The Richardson ranch guesthouse is the perfect intimate getaway you’ve been looking for. This cozy guesthouse is located on a 2.5 acre retreat just minutes from Cottonwood’s Main Street, a short drive from Jerome or Sedona, and minutes from the Verde River. The single level guesthouse features 4 bedrooms with 2 1/2 baths, a private large outdoor space with a fire pit, grill, and private patio.

Enjoy access to a shared playground with a treehouse, swings, a slide and basketball court.

For larger groups, add the Main House with the adjacent guest home.

Excellent Stay

The property is gorgeous and was perfect for two families. We appreciated all the pots, pans, and other amenities abs how close we were to Sedona!

Clean and Quiet

We had a lovely stay! So quiet and relaxing after hiking each day. Kitchen is well equipped! Even has an instant pot and baking supplies. Beds were comfy!

Family and friends that are family

We came to Cottonwood to fo the Verde Valley Train. The property was lovely, relaxing, and peaceful. Outdoor spaces were amazing, house was very nicely furnished and decorated and well equipped kitchen. Thank you for a wonderful visit to your area

Sisters Retreat

The property was lovely. Gave us an opportunity to enjoy our retreat and just focus on building relationships. The location of the property is excellent. Out of town yet very close to town, restaurants, grocery stores, and amenities. I would recommend this property, and I would stay there again given the opportunity.

Lovely, Tranquil Property!

Very relaxing and enjoyable stay. The hosts have the house outfitted very well with everything we needed. The decor touches were lovely. Loved the fire pit and two decks with comfy chairs to enjoy the surroundings. Owner responded very promptly with questions.

Family Getaway

This property is so pretty! Close to all, but it still has a country feel. We loved sitting on the back porch. It was very peaceful. The kids liked the basketball court. I would love to stay here again!!

Large fenced property, easy access to major hwy

The house satisfactorily accommodated a party of 9. Nice fenced yard and we were able to see a couple of horses in the next yard. There is a wood pit and it was nice to be able to do s'mores at night. The manager promptly returned and answered my question. Overall it was a nice, enjoyable stay. I have a few specific suggestions and will be happy to talk with the manager / owner if interested. I may be contacted via VRBO.

Family Girls Weekend

Beautiful country feel

Wonderful experience. Great nighttime views of incredible star filled night! Comfortable and spacious. Well priced, and close to Sedona. I highly recommend, and will be booking again on our next trip to Sedona.

Nice place for multiple families

Great location close to wine tasting in Cornville /Cottonwood, visiting Jerome/Sedona, etc. Lovely views on front and back patio. Enjoyed watching the horses play while we drank out morning coffee. Appreciated the games (we played Family Feud).

Welcoming and quiet.

My 2 sisters and I stayed in this charming guest ranch house for a Sedona, Grand Canyon get away. Very nice rooms and beds, nice decor and wonderful horses next door. We had a motorized wheelchair that sadly couldn't make it to the door with the slab stone path or across the lifted doorframe. I'd definitely recommend this place but not if handicapped. No grab bars by toilet or in shower. But the owners were very forthcoming with that information up front so we knew before we came. And they brought a board to go over the stone path to help with my sisters walker. Lots of spaces to gather inside and out to chat. Enjoyed eatting at old town Cottonwood and nearby Jerome's Hunted hotel.

PRE-Christmas Relaxation

Beautiful home in a quiet setting. The lights strung above the fire pit were welcome and we enjoyed the evenings. A lovely walk down to the river, scavenger hunt and basketball court kept us entertained. Spent a day in Jerome, also explored local parks. Very cozy and well appointed home.

Fantastic and memorable experience!

We are so fortunate to have found this gorgeous property for a last-minute trip we planned to take to Sedona. We were not familiar with the area, and wondered whether we'd regret booking a place outside Sedona. But wow, did we make the right choice. We loved that this special ranch was just the right distance away from the tourists and traffic in Sedona that we could enjoy the area during the day, and retreat to the quaint little wine-country town of Cottonwood for our dinners. We stayed in the guesthouse, which was spotlessly maintained and beautifully decorated. The grounds were also perfect for our little family to enjoy, with the yard, firepit, and basketball court. And the owner was responsive and more than accommodating when we had questions. We are a few days home now, and already miss this truly special spot. If we are able to come back and visit again, we won't think twice about where to book!

Fresh Ecperience

The property has beautiful grounds and lots of open space. There is a huge fire pit and little basketball court. We loved watching the horses on the next property over. The beds were extremely comfortable and the owner left each room with some shower products. We wish there was a dishwasher but everything was kept wonderfully

Very nice get away place. Location is awesome.

We were in town to pick up my father in laws classic car. I couldn’t be happier with this property. Plenty of parking, spacious home & nice amenities. Really enjoyed the fire pit.

Wonderful Place

We really enjoyed your place. It was clean, well-stocked, and gave us the feel of a hotel. The grounds were beautiful too. Only wish we would have had more time to enjoy them.
