find the old stone of the building (built in 1732 ) very beautiful too and enjoy gathering walnuts, plums and figs from the orchard. To summarise: the house is gracious, comfortable, has all the amenities we expect in a home, and is situated in perfect rural peace and quiet. Many guests remark upon this aspect. However this is also deceptive, because the region has plenty to do for all ages: including for example visiting chateaux, caves, churches and gardens, and going canoeing, to air parks, zoos, walking, biking, and so on! We love the combination of heat, culture, activities and peace.
