Welcome to our beautifully crafted Palm Bay home, affectionately known as 'our Tree Home,' designed with families and pets in mind. Enjoy high-speed internet and blackout shades in each window for privacy and to block out the refreshing Florida sunlight whenever needed. Outside, relax in the Florida sunshine with lounge chairs and a gas grill, ideal for morning coffee or evening barbecues. We provide starter supplies for basic necessities to ensure your stay is comfortable.
The Space:
Prior to your check-in, you will receive a customized code, allowing you to access the property at any time, ensuring the home is ready and waiting for you.
Master Suite: As you enter, be greeted by the luxurious master suite on the left wing of the house. It features a king-sized bed, a 65-inch Roku TV, and a wall-to-wall closet. The ensuite bathroom is fully equipped with basic toiletries such as complementary shampoo, body soap, and a hair dryer, enhancing your spa-like experience.
Office Space/Receiving Area: Immediately to the left upon entry, this dual-purpose space serves as a practical office and a welcoming area for guests, complete with dog bowls and towels to make your furry friends feel at home.
Living Area: At the heart of the home, this area is designed to accommodate larger groups, featuring a 75-inch Roku TV and a basket filled with fresh beach towels for a day at our popular nearby beaches.
Queen Bedrooms: Located along the right wing, two elegantly furnished queen bedrooms offer privacy and comfort, each with its own closet and easy access to the shared bathroom.
Shared Bathroom: This modern, fully equipped bathroom in the hallway serves the bedrooms, stocked with complimentary spa-like toiletries.
Fully Equipped Kitchen & Dining Area: The open-concept kitchen flows seamlessly into the living area, perfect for large families to gather. It includes all necessary appliances, a coffee bar, and starter basics. The adjacent dining area features a spacious table ideal for family gatherings.
Play Room/Entertainment Area: Situated in a converted garage, the playroom is equipped with an AC split unit to keep the room cool year-round. Filled with games and a comfy couch by a 65-inch Roku TV, it’s perfect for both kids and adults.
Private Patio: Our expansive private patio is equipped with a swing, outdoor toys like cornhole, and a large table with ample chairs, ideal for grilling under the gazebo or gathering around the fire pit for s'mores. This fully fenced area is safe for pets and perfect for family fun.
Laundry Room: Just past the living room, you’ll find the laundry room equipped with a washer, dryer, iron, ironing board, and starter laundry supplies.
At 'our Tree Home,' your first dog stays for free! For additional pets, please contact us in advance for approval and potential fees.

Guess Access:
Guests have full access to our home, ensuring a private and enjoyable stay. You're welcome to use all the spaces and amenities, including the kitchen, living areas, bedrooms, and outdoor spaces. The only exception is one closet, reserved as the owner’s closet, which remains locked for storage purposes. All other areas are open for your use and enjoyment, allowing you to feel completely at home during your visit.

Additionally, we are conveniently located just 2 miles from Exit 173 off I-95, providing easy access to the wider area. Palm Bay Hospital is also just 2 miles away, while Melbourne Beach and downtown are a mere 10 miles. Melbourne Orlando International Airport is only 7 miles from our home, and the USSSA Space Coast Complex is 23 miles away, along with many other attractions.

SELF CHECK-IN: You'll receive a code for our easy self-check-in system using an electronic keypad. By booking, you agree to follow the instructions provided and to respect all house rules.
OCCUPANCY & GUESTS: The primary guest (aged 25+ or military with proof) must provide a valid ID upon booking the reservation. This property hosts a maximum number of guests as advertised, and all occupants must be declared upon booking.
CHECK-IN: Check-in is after 4:00 PM.
EARLY CHECK-IN: If you’d like to check in early, please request this at least 2 days in advance. If approved, a fee of $100 applies, and the earliest check-in time will be 10:00 AM. Please note, if early check-in hasn’t been approved, entering the property before 4:00 PM isn’t allowed while other guests or cleaners are still at the property.
CHECK-OUT: Please check out by 11:00 AM.
LATE CHECK-OUT: If you need a little extra time, you can request late check-out at least 2 days prior. If approved, a fee of $100 applies, and the latest check-out time will be 4:00 PM.
SOCIAL FUNCTIONS: Our home is meant for your relaxation. Please, no parties or events.
QUIET HOURS: We’re in a peaceful neighborhood. Please keep noise to a minimum between 10 PM and 7 AM. Please respect all local laws and homeowners association rules.
BOOKING CHANGES: Once you’ve checked in, changes to your booking (e.g., shortening your stay) will not be allowed. If an exception is approved, the cost will be prorated based on the actual daily rate for the shorter stay, as if it were booked initially. Please note that long stays often include discounts, which won't apply if the stay is shortened.
PARKING: Vehicles must be parked in designated areas and must not block neighbors' driveways.
PETS: We welcome dogs at our property. Dogs should stay off the furniture and be crated if left alone. Please pick up after your dog’s waste. Service animals are welcomed in accordance with state and local laws. No other types of animals are permitted.
PROPERTY CONDITION: If you notice something unsuitable upon arrival, please take a picture and inform us. By addressing this complaint, you authorize the host and/or its representatives to enter the property and resolve the issue to your standards. We do not need permission to access the property if there is something unsuitable that requires remedy. Moving furniture or causing damage may result in additional fees.
PROPERTY MAINTENANCE: Our property requires regular maintenance to keep it in great condition. If maintenance is needed during your stay, we appreciate your understanding and cooperation.
OWNER’S CLOSET: This closet is locked for personal use. Please do not attempt to access it.
AIR CONDITIONING: AC shall be kept no lower than 70 degrees Fahrenheit.
NO SMOKING: Smoking is only allowed in designated outdoor areas. Each person is responsible for picking up and properly disposing of cigarette butts.
SMART HOME TECHNOLOGY: We use smart devices to ensure everyone’s safety and compliance with house rules.
LOST PROPERTY: We’re not responsible for any lost or stolen items. Please check thoroughly before leaving.
CONFIDENTIALITY & REVIEWS: By booking, you agree to cooperate with us and not take any action to harm our business, including posting negative reviews without first attempting to resolve any issues with us directly.
AT YOUR OWN RISK AND DAMAGES, RESPONSIBILITY & CHARGES
All amenities provided on the property, including but not limited to the firepit, outdoor equipment, and other facilities, are used at the guest’s own risk. Any misuse of these amenities is the sole responsibility of the guest. The guest agrees to hold the host harmless for any injury, damages, or loss that may occur due to improper use or negligence.
Violations of these house rules may result in the guest's removal from the property without any refunds. Any damages to the property, including but not limited to broken items or negligence with amenities, will be fully charged back to the guest. These costs may include but are not limited to repair fees, cleaning fees, compensation to future guests, admin costs, loss of revenue, and legal expenses if applicable.
