The Space:
Welcome to the Nest property, a luxurious retreat at the corner of Hummingbird and Red Bird in South Austin, Texas. This stunning large, fully enclosed corner lot property offers an array of amenities and a spacious landscaped haven for your relaxation and enjoyment.

PARKING AND GATE ENTRY

Guests can park 2-3 vehicles at the front entrance with a provided 4-digit gate code for entry. A Ring door camera boosts security. There's also parking in front of the detached garage through a motorized gate, but the garage itself isn't accessible to guests.

OUTDOOR PARADISE

Upon entering the locked front gate, find landscaped grounds enclosed for privacy. Enjoy an inviting fire pit with seating for four. Nearby, cushions for the chairs are stored in a chest by the pool lounge in the cabana. Wander along a gravel path, play games on the grass, or relax on the spacious patio. The backyard boasts a spa, pool, and a house-connected gas grill. Take shade under an umbrella at the outdoor picnic table or adjust the shades on the poolside loungers.

LIVING AREA / ATRIUM AREA

This open and airy space boasts twin sliding doors on both sides, allowing ample natural light to fill the room. The comfortable couches, a mesmerizing fire orb, and a Samsung Frame television provide the perfect setting for relaxation and entertainment.

DINING AND KITCHEN AREA

The dining area seats eight, while the kitchen boasts a luxurious island and top-notch appliances: Sapphire Thermador dishwasher, Thermador ovens, a high-performance gas range, sleek range hood, premium Miele coffee machine, versatile Ninja blender, Instant Pot Rice and Grain cookware, Duo Gourmet, and a toaster. It's equipped with a variety of kitchen essentials—pans, bakeware, cutlery, wine glasses, kitchen utensils, and more—to cater to your culinary needs.

BAR AREA
The bar area opens to the pool area and comes complete with a small fridge, a sink, and bar shelves stocked with utensils for your convenience.

PRIMARY BEDROOM
Features a king-size bed for ultimate comfort. Guests will also find a tower fan, a dehumidifier, pull chain blackout shades for optimal rest, a walk-in closet, an LED TV, and a ceiling fan.

PRIMARY BATH
Has a luxurious space with an extra large jetted soaking tub, a separate walk-in shower, a double vanity, and provided amenities such as conditioner, shampoo, body gel, and motorized window shades for your comfort.

GUEST BEDROOM 2
This cozy room features a king-size bed and is equipped with a large closet that comes with extra pillows. You'll also find pull chain blackout shades that fully block out light, ensuring a peaceful night's sleep.

GUEST SHARED BATH (JACK AND JILL)
This bathroom, serving both Guest Bedroom 1 and Guest Bedroom 2, features a practical combination of a shower and bathtub. For added convenience, the light switch for this bathroom is thoughtfully positioned near the commode.

GUEST BEDROOM 3
Furnished with two queen-size beds. There are three tables with lights, a ceiling fan, extra shelves, and even a tower fan for added comfort.

NOOK AREA
A cozy nook area provides a comfortable seat and is stocked with books and reading materials for those moments when you want to unwind with a good read.

LAUNDRY AND MUDROOM
Equipped with a washer, dryer, a sink with filtered water, and an iron and ironing board for your convenience.

ADDITIONAL ROOM
Beyond the laundry area, an additional room awaits, featuring a Foosball table and a desk area for added entertainment during your stay.

The hallway features tastefully displayed art on elegantly framed walls, enhancing the home's ambiance. Additionally, a Nest Thermostat and Security Panel are located here, though guests are kindly asked not to use the panel.

Guest Access:
Access to the front door is via a lockbox holding the key; follow provided instructions for entry. While guests can explore the entire home, note that the detached garage and a nearby storage closet are off-limits for safety and property protection.

To elevate your comfort and enjoyment, we offer two exclusive add-on features:
Pool Heating (October to April: $80 per night, May, June and September: $100 per stay), There is no pool heating fee applicable in July and August as the natural temperature of the pool is already hot.

The Neighborhood:
This expansive property is less than 15 minutes from the Austin airport, in the heart of old South Austin with easy access to everything downtown Austin has to offer. The Nest is a quick 3.5 mile drive down Congress to the South Congress District. The Second Street District, Lady Bird Lake and Downtown are just a mile farther.

Plenty of spots are closer still: St Elmo Brewing, the Austin Winery, Texas Sake, and Cosmic Coffee are all within two miles. Best of all, you can stroll two blocks down Red Bird Lane to the Sagebrush, a local honky tonk known for showcasing the best of Austin’s abundant music talent and touring bands.
