We now offer Resort Access to the Epicurean Hotel, just 1 mile south (Fee applies)

This is a 2/2 upscale condo. 2 bedrooms on the 2nd floor. Master has en-suite with grade tub!

The 3rd bedroom is the Mancave, a converted space with full vented AC. A very comfortable convertible sofa provides extra sleeping room on the 1st floor.
OUTDOOR POOL-Epicurean Hotel

Our poolside sanctuary offers an ideal setting for an afternoon swim, a soak in the sun or a nap under an umbrella. Secluded and inviting, it’s also the perfect spot to indulge in the underrated pleasure of doing absolutely nothing.

PLEASE NOTE! The HEATED Pool is at an additional cost We do offer 2 free adult bikes(coming soon!) which you can use in town or to ride the 1 mile south to the Epicurean Hotel with rooftop bar. We will provide a link with booking!

Parking is available for 1 car in the driveway and another on the street. If you are bringing more than 1 car please advise a few days prior to arrival so that we can add your vehicle to the parking permit. Info will be provided a day or 2 before check in.

The Townhome is very new, clean and super comfortable!

We want you to enjoy your stay but feel it necessary to communicate the below items as not every guest arrives with the intention to be respectful and enjoy the “sharing community” experience. Please read through and ask any questions keeping in mind each “rule” has been created due to a previous guests behavior.

Most questions can be answered by checking our online WELCOME GUIDE. The link to the WELCOME GUIDE will be sent with your booking confirmation.

- Minimum age for booking is 25. No exceptions sorry!
- Maximum Occupancy- is disclosed in the listing. All guests must be registered and ID required. The person booking MUST be present during stay. No 3rd party bookings allowed.

- - Certain events MAY require an additional security deposit as well as in person check-In:
o Gasparilla
o Sunset Music Fest
o Spring Break-. No, your Mom or Dad cannot book for you.

- Events-No parties or events, no “Dinners” or gatherings. No exceptions

- Setting Expectations- Please DO NOT expect perfection. We try to ensure everything is in working order and properly maintained. We are aware our home may have a few imperfections from past guests use and abuse. We are working to make repairs. Some repairs do not happen overnight or in the 4-5 hours between guests. Please be understanding 😉

- Parking- Please refer to the property listing for number of parking spots. RVs, boats, trailers, etc ASK first. Never park on the lawn as our sewer and sprinkler systems can incur serious damage.

- EARLY Check in/ LATE check out- Not Offered. Please refer to the Welcome Guide

- SMOKING/Vaping/Medical Marijuana : Our home is a non-smoking environment in its entirety. Please smoke at curb or at least 15 feet from any door & dispose of your cigarette butts. Please do not smoke on the pool deck (if applies) See below fines.

- TV/Cable: While we do not have cable TV, the TV(s) are Smart TV(s) w/access to Netflix, Hulu, & Amazon. You are welcome to log into your accounts but remember to log out before you check-out! **Please do not download or stream any unlawful content**

- Underage drinking/Drugs/Weapons/Firearms/Bad behavior- Illegal, defiant, malicious, or disrespectful activity of ANY KIND WILL NOT be tolerated. Medical Marijuana may not be used INSIDE our home. Smoking rules apply. No one under the legal drinking age may consume alcohol on/in the premises. No WEAPONS/FIREARMS are permitted in or on our property. Your reservation will be cancelled without refund at the discretion of the host.

- Gas Grills (if applies) Please let us know if we need to exchange the tank for the grill. In most homes we provide a backup.

- MAINTENANCE: Routine maintenance may occur during your stay. This includes but is not limited to monthly pest control, lawn care, pool care(if applies) valet trash services and more! As long as the host provided proper notice before entry, the guest cannot refuse to the let the tech enter the rental property. In emergencies, the host may enter the rental property without notice. Most maintenance is scheduled between stays but there may be times when our service providers are unable to do so.

- Plumbing: The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask NOT to flush anything other than toilet paper. NO feminine hygiene products, NO paper towels, NO flushable wipes- these WILL clog the sewer system and cause a backup. If maintenance is called to the home to clear clogs or items from our drains, you may be financially responsible for any potential damage! We simply want to ensure you have a royal flush kind of stay.

