Beautiful Cozy Home with Pool and Spa, 3BD 3Bath

This is a beautiful home in Disney area. It is a four bedroom house with 3 bedrooms for guests use. One bedroom is locked and inaccessible for guests since owner’s belongings are kept there. There are 3 full bathrooms, fully equipped kitchen, kid’s play area in the living room. A perfect home while visiting Orlando theme parks or just for getaway.

There is enough parking space only for 2 cars in the driveway, parking on the grass and on the sidewalks is not allowed at all times, overnight street parking is not allowed (per association rules). Towing is strictly enforced by association.

This is a very clean home located in Davenport off of route 27. It has a private heated swimming pool with jacuzzi, covered big size lanai, and garage with pool table. This house has private swimming pool (could be heated October - April per request for an additional $40/night or $230/week, 2 nights minimum). 24-hour notice is required. Please note that the heater is highly dependent on outside air temperature. If the outside temperature drops below 50F, the heater might not be efficient enough to bring the pool temperature to the set temperature. No refunds will be given in that situation as the heater was working per guest's request.

Fully equipped kitchen including microwave, coffee machine, blender, toaster, fridge/freezer, dish washing machine. Laundry room. Pool towels provided.

HOUSEKEEPING: Mid-stay cleaning services during your stay can be requested for an additional fee. Clean sheets, towels and pool towels are provided. There is no daily housekeeping service.

STARTER SUPPLIES: The following starter supplies are provided in the house: 2 rolls of toilet paper per bathroom, 2 trash bags, 2 dishwashing capsules, 1 sponge, 1 roll of paper towels, 1 small dish detergent, hotel size shampoo, conditioner and soap. No other supplies will provided. Please stop by the nearest Supermarket to gather any additional items you may need for duration of your stay.

CHECK-IN & CHECK-OUT
Check-in is at 4pm and check-out is at 11am. If it’s possible we will try to accommodate an early check-in or late check-out, contact us about availability not earlier than 2 days prior to your arrival/departure. In case of unauthorized late check-out you will be charged $50/hour. This does not award you possession of the property, it is a penalty assessed for holding up our next guests and preventing our housekeeping team from doing their jobs.
If the house is damaged or dirty, in a condition beyond what a reasonable, courteous guest would leave a house in, an additional $100 cleaning fee will be assessed.

OUR ASKS:
- Please no food or drinks in any bedrooms
- Absolutely no glassware by the pool
- Please turn off all lights and lock all doors whenever you leave
- Please keep all window and doors closed at all times (especially when the A/C is on)
- Please use provided pool towels for the pool and not the house towels

ADDITIONAL NOTES:
The home is located in a quiet community with residential neighbors. Please respect the neighbors and keep the noise to a low and respectful level at all times. The HOA enforces quiet time from 10pm through 8am. If you are asked to keep the noise down, you must comply.

OTHER THINGS TO NOTE:
- No check-in or check-out on Thanksgiving day, Christmas Day, December 31st, and January 1st.
- Absolutely no animals! We will collect a fee of $200 if there is an evidence that you have brought animals to the house.
- No illegal activities and weapons of any kind.
- If the thermostat is turned below 68F and the A/C unit freezes, you will be billed $300 for service call and repairs.
- No moving furniture. The fee is $100 if the furniture is moved and not returned to original placement.
- Broken, damaged, or missing items will result in additional charges.
- Clogged toilet deemed guest fault will result in $75 charge.
- Absolutely no smoking of any kind! If there is an evidence of smoking (smell, ashes, etc.) you will be charged $250.
- Please be respectful to our bed sheets and towels. Towels are to be used only for their intended purposes. Any makeup/foundation, face medication, creams, and tanning products that stain our regular towels, as well as missing towels will result in additional charges. Guests are not to wash laundry belonging to the home. Our housekeeping team will inspect and proper wash all the laundry.
- $300 Smart Lock replacement if our smart lock equipment is damaged.

WILDLIFE:
It is well-known that there are many types of insects and small lizards in Florida. We have a pest control company that treats inside and outside of the property regularly to exterminate insects. Despite that, you may still expect to see them occasionally as they can get into the house after treatment through open doors or the previous guest’s shopping bags or luggage. Please clean food crumbs and garbage from the house daily in order to not attract insects and lizards into the house. Please keep all doors and windows closed at all times.

Please don't leave garbage bags outside of garbage bins, we have lots of raccoons and other wild animals present that might get to the garbage.

TRASH PICKUP: Regular garbage collection day is Monday and Recycle day is Friday. Enclose the regular garbage in trash bags and place in the bin with dark lid. Recycling trash does not need to be bagged. Please do NOT leave garbage bags outside of garbage bins, our garbage company does NOT pick up any loose items, only bins.

REPAIRS & SERVICE CALLS: We take pride in maintaining our house and perform regular maintenance to keep everything in good working order. It is impossible, however, to guarantee that all appliances, pool, etc. will be in working order 100% of the time. We can not be responsible for the acts of God, power outages, and weather events. We will, however, make every effort to correct any problem you encounter during your stay as soon as possible. Non-emergency maintenance issues will be handled during normal business hours. If you need emergency assistance for any reason, please contact us immediately. While we make every attempt to correct all issues as quickly as possible, no refunds will be made for mechanical failures of pool, appliances, electronics, or interruption/loss of utilities (including satellite TV, internet, etc). Any and all repairs to be made during your stay have to be approved by the guest before we allow a repair person in, unless the repair is of urgent circumstances, ie. water leaks, structural issues, and/or dangerous situations.
Please let us know immediately if something is malfunctioning so it can be rectified.

DURING YOUR STAY
We won’t be available in person during your stay, but we are only a phone call or text message away. We have people in place to deal with emergencies should they arrive.

RULES
Any house rules violation is ground for immediate termination of your stay, no refund will be issued in this case.

"Family-moon"
The house was clean and we loved the kids corner with toys for our 2 yr old. Even though the owner said the pool was clean it was still quite dirty with a film of dirt on the water and settlement on the bottom. There seemed to be little to no hot water in kitchen. No cable in the rooms or roku remotes to be able to watch something. The house was very hot and uncomfortable. They were having AC issues upon our arrival. We were told it was working fine, but it was miserably hot during our stay. We had to go purchase fans to make it slightly bearable. The dinning table chairs sink when you sit in them. I believe they have seen better days. The bed is practically broken in the spare room. It wobbles as you sit on it and creaks with every move. My two daughters slept in it just one night of our stay, but couldn't sleep due to the noise and fear of it breaking so they slept in the floor of the master bedroom where we had fans running. Rhe master bed just about sinks to the floor when you lay in it. The owner kept a lot of communication going. Seems a lil over protective of the home. The refrigerator drawers were held together with duct take and the door popped each time you opened it. I was afraid the door may fall off. The garbage was so full that we had nowhere to take trash out to. We made do for our stay because we needed a place to stay, but we wouldn't book this home again.

Perfect home for a family!
We 100% enjoyed our stay! The location was right where we wanted, close to family and not too far from Disney (25ish minute drive). 3 bedrooms, each had its own bathroom with was a nice surprise. The living room is open and set up perfectly to allow for the kids to play on one side with the toys and use the table while the adults were in the kitchen or on the couch watching tv or using the chairs in the kids space. Pool table was a plus with seating in the air conditioned garage, the adult stick could use a new head, there were also two kid sticks which our older two really enjoyed. The outside pool was clean and allowed for some time to cool off in this florida weather. Overall had a wonderful relaxing time at this home, would definitely stay again.
