The Gate is Electronic. It closes once you have entered/left the property.
BEDROOM: Two bedrooms feature queen-sized beds, while the third bedroom offers a double-sized bed. All beds are topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM: The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN: You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to: - fridge/freezer - stovetop - microwave - oven - crockery and cutlery - dishwasher - coffee machine (Nespresso)
We stock a simple selection of food for breakfast, such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM: The living room has a 47` Panasonic smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.
LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board.
PARKING: The garage can accommodate 5 cars. Please No Parking on the road as there is ample parking on the property grounds.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

**Check-In & Check-Out** - Check-in: from 3:00 PM | Check-out: by 10:00 AM - Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

Absolutely loved this house!! Location was perfect, everything within a 10 minute drive. The whole house was very clean & obviously well cared for. Kitchen had anything you might need and everything was clean. Beds were lovely & comfortable. Nothing negative at all.

The house and property were absolutely beautiful—very clean and perfect for a family stay. The only minor feedback would be that the kitchen could use a few more oven trays and dishes. We were also woken at 7am by the gardener who turned on the sprinklers and then began mowing the lawn. While we completely understand the need for property maintenance, it would have been appreciated if we had been notified in advance.

Regarding the kitchen, we appreciate your suggestion. We’ve noted your feedback and will review the inventory to see where we can add additional oven trays and dishes to better support future guests.
We also understand the early morning disturbance caused by the gardener. While regular property maintenance is necessary, we agree that advance notice should have been provided. This has been raised with the owner and maintenance team to ensure better communication and scheduling moving forward, so guests are informed ahead of time and disruptions are minimised.
