With room for everyone, inside you will find your fun zone in our expansive game room, or let the stress melt away in the spa. With a floor-to-ceiling stone fireplace, our home offers a warm, inviting vibe that's just right for family and friends to gather, laugh, and bond.
Whether on vacation or escaping the hustle and bustle of the city you will indulge in the tranquil settings, modern amenities, and the serene beauty near Lake Wallenpaupack. This is not just a stay; it's an experience.
Spacious living room has large comfy sofas and seating areas plus a beautiful gas fireplace.
GAME ROOM:
Game room with skeeball, shuffleboard, foosball, poker table, and wet bar.
Step outside and enjoy the private jacuzzi tub or BBQ grill on the oversized patio deck. Soose Manor has everything you could need for relaxing or entertaining!

**Guests are kindly asked to respect no trespassing signs and to only use lake access provided by White Sands, not the North Colony Cove Community docks.
Guests have full access and complete privacy inside the home and may enjoy full use of outdoor amenities as well. Instructions for access, check-in, checkout and directions to the home are provided in the house manual on Airbnb. When checking out, please be sure all windows and doors are locked prior to your departure.
Your check in is seamless with our keyless entry and while we won't be meeting you there in person I will be available along with my friends 24/7 should you need anything at all.

Our retreat is in a remote area, part of its unique charm! This means public transportation options like taxis, buses, Uber, or Lyft aren't available.
The best way to explore and enjoy your time here is by bringing your own car. This way, you'll have the freedom to come and go as you please.
Don't worry about finding a parking spot—we have ample parking space for up to 7 vehicles!

➤ Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
➤ If you are a local resident, you must contact us before booking
➤ Guest must provide us with a valid ID that matches their credit card information
➤ We will place a small deposit hold on your credit card a day before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
➤ We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy
➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
➤ No parties or events allowed.
➤ Noise. Guests acknowledge that they will keep their noise level to a minimum. "Blasting" of loud music outdoors is not allowed in our community. There are multiple outdoor security cameras and noise monitors on the property to ensure that noise levels are respected. If noise levels persist above a normal level, you will receive notifications from our team.
If excessive noise levels persist after notifications from our team, a $500 penalty/fee will be charged. We want our guests to have an amazing time, but not at the cost of having a peaceful neighborhood and happy neighbors. We appreciate your cooperation and understanding.
➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $500 penalty if this rule is not followed.
Smoking indoors is PROHIBITED but smoking outdoors is allowed. However, the littering of cigarette butts will incur a $100 cleanup fee. If you choose to smoke outdoors, please discard cigarette butts in smoking receptacles provided at the front and rear of the property.
➤ Fireworks are PROHIBITED due to local ordinances and community regulations. The use of fireworks and confetti bombs (indoors and outdoors) will result in a $1,000 fine.
➤ There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
➤ HOT TUB RULES
Guests are welcome to enjoy the hot tub during their stay. However, if the water needs to be drained and filled back up due to improper use, there will be a $275 deep cleaning fee.
Use plastic cups instead of glassware and bottles when drinking beverages in the hot tub. Any broken glass discovered in the hot tub will result in a deep cleaning fee.
Ensure your body is free of heavy oils, creams, and/or sunscreen before entering the hot tub. This will keep the water clean and debris free.
Please cover the hot tub when not in use and before checking out. This will keep the water temperature nice and warm for your next soak and future guests.
➤ Late check-out fee of $150 (if not authorized) applies for check-outs after 10:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
➤ No pets allowed
➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
➤ For your security and protection the property is equipped with an exterior camera
➤ Parking instructions are provided. Please DO NOT park in the cul de sac at the entrance of the driveway. We have a fine in place of $100 per vehicle for illegally parked cars in the cul de sac
➤ Summary of additional fees and fines. (These are only incurred for inappropriate use of property)
- Hot Tub Deep Clean = $275