- Home Furnishings & Contents: Do not re-arrange indoor and outdoor furniture.
- The condition of the home is documented with photos before and after each guest. Broken, damaged, or missing items may result in additional charges. We do understand accidents happen. In order for us to prepare for the next guests we need to know if something needs to be replaced or repaired. Please do not try and hide damages, chances are we will not charge if you are honest and the cost is minimal.

- Cameras/Security Devices- All devices are exterior only front and back. No devices that see, hear, or record are located inside the home. Devices are not monitored but we do have cloud recording in the event of a reported incident, problem or complaint by a guest/neighbor. We do utilize Wynd Sentry Smoke/Noise detectors for 85DB+ and non cooking smoke odors. These do not record voices only monitor decibel and PM(Particle Matter) levels in the home.

- LINEN SERVICE- All linens out to be laundered. When you arrive there may be a blue laundry bag on the porch. Please DO NOT bring it in. If for some reason it is there for longer than a day please let us know. The laundry for the next guest will be returned to the property within 48 hours. It will be placed in the black and yellow bin on the porch OR the garage(if applies), The laundry service will open the garage door & place the laundry inside. They will not enter the main part of the home in any way. Typically, they will be there only a minute or 2.

- Excess Cleaning-If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the property in, an additional $250+ cleaning fee will be assessed. Stained linens (body fluids, food, drink etc. will be assessed case by case) Replacing linens after each guest is not a cost of doing business and is NOT part of your cleaning fee. We ask you do not eat or drink in beds to help prevent these types of stains.

- Commercial Photography/Video filming: Strictly prohibited without written consent of the owner. A location fee as well as insurance declaration certificate and project outline are required.

- Social Media /Influencers- ASK prior to booking to film content

- Candles/Incense/Lighters: No open flames please!

- Energy Conservation: Please do not leave open the doors as we try to be mindful of energy use. Mosquitos and other insects WILL also enter the house.

- Children: Parents are responsible for the actions of their children both physically and for any damage they may cause via willful misconduct or intentional acts. Please also do not allow children to eat outside of the kitchen.

- PET POLICY-Not all properties are pet friendly. Any violations for unauthorized pets may result in your reservation being cancelled without refund. ESA animals are considered pets. Service Animals please disclose. Pet friendly properties are advertised as such. We may make an exception at a non pet friendly property. Just ask. Pet fee will apply. We will send our pet policy upon booking.Misrepresentation of a Service Animal in Floirida is a misdemeanor 2nd degree.. Please refer to Fl Statue. S. 775.082 (9) A person who knowingly and willfully misrepresents herself or himself, through conduct or verbal or written notice, as using a service animal and being qualified to use a service animal or as a trainer of a service animal commits a misdemeanor of the second degree, punishable as provided in s. 775.082.

Nice spot, convenient location
Easy place to stay in terms of location, comfortable, clean, felt safe. Parking is tough if you need more than one car to access the home, but it was perfect for my visit. Would stay again.

Disappointed
Here's the summary. Check in was fine. Front porch had broke down dog crate, black tote, and loose hose strewn in the drive. We noticed a couple cleaning issues and we contacted VRBO as requested by the owner. After no reply we contacted him directly (as we had his number from another question to VRBO who told us to contact him). We were chastised for not contacting him directly, but the solution offered was to push the dirty towels from previous guests aside and they would get it when we were done. The house itself was in some amount of disrepair. As rental owner I understand this, but hiding behind a statement "don't expect perfection" is sad. Light fixtures were broken and hanging out of the ceiling, fridge was malfunctioning, TV's are NOT smart TV's except for the living room (no cable in the other rooms either). The "Man Cave" room is a converted garage. While not bad looking, there is a massive air processing unit with an exhaust hose venting outside. Kids coughed the whole time they were in there. Finally, there was no mention of the construction going on next door. They were jerks too. To be fair. There was coffee and tea furnished and the kitchen was functional. Bed, though small, was comfortable. Location was convenient to downtown Tampa/Hyde Park.
