UNIT #20 is a privately-owned, open concept, 1650 square foot, 2nd floor (upper), END (CORNER) UNIT in a 2-story (low-rise) complex of 20 condos. It is oceanfront (right on the beach), has 3 bedrooms and 3 full bathrooms, and has more beachside windows and sliding glass doors, significantly more ocean and beach views, and a far larger WRAP-AROUND BALCONY, in comparison with inner unit condos at the same complex. UNIT #20 has absolutely spectacular, expansive, UNOBSTRUCTED straight on AND western views of the beach and ocean year round from 12 floor-to-ceiling windows and sliding glass doors in the kitchen, living room, dining room, master bedroom and hall areas, and a large, WRAP-AROUND, covered balcony (much larger than balconies of inner unit condos at the complex) accessed via two separate sets of sliding glass doors, one off of the living room and the other off of the master bedroom, which also has spectacular views of the beach and ocean. This property is an END (CORNER) UNIT, which very beneficially has two more floor-to-ceiling windows looking out to the ocean than all inner unit condos at the complex, as well as full views of the ocean down the beach to the WEST that are not obstructed by any other condos in the complex (unlike inner unit condo at the same complex). The WESTERN SUNSET VIEWS from this condo are spectacular, both from inside and outside of this condo.
Unlike inner unit condos at the same complex, this condo has sliding glass doors in the master bedroom with views of the ocean, which open onto a large wrap around balcony, and which can be left partially open at night to hear the sounds of the ocean while resting or sleeping in bed.
The condominium is 34-feet wide, which is approximately twice as wide as the average condominium, and with the wrap-around balcony, provides approximately 40 feet of ocean and beach views (both straight on and to the west side).
UNIT #20 has direct, private access to the ocean and beach via only one set of stairs (with no elevators to wait for), and sleeps 8 people in beds comfortably. The beach in front of the condominium is very private and relatively un-populated, and has a very peaceful and relaxing feel, which is in great contrast with the often very highly populated, and busy beaches, located in front of many high-rise condominium buildings.
Unlike lower units at this complex, UNIT #20 has cathedral ceilings, which provide the condo with a very open and spacious feel.
Located directly on the 'World's Most Beautiful Beaches' in Panama City Beach, no detail of this condo has been overlooked. The bedrooms are designed to ensure a peaceful night's sleep with all the modern conveniences of home after a day of sun and fun. The balcony is equipped for entertaining with six bar height chairs that fit neatly under the counter topped railings to make an outdoor experience relaxing and convenient.
The beaches are just steps down from the balcony. There is an outdoor shower at the base of the stairs to wash off the salt and sand prior to returning to a personal paradise.
For fire safety, this condo has a 5-pound 5BC multipurpose fire extinguisher professionally installed under the kitchen sink that is annually maintained by Advanced Fire Protection Services, Inc., and also HARD-WIRED smoke detectors that have battery backups.
No smoking is permitted.
Snowbirds are welcome, but only by the full month (all of January, all of February, or all of January and February).
To formally book this condo, two adults (25 years of age or older) who would be present at the condo throughout the duration of any rental period would need to execute a standard rental agreement that is employed for all rentals of this condo, and also provide copies of their drivers licenses to the owners, as proper identification.
Unless agreed to otherwise by the owners of this property in their written rental agreement, there must be a ratio of 1 adult (25 years of age or older) to every 2 children (under 25 years of age) who stay at this property.. Property was in a great location. Was ant the quiet end of town . The beach was wonderful and right out our back door! Beautiful views! Would definitely go back!
Beautiful condo with amazing views. Well stocked condo on a quieter part of the beach. Walking down to the beach directly from the back deck was so convenient. We would definitely stay here again.
Beautifully decorated, lots of extra amenities not found anywhere else, great location, pet friendly. Kitchen well stocked. Great place to vacation and work remote.
Our family of 4 including 2 teenage boys along with our dog all enjoyed the property. Fabulous location with lots of room to spread out on the beach even over spring break. All of the extras were much appreciated, especially the beach chairs and towels. We would definitely stay here again if visiting the area.

Excellent location on the beach in a well provisioned, comfortable property with everything a guest requires for an enjoyable stay.
The only criticism I would have stems from it’s obvious popularity and results in a need for some updates in furnishings and a little sprucing up but nothing that would prevent me from staying again.
No waiting in lines for the elevator!! Beach view was amazing. Direct access to the beach only available for 4 units!!! We did have some neighbors that had a dog and we saw some on the beach but they were all on a leash! I’m afraid of dogs and don’t want to be on the lookout for them !!!
