- Welcome to Homosassa Island Lodge, our little piece of paradise. Due to the residential nature of our Lodge, we ask that you read the following house rules and agree to them before completion of your booking. We hope you will enjoy our place as much as we do. Guests shall pay for any damage done by the misuse or negligence of Guest, Guest's guests, family, agents or employees, to the premises (including grounds) over and above normal wear and tear. Guest shall pay the cost for repair or replacement of same immediately upon presentation by Owner of a bill for same. Guest shall permit only the people listed in Rental Agreement to occupy the lodge, with a maximum of 8 people. No Pets are allowed in or around the rental premises at any time. No children under the age of 14 unless specifically permitted in writing by the Owner. Guest agrees to permit Owner or Owner's agent to enter the rental premises or any part thereof at any reasonable time for the purpose of examining same, to make necessary repairs and/or to protect any personal property from damage. Reasonable time for said entry, without further notice to Guest, shall be between the hours of 8:30 a.m. and 8:00 p.m., although the parties may agree to additional hours for Owner's access. Owner or Owner's agent may also enter the rental premises with the consent of Guest, or when necessary, in case of an emergency or when the Guest unreasonably withholds consent or access. SMOKING NO SMOKING INSIDE THE HOUSE. Smoking outside is okay. Dispose of waste properly. REFUNDS There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. SWIMMING No diving, jumping, wading, floating or swimming off the island. Shallow waters and underwater rocks covered in sharp oyster shells are dangerous. BAR If you mix a drink or take a shot of liquor, use the Honor System and place money in the designated box on bar counter. BOAT Homosassa Island Lodge is only accessible by boat. You can launch your boat from several marinas or rent one. If you rent one, BOOK EARLY and make sure your rental is for OVERNIGHT. TRASH Guest is responsible for disposing of any trash generated. Place full (tied up) bags in the pantry overnight and whenever you make trips to the mainland, take your trash with you and dispose in dumpster where you launched your boat or parked your vehicle. DOORS Please keep screen door closed on main house. Mosquitos and No-See-Ums (flying teeth) can enter the house. UPSTAIRS POCKET DOOR Please keep this closed while air conditioner is running to keep the area cool. FANS Do not turn on attic fan upstairs. It is not functioning. TOWELS, HAND TOWELS, WASH CLOTHES If you take towels with you in the boat, or use outside, please return to the house before you check out. YARD The base of the island is made of rock and is uneven. While there is dirt and grass on the island, tide waters erode the soil and create holes. Use caution when walking in the yard. Watch for holes, pits, crevices, uneven terrain, snakes and other hazards. METAL SPIRAL STAIRCASE Be aware of the metal spiral staircase when you walk. Avoid walking too close to it or under it - the nature of a spiral staircase is the treads are sticking out and could cause injury if you run into one of them. Maximum of two people on staircase at a time. OBSERVATION DECK - atop screened dock Weight limit on observation deck is 1200 lbs. Do not sit on. lean against or stand on railing. FLOATING DOCK Exercise caution while on floating dock. When boats travel down the river, they create a wake and the floating dock will rock from side to side. Make sure your footing and balance is good. RAMP LEADING TO FLOATING DOCK One person at a time on the ramp due to weight limitations of the structure. DOCKS Exercise caution when on any of the docks - maintain your balance so you do not end up in the river and fall onto sharp oyster shells. SCREENED GRILL ROOM Exercise caution if the floor is wet or your shoes are wet. The tile is slippery when wet. SECURITY Tenant shall see to their own security while in the property by locking doors and windows when it is prudent to do so. AIR CONDITIONERS Tenant agrees to keep windows and doors closed while air conditioners are running. FIREPLACE No fires in fireplace. REFRIGERATORS AND WINE COOLER Please double check doors are closed. PANTRY Watch your step - there is a step down to the pantry and a step up from pantry to kitchen. GAS STOVE You will need to light the