-This is a quiet residential neighborhood and neighbors must be respected. You are welcome to come here and have fun but it must be done in a respectful manner. Any loud parties or disruptive behavior will result in a termination of your reservation.
-Must be 25 years of age to rent home.
-Pets are allowed but must be approved prior to booking. Pet fee applies and will be requested upon approval through booking system.
-No local bookings without 3 5 star reviews. Must get approval from manager prior to booking.
-Outdoor Quiet Hours are 10 PM Nightly and strictly enforced.
-Only registered guests are allowed at the house. The amount of people that you book the home for is the max allowed there WITHOUT PRIOR CONSENT FROM HOST.
-Maximum of 8 adult guests allowed on reservation.
-Absolutely no smoking in home. Smoking will result in a $1000 fine.

-This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals.
-Bedroom and Bedding must be stripped on all beds slept on before checkout.

* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.
(a) Time Change Policy: All requests for early arrival and/or late departure must be requested in advance and may not be possible based on the home’s cleaning, maintenance, and occupancy requirements and schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival request updates, and the day before your departure to get late departure request updates.
(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Health, Safety, and Security protocols by arriving to the property before receiving full authorization to occupy the property.