We enjoyed our stay at this beautiful condo. It had all the amenities you could want. The Wi-Fi kept going off and on. The condo needs some deep cleaning. One of the ladies earrings feel under the bed. There were food, water bottles and underwear along with lots of dust. The wine glasses and other dishes on the shelves in the kitchen had to be washed before we used them. The showers had mold. All of these things can be fixed with a deep cleaning.

We are surprised about some of the comments made by this guest in this review. We had multiple communications with this guest during the week of her stay, both via text message and via e-mail message, including right after she checked into this condo on her check-in date, and also on the following day (early afternoon), as well as several other communications with her prior to, and after, such times. She never, ever, mentioned anything to us about either the Wi-Fi, or any cleaning issues, at any time. Within less than 24 hours after her check into this condo, we sent her an e-mail message (one that we send to all guests) stating, "We want to welcome you to Unit #20 Bonita Beach, and check-in and make sure that everything is going well for you there. There is no need to respond unless you need help from us in any way, or have any questions, or any cleaning, maintenance or other concerns, at any time during your stay. Please LET US KNOW IF YOU DO, so that we can provide you with any help needed or desired, answer any questions, or address any cleaning, maintenance or other concerns at the start of your stay." (We capitalized 6 of the foregoing words for this response to bring attention to them.) We received NO response to the foregoing e-mail message from this guest EVER (no photos, no words, and/or the like). Further, in contrast with this guest's review, there are several prior VRBO reviews posted by other guests about this condo stating that the condo was very clean during their stays there. Moreover, we have not been receiving cleaning complaints about this condominium from our other many different sets of guests. We believe that this guest putting her undocumented complaints in a VRBO review of this condo, rather than informing us about them, and allowing us to rectify them for her, is not fair to the owners of this condo, to the rental manager for this condo, or to the company that cleans this condo. Regardless, we always address all guest cleaning complaints with our cleaning company, whether documented or not. Regarding the Wi-Fi , the internet for this condo is campus-wide WOW internet that is provided to all 20 condos at the Bonita Beach complex, as well as to some common areas, such as the community pool, by the Bonita Beach Homeowners' Association. WOW, and others, are on hand to solve any internet issues that may arise at any such location, which sometimes arise due to a storm, as long as we are informed about the same.
We had an amazing week on the Gulf with fantastic weather and got to stay in this great place. We had no issues and will definitely be back. The location is perfect with the beach not being crowded and within walking distance to Thomas Donuts.
Two families stayed here and absolutely loved it. We didn't want to leave! The kitchen is stocked with any gadget you need. There are a few toys and beach chairs available for use but we rented the bigger chairs from Chairs4u. Beds were comfortable and bathrooms were clean. We will definitely be back!
This condo was spacious and super convenient to walk right out your door onto the beach. Great for a family trip. The paperwork and process to rent was a deterrent but then it turned out to be a great week so all was forgiven!
This condo was perfect for our family. Beach access was convenient and there were beach chairs as well as a few beach toys provided. The living area was open and spacious; we had six adults and never felt crowded. The balcony had plenty of seating as well with spectacular views. We contacted management once while we were there and they responded almost immediately so communication was also top notch. This was a clean, beautiful property with restaurants and grocery/liquor stores nearby. We would gladly stay here again.
My husband and I stayed here for our wedding Anniversary and couldn’t have found a more perfect place. The place was very clean and gorgeous. The location was outstanding and the beach was never crowded. The view is out of this world! We can’t wait to go back!
This was a beautiful condo on the beach. Hearing the waves all day and night was so relaxing. The sunsets from the deck were also very beautiful. The location was perfect with local restaurants and grocery right around the corner. We hardly moved our vehicle while we were there. We had an issue in one of the bathrooms and they were quick to respond and resolve. However, we were disappointed with the cleanliness. Upon arriving, we immediately had to wipe sticky stuff off of the counter tops. The dining and living room tables were also dirty. We continued to find trash, a lotion bottle, water bottles, toys and more under the couch, living room table and beds. We advised that they find a new cleaning service.