pilot lights when you arrive. Gas lighter is located on side of stove hood. You can turn pilot lights off after each meal you cook. More explanation can be found in Lodge handbook, sitting on dining room table. NOISE While you won't have many neighbors, please respect the ones closest to the island and keep your after-hours noise to minimum. Guests acknowledge they will be removed if there is undue noise, brawling, drunkeness BONFIRES No bonfires or other types of fires allowed on the island FIREWORKS/FIREARMS No fireworks or hazardous materials allowed in or around the property. Only legally owned and permitted firearms will be allowed on the property according to State and local laws. WATER - WATER - WATER - WATER - WATER - WATER - WATER Water is our most precious commodity! All water at the lodge is rain water of a limited supply - all our water is dependent on rainfall. The water is collected via guttering system and is stored in cisterns located on the property. This water is NOT CONSIDERED SAFE TO DRINK - this includes water from faucets, taps and the hose. You can shower, bathe and wash dishes with it but use bottled water for brushing teeth, cleaning fruits and vegetables, making ice and cooking. Please be mindful and conservative with your water usage so you do not run out during your stay. We researched average daily water usage needs and are allocating 50 gallons of water, per person, per day. If you overuse water and run over, or run out, there will be a *surcharge no less than $300.00 to hire a water barge to deliver water to the island. Running out of water can also burn up the pump motor. Here are a few ways you can conserve water: 1) Do not keep water running while you are washing your hands. Only turn water on to soap up and rinse. 2) Fill plastic wash tub (in kitchen) with soapy water to wash all dishes. Do not keep water running in-between rinsing dishes. 3) Fill bathroom sink with a little bit of water. Use this water to shave instead of keeping water running during entire shave. 4) Take short showers. Take short showers instead of baths. 5) Only flush when you must 6) Double check toilet flappers are in correct position so water is not leaking out (after a flush). You would hear toilet 'running' if flappers are not seated properly. 7) Do not leave hose(s) running outside. 8) Use hand towelettes to wipe/wash hands. Please do not throw these in toilet. 9) Use disposable paper/plastic products in lieu of ceramic dishes and glasses. Remember - DO NOT DRINK TAP, FAUCET OR HOSE WATER *Your damage deposit will act as the surcharge Examples of water usage: Toilet flush - 1.6 - 2 gallons each flush Bath - 40 gallons 5 minute shower - 11 gallons 8 minute shower - 17 gallons Brushing teeth with tap running - 2 gallons a minute Brushing teeth with tap off - .25 gallons Please fill out and sign 2 (two) copies of our House Rules along with 2 (two) signed copies of Rental Agreement and mail to Owner. One executed original will be mailed back to you. About Craig Suarez
Owner Craig Suarez spent many childhood weekends with his late father, Bud Suarez (of Tampa), and brothers Neil and Jeff, working to make the Lodge the island haven that it is today. Bud purchased the property in the late 1960's from a group called the 'Ale and Quail Club'. At the time, there was nothing on the island - no structure, no docks. Construction began in 1968 with the addition of a main house and a bungalow, outbuildings used for storage, as well as several docks. Everything found on the island today was either brought down river via barge or boat. Bud Suarez was well known in the food industry, creating two successful businesses in Tampa - Specialty Food Distributors and Bud Suarez Inc. The main purpose of Homosassa Island Lodge was to entertain clients and friends, and to serve as a sanctuary for family get-a-ways. Over the years, hundreds of guests have enjoyed the peace and tranquility of this Lodge - as well as boasting of some of the best fishing they have ever experienced. Craig Suarez has decided to open the Lodge to limited rentals. If you are an angling connoisseur, Homosassa is a popular destination for those in the 'know' - noted for its fabulous weather, as well as its native fish - including Speckled Trout, Red Fish, Snook, Grouper, Cobia, Tarpon, and other saltwater species. And scalloping is huge up and down the Homosassa River - 2016 season runs from May 25 - September 24, 2016.
