Summary:
Enjoy 1000 feet of private beach or relax and sip coffee or cocktails on your exclusive private deck with magnificent views of Provincetown Harbor and beautiful sunsets! Our freestanding cottage sleeps 4, with all the comforts of a spacious hotel room, including skylights, kitchen, one queen bed and a full size futon sofa! Additionally, the cottage has a stove, refrigerator, toaster, dishware, silverware, flat screen TV, coffee maker, and wireless internet.
The Space:
Directly on the beach, Sutton Place Studio, Cottage #18 retains the charm of the classic Cape Cod beach cottages. This cottage community is part of the Truro’s Beach Point area and is located directly on Sutton Place’s 1,000-foot private beach on Cape Cod Bay. With full access to the condo association's private beach right outside your door, your personal deck is also a perfect place to enjoy morning coffee, or the beautiful sunsets and breathtaking views! This freestanding cottage has a queen bed, and a full size futon, sleeping up to 4. A convenient bath, complete with shower, as well as a cozy galley kitchen invite you to make yourself at home, while spectacular views from every window remind you to relax and enjoy your getaway. Necessaries and creature comforts include WiFi, a flat screen TV, and basic kitchenware/appliances. Ideal for a small family or a couple's retreat, this would also be the perfect spot for a solo recharge!
Other Things to Note:
• Linens: to ensure an affordable stay for guests, this property is offered without linens. Please plan on brining your own sheets, blankets, towels, etc. to ensure your comfort.
• Pet: This property does not permit pets.
• Smoking: all Lexvest properties are smoke-free. To respect the homeowner and other guests, smoking is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities. If you smoke, we reserve the right to charge a $1,000 smoke remediation fee.
• Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund.
• Drones and fireworks are prohibited on property.
• Cleaning: the property is professionally cleaned prior to your arrival. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of the length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage.
• Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement.
• Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property.
• No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utility outages; weather, etc. We advise guests to exercise caution in inclement weather. Guests bear all responsibility for their safety and ability to access the property.
• Damage Waiver: to protect the property and its contents, we require guests to purchase an accidental damage waiver with $59 of coverage. Please report any damage immediately to us to avoid charges or responsibility for damage. Guests are responsible for any intentional damage, removal of items from the property, and any damage not covered by the Damage Waiver.
• Early Check-in / Late Check-out: during the busy summer season, it can be difficult to accommodate early check-in or late check-out. If you are interested in arriving early or departing late, please contact us in advice. If we are able to assist, we reserve the right to charge a small fee, which helps us recoup the cost of rescheduling cleaners.
We urge guests to pay close attention when enjoying nature, weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most all venues around are very casual.