We own/manage 5 3-bedroom, 3-bathroom, oceanfront condos in Panama City Beach ("PCB"), and we have a process for hiring/using cleaning companies, and addressing guest cleaning complaints: (1) we select cleaning companies that either have multiple strong reviews, or are recommended by other condo owners, on Angie's List, Home Advisor and/or a PCB "Condo Owners" Facebook page; (2) we interview selected cleaners thoroughly, and let them know our expectations for cleaning/dependability; (3) we do not use the same cleaning company for more than 1 of the 5 condos, so that time/attention is not divided between more than 1 condo; (4) we check references carefully; (5) we pay them fairly (market rate or higher), so not to lose them; (6) within less than 24 hours of every new guest check in, we send an e-mail to each set of guests asking them to let us know if they have any cleaning concerns, so that we can have them rectified by the cleaning company at the start of their stay; (7) we immediately notify the cleaning company about any guest cleaning complaints, discuss them with it, and request that it return to the condo to rectify them as rapidly as possible; (8) we are hopeful not to have repeat cleaning issues once we have proceeded in accordance with (7); and (9) if we have a series of documented cleaning issues over multiple guest stays (not just over one guest stay), we carefully consider replacing the cleaning company or replace it. We replaced a former cleaning company for this condo 8 months ago with its current cleaning company. Cleaning companies are in a very high demand in PCB (resort area), and they have great leverage. Many of them are transient and/or cannot afford to live in, or near, PCB. They are often under a lot of time pressures during Saturday "changeover" days/times to change multiple beds, switch out other linens/towels, and clean a large condo. The guests who wrote this review did not let us know about their cleaning complaints until 48 hours after they checked-in, did not provide any photographs documenting them (they only told us about them over the telephone when they called to have a toilet that had become clogged during their stay from discarded feminine products unclogged), and refused in writing our offer to have our cleaning company return to the condo to address their cleaning complaints. Instead, they chose to describe their cleaning complaints in a review of our condo, which we believe is unfair under these circumstances.

This condo is privately owned by Aimee and Michael Farrell (shown in photo), and is managed by Roberta L. Hastreiter-Heady, who also owns two condominiums at Bonita Beach, and three condominiums in Panama City Beach. Aimee and Roberta have been best friends since they were three years old, when they grew up across the street from each other in Northbrook, Illinois.
Roberta is an intellectual property attorney who lives in Johns Creek, Georgia, and graduated from Purdue University (West Lafayette, IN). She has four children, three graduated from Georgia Tech (Atlanta, GA), and one a 4th year industrial engineering student at Georgia Tech. She graduated from Marquette University Law School (Milwaukee, WI), and has been employed by Locke Lord LLP for 16 years. Prior to that, she worked for Abbott Laboratories (Waukegan, IL), G.D. Searle & Co. (Skokie, IL), and the law firm Fitch, Even, Tabin & Flannery (Chicago, IL).
Very personal service is provided directly between Roberta and guests that book this condo. She tries to be available for all guests at all times, and she and Aimee and Mike try to keep both Unit #8 and Unit #20 in a top condition.
Why they chose this property
This property is a beautiful and comfortable CORNER (END) UNIT with a WRAP-AROUND BALCONY and unobstructed views of the ocean and beach from BOTH inside of the condo (from the living room, dining room, kitchen, master bedroom and hallway) AND outside of the condo (ALL ALONG THE LARGE WRAP-AROUND BALCONY), and BOTH STRAIGHT ON AND TO THE WEST (ALL DOWN THE BEACH TO THE WEST). The WESTERN SUNSET VIEWS from this condo are magnificent. This condo has two more floor-to-ceiling windows looking out to the beach and ocean than all inner units, as well as full views of the ocean down the beach to the west that are not obstructed by other units. Also, unlike any of the inner units, it has sliding glass doors in the master bedroom with views of the ocean, which open onto a large wrap-around balcony, and which can be left partially open at night to hear the sounds of the ocean while in bed. The views from this end (corner) condo, along with those from the other end (corner) units, are the BEST at the Bonita Beach complex.
Additionally, unlike lower units, this condo has cathedral ceilings, which makes this condo have a more open and spacious feel.
Panama City Beach has beautiful white sand and blue oceans, and attractions for all ages, many of which are in Pier Park. It is about a 30-minute drive to Destin, which has many additional restaurants and attractions, and about a 15-minute drive to Panama City, which also has many fun attractions.
What makes this property unique
This condo is in walking distance to "Thomas Doughnuts and Snack Shop," a very well-known restaurant that has a wide variety of different filled and non-filled fresh doughnuts every morning, as well as many breakfasts and lunches, and an attached ice cream parlor that has many different types of hand-dipped ice cream (cups and cones), sundays, splits, milk shakes, and floats. This is a great attraction for guests.
